We checked 51 Missouri cash home buyers and programs against BBB files, Google reviews, their own terms and Missouri law. Eight made our ranking, six in the St. Louis area and two in Kansas City, and every company that did not rank is listed with its reason.
Looking to sell my house fast in Missouri? These eight cash home buyers in Missouri scored highest on our checks and are ranked by rubric score, not size. FasterHouse and Rex Buys KC tie at 96.7 of 100; FasterHouse ranks first on review count.

Transfer tax (none in Missouri)
$0.00 / $1,000
Missouri has no state real estate transfer tax; Missouri Constitution art. X, §25 (2010) bars new state or local ones
Selling a Missouri home for cash means no state transfer tax, a closing usually handled by a title company, and, since August 2026, a 14-day written disclosure from any wholesaler who plans to sell your contract. Ranked buyers are in the St. Louis area and Kansas City.
How much do cash buyers pay in Missouri?
Six ranked buyers describe a formula. FasterHouse subtracts repair costs and a contingency from after-repair value, KC Property Connection subtracts renovation, its selling costs and its minimum profit with a worked example, and Freedom Path Investors shows a worked example too. Rex Buys KC, Chris Buys Homes in St. Louis and Einstein describe a value-minus-repairs method in words. None publishes an offer as a share of your home’s value.
Compare net to net, never a cash price against a listing net. Missouri has no transfer tax, so a cash sale saves the commission, but you may still pay the owner’s title policy and closing fees, depending on your contract.
The purchase price and every deduction from it
Transfer tax: none; the Missouri Constitution bars new state or local taxes on real estate sales, and we found no existing local one
The owner’s title policy: sellers often pay it by custom, but your contract decides
Any city occupancy inspection: many St. Louis-area cities require one on a sale, and some, such as Florissant, let the buyer handle it after an as-is sale
The closing date, and what lets the buyer reprice or walk away
How the Missouri market affects a cash sale
Missouri prices are still rising while pending sales fall. Each figure below names its source and period.
The median sale price of an existing single-family home in Missouri was $289,900 in September 2026, up 3.6% from a year earlier, with homes spending 44 days on market, per Missouri REALTORS. Data from Missouri REALTORS® in partnership with the multiple listing services across the state.
In the same report, closed sales fell 2.5% and pending sales 9.5% from a year earlier.
In Greene, Christian and Webster counties, the median sale price was $289,500 in September 2026, up 5.3%, per the Greater Springfield Board of REALTORS.
Missouri had one of the highest all-cash shares of any state in early 2026, 42.0%, per Realtor.com.
In the same Realtor.com report, all-cash purchases were 38.9% of Kansas City-metro sales and 37.5% of St. Louis-metro sales from January to April 2026, against 31.4% nationally.
Missouri had 2,749 properties with a foreclosure filing in the first half of 2026, up 32% from a year earlier, per ATTOM.
Missouri’s new wholesaler and rent-back rules
Since August 28, 2026, a wholesaler who plans to sell its contract on your home must give you a separate, signed disclosure in bold type at least 14 calendar days before you sign the purchase contract. It must say the wholesaler does not represent you, may assign the contract without your consent and may be paying below market value. If it does not, you can cancel before closing and keep its earnest money (RSMo 407.3600). The law requires a disclosure, not a license.
Since the same date, a buyer who offers to let you rent your home back after the sale must give you a one-page written warning at least 14 days before you sign and cannot take the deed until 30 days after you sign (RSMo 442.920). A violation can cost the buyer $10,000 in statutory damages to you.
Rex Buys KC and Klamen Real Estate Group say in writing that they are not wholesalers, and Einstein says it buys with its own funds. Ask every buyer in writing whether it will close in its own name or assign the contract, and if it will assign, where its 14-day disclosure is.
A clearer view of your cash-buyer options.

What the seller owes before closing
In Missouri much is left to the contract and to each city, so check both before you sign.
No state seller disclosure form, but you must disclose in writing if you know the home was used to make meth (RSMo 442.606), and hiding a known defect can still lead to a fraud claim
Federal lead paint disclosure for homes built before 1978, including as-is cash sales (EPA)
If you are married, the deed must state your marital status, and both spouses should sign (RSMo 442.130, 474.150)
A city occupancy or re-occupancy inspection in many St. Louis-area municipalities; there is no statewide rule, so ask your city and put who pays in the contract
A credit for this year’s property taxes up to closing, and any HOA payoff
Do I need a lawyer to sell my house for cash in Missouri?
We found no Missouri law that requires one. Most Missouri sales close at a title company, so ask which licensed title company will close and call it yourself on a number you look up. A lawyer is worth hiring for an estate, a tax-sale house or a contract the buyer wrote.
If you pay someone to stop or delay a foreclosure, Missouri gives you three business days to cancel that contract, and the consultant cannot charge you before the work is done or ask you to sign a deed (RSMo 407.937, 407.938, 407.940). That right covers foreclosure-help contracts, not an ordinary sale to a cash buyer.
Foreclosure in Missouri moves fast
Most Missouri foreclosures happen out of court. The lender must mail notice at least 20 days before the sale (RSMo 443.325) and publish it in a local newspaper. You can buy the home back within a year only if the lender itself bought it at the sale, you gave written notice at or shortly before the sale, and you posted a court-approved bond within 20 days (RSMo 443.410, 443.420). In practice, that right is rarely usable.
Missouri has no law barring a lender from suing for the shortfall after a sale, so a sale that pays off the loan first can matter. Under state law, tenants of a foreclosed home get at least 10 business days’ written notice to leave.
Does Opendoor buy houses in Missouri?
Opendoor’s help center says it operates in every postal code in the lower 48 states, and its Springfield page lists Kansas City, St. Louis, Columbia and other Missouri cities and says you can close in 21 to 60-plus days. It publishes no fee percentage.
HomeGo lists Kansas City and St. Louis markets and says properties are generally resold simultaneously, as-is, to a non-affiliated entity. Offerpad, Sundae and Express Homebuyers list no Missouri market, and HomeVestors and Joe Homebuyer pages blocked our check.
Property types that change the deal
Inherited homes, tax sales and manufactured homes shape what a Missouri cash buyer will pay and how fast it can close.
Inherited homes: if the estate is worth $40,000 or less after debts, heirs can often use a small estate affidavit instead of full probate (RSMo 473.097); if the owner recorded a beneficiary deed, the house may pass without probate (RSMo 461.025). A will alone does not let you sell until it is probated.
Tax sales: in most counties you have one year after a first or second offering to redeem, and you must redeem before selling (RSMo 140.340, 140.405). Surplus from the sale is paid to lienholders and then to you, but in most counties claims go to the county commission, with a 90-day filing window after redemption ends and unclaimed money going to the county school fund after three years, so check the deadline with your county early (RSMo 140.230). The City of St. Louis and some counties, including Jackson County, run different tax-sale systems.
Manufactured homes: a home with a Department of Revenue title is not part of the land until an affidavit of affixation is recorded and the title surrendered (RSMo 700.111)
Tenants: deposits are capped at two months’ rent, and wrongful withholding costs twice the amount (RSMo 535.300); no statute says who owes the deposit after a sale, so put it in the contract
When a cash sale is the wrong call
A cash sale wins when time, condition or certainty matter more than price, and loses when you can wait. In our worked example, a Missouri home worth $289,900 after repairs (the Missouri REALTORS single-family median, September 2026) and needing $40,000 of work (our assumption) nets about $162,400 from a 70%-formula cash offer after about a month, $234,400 from listing as-is at $249,900 after about 3 months, and $231,200 from renovating and selling at $289,900 after about 5 months. There is no transfer tax; each column carries costs of $486 a month (median taxes from the 2024 American Community Survey plus NerdWallet’s Missouri insurance sample). The listing paths also pay a 5.61% commission (Clever survey, August 2026, a Midwest regional sample).
The gap between listing as-is and the cash offer, about $72,000, is the price of speed in this example. It leaves out the owner’s title policy, closing fees and any occupancy inspection. The median mixes homes in every condition, and the 70% figure is an investor rule of thumb, not a measured Missouri offer. The calculator above sets the as-is price at 90% of the median and the cash price at 90% of that, so at its default inputs only its repair-and-list figure matches this example.
Cash tends to win for foundation movement or a wet basement you cannot fund, a tax-sale redemption deadline, an inherited house, a manufactured home or a tenant you cannot remove. It tends to lose for a move-in-ready house when you can wait a few months.
Deed fraud in Missouri and where to report it
Filing a fake deed is a felony in Missouri, and an owner can ask the county court to rule a fraudulent filing invalid, with a first hearing within 20 business days (RSMo 570.095). The City of St. Louis Recorder, Jackson County and Greene County offer property fraud alerts that tell you when a document is recorded under your name; an alert does not stop a fake deed, but it tells you fast.
Report deceptive buyers, a missing wholesaler disclosure or a rent-back without the 14-day warning to the Attorney General’s consumer protection hotline at 800-392-8222, licensed-agent problems to the Missouri Real Estate Commission at 573-751-2628, a forged deed to the sheriff or police and the prosecutor, and fraud to the FTC at ReportFraud.ftc.gov.
A buyer who plans to assign your contract but gives you no separate 14-day wholesaler disclosure
A “save your home” service that wants a fee up front, a power of attorney or a deed
A rent-back offer with no 14-day written warning, or a push to record the deed in under 30 days
A buyer who won’t name the title company, or asks you to sign a quitclaim deed outside a closing
A tax-sale surplus “recovery” pitch that asks you to sign over the money before you check with the county
An offer that leaves your mortgage in your name; it is not a cash sale

Common questions
Our methodology
Every ranked company passed two pass/fail gates, then earned up to 100 points across six checks. We rank by score, not size, and publish every company that did not make the list.
Gate 1 (pass/fail): a named legal entity on the company’s site or BBB file
Gate 2 (pass/fail): a physical address on at least two of site, BBB and Google, with no conflicting address
Founding date, 15 points: 15 for a third-party date with no conflicting claim, 7.5 when the company claims an older history than the record, 0 with no third-party date
Reviews, 20 points: Google count of 100+ earns 20, 30 to 99 earns 15, 10 to 29 earns 10, under 10 earns 0
BBB file, 15 points: 15 for A+ and accredited, 10 for A+ not accredited, 5 for Not Rated or a lower letter grade, 0 for no BBB file, minus 2 per complaint in three years
Closing timeline and fees in writing, 15 points: 15 for a day count plus a fee policy, 10 without a day count, 7.5 for only one of the two, 0 for neither
Offer method, 15 points: 15 for a formula, a worked example or a value-minus-repairs method stated in words, 8 for named inputs, 3 for “fair offer” only, 0 for nothing
Missouri property types, 20 points: the share of six named on the company’s own pages (foundation, basement-water or structural damage; inherited or probate; tenant-occupied; liens or back taxes; fire or water damage; mobile or manufactured homes)
Ties: the company with fewer unresolved record conflicts ranks higher, then the one with more Google reviews
No company paid to be included or ranked. A company whose own site makes a trust or business-model claim contradicted by a third-party record or its own text is held until resolved. Google figures are Google Maps data snapshots with their dates; deal volumes are company-stated and were not matched to deed records. We did not search Secretary of State records, Real Estate Commission licenses or Case.net for this update, so “no complaints” means none in the BBB file.
The buyers we checked and did not rank
43 companies and programs did not make the list, most for a reason you can check in two minutes. We state the record conflict, never a motive.
Chris Buys Homes in Kansas CityHeld. Its FAQ says “We’re a BBB Accredited Business with an A+ rating”; BBB rates it A-, citing three complaints. BBB and its site also list different addresses.
HomeLink Properties (Springfield)Held. Its site says it buys with its founder’s own funds, “so there is no assignment fee and no middleman”, while its own author bio says the founder “specializes in wholesaling”.
Ozarks House Buyers, Best Offer KC, Fast Lane Real Estate, Evervest, KC Cash Real EstatePassed both gates but scored 83 or less: offer inputs only, fewer property types, BBB complaints, founding-year conflicts or no Google rating. Ozarks House Buyers (83) is the best Springfield buyer we found.
Core Properties, KC Property Guys, House Fox Buys KC, HouseMaxAddress conflict: their site, BBB file or Google listing give different street addresses (HouseMax’s own site gives two).
St. Louis Homebuyers, We Buy Cash KC, Direct Home Offers KC, I Buy STL, Clear Sailing Properties, Turnkey Property USA, Mastiff Home Buyers, House Sold Easy, STL Pro Homebuyers, Trio Realty PartnersWe found a street address on fewer than two of the company’s site, BBB file and Google listing, so we could not confirm one office.
KC Cash For Homes, We Buy Houses Columbia, Springfield Home Buyers, Guy That Buys Homes, As-Is Cash Offer KC, Offer HouseNo legal entity named on the company’s own site, and none confirmed on BBB (a sole proprietorship, no file found, or a file we did not open).
East West Properties, Bird River Properties, Shawn Buys Houses KC, CoMo Home Buyers, Stewardship PropertiesUnverified: their sites did not respond or could not be read, or we did not pull their BBB and Google records.
Simply Sold REOut of market: its own site says it concentrates on the northeastern US.
Offerpad, Sundae, HomeGo, Express HomebuyersNational platforms; covered in our Opendoor section. Offerpad, Sundae and Express list no Missouri market.
HomeVestors (We Buy Ugly Houses), Joe Homebuyer, WeBuyHouses.comFranchise systems and a network; HomeVestors and Joe Homebuyer pages blocked our check, and WeBuyHouses.com is a lead form, not a single buyer.
Clever Offers, HomeLight Simple SalePublishers’ own offer programs that rank themselves; not buyers.
