We checked 40 cash home buyers and programs that appear in Elk Grove searches and lists against BBB files, Google reviews, their own terms and California law. Four made our ranking, each with an Elk Grove page of its own, and every company that did not rank is listed with its reason. Results for Elk Grove Village, Illinois are left out.

Every “we buy houses Elk Grove” company below passed both gates and scored at least 87.5 of 100, the lowest score on our California list. Only four did: Bobby Buys Homes sits 0.2 points above the bar and Darren Buys Homes Cash exactly on it. None is based in Elk Grove: Bridgehaven Homes lists a Rocklin address, Darren Buys Homes Cash is in Roseville, and Rework Cash Offers and Bobby Buys Homes are in Sacramento. Joe Homebuyer Sacramento scored 84.7 and is listed below. Each card shows the record, what we could not verify, and one question to ask before you sign.

Bridgehaven Homes, a corporation listed on BBB with the alternate name NMS Investment Corp. and CEO Shane Swanberg, is a cash buyer based in Rocklin with a BBB start of December 2017 that matches its site. It has the strongest record we checked for Elk Grove: 153 Google reviews, BBB accreditation with no complaints, a published offer formula, and a written 7-to-14-day close and no-fee line on its Elk Grove page. The trade-offs: its only address is listed as the Rocklin Post Office address, it names no mobile homes, its Elk Grove page does not address Mello-Roos, its pages give three different deal counts, and it also offers to list your house with an agent on its team. Ask them this before you sign: “Is NMS Investment Corp. the buyer on this contract, and is this a cash purchase rather than a listing with your agent?”

Rework Cash Offers, operated by Rework Properties Inc. with owner Pratik Pathapati, is a cash buyer based in Sacramento with a BBB start of June 2016 that matches its site. It explains its offer in plain words, covers every closing cost in writing and advertises a $5,000 close guarantee. The trade-off: a two-week floor, a private mailbox as its only address, and four of six property types named. Ask them this before you sign: “Will the $5,000 close guarantee your site advertises be written into this contract, and is Rework Properties Inc. the buyer of record?”

Bobby Buys Homes, operated by BJP Properties, LLC with CEO Robert Peterson, is a cash buyer based in Sacramento with a BBB start of May 2015 that matches its site. It has the second-largest review base among the ranked buyers, a written 10-to-14-day close with all costs paid, and five of six property types named. The trade-off: one BBB complaint, accreditation only since March 2025, and offer inputs but no formula. Darren Buys Homes Cash, operated by Nerradscali Corp with president Darren Brown, is a cash buyer based in Roseville with a BBB start of January 2012. It names all six California property types, publishes a symbolic offer formula and says in writing that it does not wholesale. The trade-off: “Since 1992” on its site against a 2012 BBB start, 32 reviews, and an owner who is also a licensed broker. Selling an Elk Grove home for cash means Sacramento County’s transfer tax with no city tax on top, a Mello-Roos special tax that stays with many newer houses, and disclosure rules that do not go away in an as-is sale. None of the four ranked buyers is based in Elk Grove.
How much do cash buyers pay in Elk Grove?
All four ranked buyers explain how they price, and none publishes an offer percentage. Bridgehaven Homes’ Elk Grove page says its offers are “formulated based on the after-repair market value”; Rework Cash Offers and Darren Buys Homes Cash describe after-repair value minus repairs, costs and a margin; Bobby Buys Homes names its inputs but no formula. Many investors screen deals with the 70% rule, a formula, not a measured offer.
Compare net to net, never a cash price against a listing net. A cash sale saves the commission, but you still pay the county transfer tax and, by custom in Sacramento County, escrow and the owner’s title policy.
The purchase price and every deduction from it
County transfer tax: $1.10 per $1,000 of price anywhere in Sacramento County ($610.50 at a $555,000 price). The county says either the buyer or the seller pays, by agreement; Chicago Title’s 2026 guide lists it as a seller cost by custom
No city tax on top: the county’s FAQ says “In Sacramento County, only the City of Sacramento has established a City Transfer Tax”, and that cities opting in receive half of what the county collects in the city. So Elk Grove’s share is part of the $1.10 per $1,000, and a City of Sacramento cost sheet will overstate an Elk Grove sale
Escrow and the owner’s title policy: customarily paid by the seller in Sacramento County; your contract decides
Mello-Roos special tax, if your home is in a district: it stays with the house, so ask how the buyer’s number treats any installment due at closing
The closing date, and what lets the buyer reprice or walk away
How the Elk Grove market affects a cash sale
We could not get an Elk Grove median sale price from a primary source, so the price figures below are for Sacramento County. Each figure names its source and period, and we never combine two data series in one sentence.
The county figure likely understates a typical Elk Grove home. In 2024 Census survey data, the median value of an owner-occupied home in the City of Elk Grove was $648,700.
The median price of an existing single-family home in Sacramento County was $555,000 in September 2026, up 2.8% from a year earlier, per the California Association of Realtors.
Sacramento County listings spent a median 45 days on market in September 2026, per Realtor.com data.
All-cash purchases were 22.2% of Sacramento-Roseville-Folsom metro sales from January to April 2026, per Realtor.com; that is a four-county figure, not Elk Grove’s own.
The median Elk Grove home was built in 2001, per 2024 Census survey data.
About half of Elk Grove homes (52.5%) were built in 2000 or later, per our calculation from 2024 Census survey data.
About 10% of Elk Grove homes were built before 1980, per our calculation from 2024 Census survey data.
About 25% of occupied homes in Elk Grove are rented, per our calculation from 2024 Census survey data.
Elk Grove homeowners paid a median $5,487 a year in real estate taxes, per 2024 Census survey data.
Elk Grove traps that change the deal
A few local rules and the age of the city’s housing shape what an Elk Grove cash buyer will pay and how fast it can close. The City of Elk Grove’s own pages blocked our checks on November 2, 2026, so where a point rests on a company’s page, we say so.
Mello-Roos districts: much of Elk Grove was built after 2000, and Rework Cash Offers’ Elk Grove page lists several city Mello-Roos districts. We could not open the city’s own district page to confirm them. A district’s special tax is on your property tax bill and stays with the house. Ask the city or your escrow officer whether your parcel is in one before you price the house, and ask any buyer, cash or not, to show the special tax in its numbers.
Mello-Roos notice: California law asks a seller of a home subject to a continuing Mello-Roos lien to make a good-faith effort to get the special-tax notice from the levying agency and give it to the buyer (Civil Code 1102.6b). Ask your escrow officer to order it early.
Vacant houses: Rework Cash Offers’ Elk Grove page says the city requires an empty house to be registered for $10, renewed every year, unless it is listed with an agent. We could not open the city’s page to confirm this. If you inherit an empty Elk Grove house, ask the city what applies before it sits.
Tenants: a sale does not end a lease, and statewide just-cause rules can apply after 12 months (Civil Code 1946.2). Ask any cash buyer how it plans to handle your tenant.
Flood risk: check your parcel on the FEMA flood map and in your Natural Hazard Disclosure before you price the house.
Explore available offers and review the details at your own pace.
Does Opendoor buy houses in Elk Grove?
It says it does. Its Elk Grove page says you can close in 21 to 60-plus days and that its service fee is competitive with agent commissions, without a percentage. It lists mobile and manufactured homes as not eligible. Its page describes the county transfer tax as sometimes joined by a city tax, without saying that Elk Grove adds none.
Sundae lists Sacramento as a market without naming Elk Grove, and works as an investor marketplace, not a single buyer. Offerpad lists no California market, HomeGo lists only Los Angeles in California, and Express Homebuyers lists no California location. HomeVestors’ own pages blocked our check.
Direct buyer or wholesaler in Elk Grove?
California has no law written for wholesaling, and a 2026 bill to license wholesalers, AB 1850, was held in committee. Marketing someone else’s home for a fee without a license can break the state’s broker law, though how that applies to a contract assignment is unsettled (Business & Professions Code 10131).
Darren Buys Homes Cash says “No call centers. No wholesalers.” Rework Cash Offers says “We pay with our own cash”. Bridgehaven Homes’ footer says “We are not real estate agents”, while its FAQ offers to list your house “with an agent on our team on the open market”. We found nothing on assignment. Ask whether you are getting a cash purchase or a listing, whether anyone is acting as your agent, and who will be on the deed.
The site that ranks first in search for “we buy houses Elk Grove” is a national network of investors, not a single buyer, and is listed below.
What the seller owes before closing
A cash buyer can speed up the money, but California disclosure duties still apply in an as-is sale.
Transfer Disclosure Statement and Natural Hazard Disclosure; delivery “may not be waived in an ‘as is’ sale” (Civil Code 1102.1). If delivered late, the buyer may terminate within 3 days, or 5 by mail or email (1102.3). Sales by an executor, administrator or trustee administering an estate or trust are generally exempt (1102.2).
In a high or very high fire hazard severity zone: defensible-space documentation (Civil Code 1102.19) and, for homes built before 2010, a fire-hardening notice (1102.6f)
A written statement that the home has an operable smoke alarm (Health & Safety Code 13113.8) and that the water heater is braced (19211)
Federal lead paint disclosure for homes built before 1978, including as-is cash sales (EPA)
Do I need a lawyer to sell my house for cash in California?
No law requires one. California sales close through escrow, run by an escrow company licensed by the Department of Financial Protection and Innovation or by a title company (Financial Code 17200). It is worth hiring a lawyer for a probate sale, a home in foreclosure or a contract the buyer wrote.
Most sellers have no cooling-off right. The FTC Cooling-Off Rule excludes real estate. California’s exceptions are a home in foreclosure, covered in the next section, and, until January 1, 2027, a sale signed after an unsolicited offer in 15 fire-affected ZIP codes (Civil Code 2079.26); otherwise, once you sign, the contract is your protection.
Selling a California home in foreclosure
Most California mortgages foreclose without a court. A servicer must contact an owner-occupant, or try to, at least 30 days before recording a notice of default (Civil Code 2923.5), then wait at least three months (2924) and post a notice of sale at least 20 days ahead (2924f). In our reading that is about four months at the earliest. You can reinstate until five business days before the sale (2924c), and there is no right to buy the home back after a trustee sale.
Once a notice of default is recorded on your owner-occupied home, an investor buying it must use a written contract with a cancellation notice, and you can cancel until midnight of the fifth business day (Saturdays count) or 8 a.m. on the sale day, whichever comes first (Civil Code 1695.4). Until then the buyer cannot take a deed, record anything or pay you (1695.6).
Since 2025, a listing with a California broker or a signed purchase contract that pays off your loans can postpone the sale about 45 days, once for each, if the trustee receives it at least five business days before the sale (2924f(e)). Paid foreclosure consultants cannot charge before finishing the work, take a deed or power of attorney, or buy your home, and must register with the Attorney General (Civil Code 2945.4, 2945.45).
Property types that change the deal
Probate, tenants, unpermitted work, mobile homes and wildfire shape what a California cash buyer will pay and how fast it can close.
Inherited homes: a primary residence worth up to $750,000 may pass by court petition instead of full probate (Probate Code 13151), and real property worth up to $69,625 by affidavit (13200), for deaths since April 1, 2025 (Judicial Council). In a court-confirmed probate sale, your accepted offer can be topped in court by a bid at least 10% higher on the first $10,000 and 5% on the rest (Probate Code 10311).
Prop 19: an inherited home that does not become the child’s principal residence is usually reassessed, which is one reason many heirs sell (Board of Equalization)
Tenants: a sale does not end a lease; the seller must transfer the deposit to the buyer or refund it, and tell the tenant in writing (Civil Code 1950.5), and statewide just-cause rules can apply after 12 months (1946.2)
Unpermitted ADUs built before 2020: an owner can often ask to delay enforcement for five years if the fix is not needed for health and safety (Health & Safety Code 17980.12), so ask your city before accepting a steep discount
Mobile homes in a park: the park can screen the buyer but must give its standards within 15 days and decide within 15 business days of a complete application (Civil Code 798.74)
Fire-affected areas: until January 1, 2027, no one may make an unsolicited offer on a home in 15 listed Los Angeles and Ventura County ZIP codes, including parts of Pacific Palisades, Malibu and Altadena, and a seller who signs after one can cancel within four months (Civil Code 2079.26)
Selling in different parts of Elk Grove
We do not count buyers by neighborhood. What changes across the city is the age of the house, whether it sits in a Mello-Roos district and whether a tenant comes with it.
Old Town and the Elk Grove Boulevard core: the city’s oldest housing, where a repair-heavy as-is sale is most likely, so get each buyer’s repair figure in writing
Newer tracts such as East Franklin, Laguna Ridge and Poppy Ridge: check for a Mello-Roos special tax before pricing; a house in good condition is more likely to net more when listed
Anywhere with a tenant: the lease moves to the buyer, so ask how the buyer will handle it
A mobile home: of the four ranked buyers, only Darren Buys Homes Cash names them, and Opendoor does not buy them
When a cash sale is the wrong call
A cash sale wins when time, condition or certainty matter more than price, and loses when you can wait. In our worked example, an Elk Grove home valued at the Sacramento County median of $555,000 after repairs and needing $40,000 of work (our assumption) nets about $347,500 from a 70%-formula cash offer after about a month, $486,500 from listing as-is at $515,000 after about 3 months, and $483,200 from renovating and selling at $555,000 after about 5 months. Each column pays the county transfer tax and costs of $603 a month; the listing paths also pay a 5.08% commission (Clever survey, August 2026, 50 California agents).
That gap of about $138,900 is the price of speed in this example, paid to save roughly two months. It uses a county figure that likely understates a typical Elk Grove home, and it leaves out escrow, the owner’s title policy, HOA fees and any Mello-Roos installment due. The median mixes homes in every condition, so treat it as a simplification. The calculator above sets the as-is price at 90% of the median and the cash price at 90% of that, so only its repair-and-list figure matches this example.
Cash tends to win for an older house with deferred repairs, an inherited house heirs cannot carry, a rental whose tenant stays or a home in foreclosure. It tends to lose for a newer, move-in-ready home whose owner can wait about three months, which describes much of Elk Grove.
Deed fraud in California and where to report it
Knowingly recording a forged or false document is a felony in California, and a court can void the forged instrument after a conviction (Penal Code 115). By January 1, 2027, every county must mail owners a notice within 30 days when a deed or deed of trust is recorded on their property (Government Code 27297.7). Some counties already offer alerts; the Department of Real Estate lists them. A notice is an alert, not a block.
If your home sold at a trustee sale for more than you owed, claim the surplus from the trustee yourself; only your own lawyer may charge to help (Civil Code 2945.1, 2945.4). After a tax sale you have one year from the tax deed’s recording to claim excess proceeds from the county at no cost (Revenue & Taxation Code 4675).
Report unlicensed brokerage or predatory offers to the Department of Real Estate at (877) 373-4542, equity-purchase and rescue scams to the Attorney General at (800) 952-5225, escrow problems to the Department of Financial Protection and Innovation at 1-866-275-2677, forged deeds to your county District Attorney, and fraud to the FTC at ReportFraud.ftc.gov.
A buyer for a home in foreclosure whose contract has no cancellation notice, or who asks you to sign a deed before your five business days end
Deeding your home in foreclosure to someone with a promise you can buy it back, which California presumes is a loan, or a rent-back with a repurchase promise
Upfront fees, a power of attorney or a lien to “save” your home
Promises of “all cash, a quick closing, a hassle-free transaction, a pre-closing cash advance”, or vagueness when you ask questions (DRE)
A buyer who says you can skip the disclosures because the sale is as-is
Wire instructions that change by email; call the escrow officer at a number you found yourself
A claim that a cash sale nets more than listing; the FTC’s 2022 Opendoor order treated that claim as deceptive when unsupported

Our methodology
Every ranked company passed two pass/fail gates, then scored at least 87.5 of 100, the lowest score on our California list, across six checks. We rank by score, not size, and publish every company that did not make the list.
Gate 1 (pass/fail): a named legal entity on the company’s site or BBB file
Gate 2 (pass/fail): a physical address on at least two of site, BBB and Google, with no conflicting address
Founding date, 15 points: 15 for a third-party date with no conflicting claim, 7.5 when the company’s claim conflicts with the record, 0 with no third-party date
Reviews, 20 points: Google count of 100+ earns 20, 30 to 99 earns 15, 10 to 29 earns 10, under 10 earns 0
BBB file, 15 points: 15 for A+ and accredited, 10 for A+ not accredited, 5 for Not Rated or a lower letter grade, 0 for no BBB file, minus 2 per complaint in three years, never below 0
Closing timeline and fees in writing, 15 points: 15 for a day count plus a fee policy, 10 for a fee policy plus a timeline without a day count, 7.5 for only one of the two, 0 for neither
Offer method, 15 points: 15 for a formula or worked example, 8 for named inputs, 3 for “fair offer” only
California property types, 20 points: the share of six named on the company’s own pages (fire or wildfire damage, foundation or earthquake damage or unpermitted additions, tenant-occupied, probate or inherited, liens or back taxes, mobile or manufactured homes)
Ties: the company with fewer unresolved record conflicts ranks higher, then the one with more Google reviews
City bar: 87.5 of 100, the lowest score on our California list; we rank fewer rather than lower it. A company ranks only if its own site has a page or sentence naming Elk Grove; a city list alone does not count. Location is not scored when the company’s own site says it buys in Elk Grove
No company paid to be included or ranked. A company whose own site makes a trust or business-model claim contradicted by a third-party record or its own terms is held until resolved. Google ratings were pulled on November 2, 2026; Darren Buys Homes Cash sits exactly on the bar and keeps its review points only while it has 30 or more Google reviews, and Bobby Buys Homes sits 0.2 points above it, so Darren drops off below 30 Google reviews, and one more BBB complaint drops Bobby. Deal volumes are company-stated and were not matched to deed records. We did not search Secretary of State records, DRE licenses or court records for this update, so “no complaints” means none in the BBB file.
The buyers we checked and did not rank
36 companies and programs did not make the list, most for a reason you can check in two minutes. We state the record conflict, never a motive.
Property Sales Group (BKSP Property, LLC, Sacramento)Held. Its Roseville page says “We’re BBB Accredited with an A+ rating”; its BBB file, checked November 2, 2026, says “This business is NOT BBB Accredited.” and shows an A+ rating with a 2014 start and no complaints. It has an Elk Grove page, which makes no BBB claim, and 77 Google reviews. We hold it until the claim is corrected.
Joe Homebuyer Sacramento (Roseville)Passed both gates and scored 84.7, below our California bar of 87.5.
