Every “we buy houses Long Beach” company below passed both gates and scored at least 87.5 of 100, the lowest score on our California list. Only four did, three of them exactly on the bar. Each has a Long Beach page of its own, but none is based in the city; John Medina Buys Houses, in San Pedro, is the closest. Each card shows the record, what we could not verify, and one question to ask before you sign.

Eazy House Sale, a corporation with president Geremy Shigeo Yamamoto, is a cash buyer based in West Covina with a BBB start of January 2011. It has the highest score on this page and a Long Beach page that names fourplexes, old Craftsman homes and condos with special assessments coming due. It publishes a written formula that states its own selling-cost assumption, a 7-to-60-day closing window and a no-fee policy, and names five of six California property types. The trade-off: accreditation only since January 2026, exactly 30 reviews, a licensed principal, and an office about 25 miles away in West Covina. Ask them this before you sign: “Which entity signs as buyer, Eazy House Sale or Yamamoto Equity, and what minimum profit did you subtract in my offer?”

John Medina Buys Houses, listed by BBB as a limited liability company with alternate name MPC Inc and president John Medina, is a cash buyer based in San Pedro that says it buys directly. It has eleven years of accreditation, no BBB complaints in the last three years, 92 reviews, all six California property types and an offer formula built around legalizing unpermitted work. Its San Pedro office is the closest of the four to Long Beach, and its Long Beach page names the city’s Code Enforcement Bureau and says it buys older homes “as-is,” foundation and termite issues included. The records conflict on its age: 2013 on its site, 2014 and 2012 on BBB, and 2015 on Google. Ask them this before you sign: “Are you buying my house yourselves, or is anyone on your team acting as a listing agent, and will the $1,000 on-time close guarantee be in the contract?”

Casey Buys Houses, listed by BBB as a limited liability company with alternate name CJ Capital Group LLC and president Casey TeVault, is a cash buyer based in Diamond Bar with a BBB start of September 2013. It is the most open of the four about its model: it publishes a formula with a stated 10% selling-cost input, names all six California property types and says in writing that it sometimes assigns contracts to an investor partner. The trade-off: “over 18 years” on its site against a 2013 BBB start, accreditation only since July 2025, a licensed owner, and the chance that your buyer at closing is someone else. For a Long Beach landlord whose tenant stays, that matters: the end buyer inherits the tenancy. Its office is about 30 miles from Long Beach. Ask them this before you sign: “Will CJ Capital Group LLC close this purchase itself, and if you assign it, will the contract name the assignee and keep my price and closing date?”

Mrs. Property Solutions, with CEO Cristina Ortega, is a cash buyer based in Pasadena with a BBB start of January 2017. It names all six California property types, explains its offer in plain words and pays standard closing costs. It has the most unresolved records among the ranked four: “Inc.” on its site against a sole proprietorship on BBB, 2016 against 2017, and accreditation only since May 2026. Ask them this before you sign: “Which legal entity is the buyer on this contract, and can you show me its Secretary of State filing?”

Selling a Long Beach home for cash means Los Angeles County’s transfer tax with no city tax on top, a garage resale report if your home is in the city’s parking impacted area, and tenant and disclosure rules that do not go away in an as-is sale. None of the four ranked buyers is based in Long Beach.
How much do cash buyers pay in Long Beach?
All four ranked buyers publish how they price, and none publishes an offer percentage. Eazy House Sale and Casey Buys Houses publish the same formula and say their selling costs run about 10% of after-repair value; that is a cost they subtract, not an offer. John Medina Buys Houses’ homepage says cash buyers “typically offer between 70% and 85%” of after-repair value, a line about buyers in general, not its own offers. Many investors screen deals with the 70% rule, a formula, not a measured offer.
Compare net to net, never a cash price against a listing net. A cash sale saves the commission, but you still pay the county transfer tax and, by custom in Los Angeles County, half of escrow and all of the owner’s title policy.
No city transfer tax: the Recorder lists five Los Angeles County cities with their own rates, and Long Beach is not one of them. Measure ULA’s 4% and 5.5% taxes apply only in the City of Los Angeles, not in Long Beach
Escrow and the owner’s title policy: by custom in Los Angeles County, sellers split escrow with the buyer and pay the owner’s title policy; your contract decides

How the Long Beach market affects a cash sale
We could not get a Long Beach city median sale price from a primary source, so the price figures below are for Los Angeles County as a whole. Each names its source and period, and we never combine two data series in one sentence.
The county figure likely overstates a typical Long Beach home. In 2024 Census survey data, the median value of an owner-occupied home in the City of Long Beach was $849,500, below Los Angeles County’s $866,500.
The median price of an existing single-family home in Los Angeles County was $994,670 in September 2026, up 1.2% from $983,230 a year earlier, per the California Association of Realtors.
In the same report, Los Angeles County’s unsold inventory index was 4.0 months.
Los Angeles County listings spent a median 56 days on market in September 2026, against 57 a year earlier, per Realtor.com data.
All-cash purchases were 23.8% of Los Angeles-Long Beach-Anaheim sales from January to April 2026, below the US share of 31.4%, per Realtor.com.
BatchData, a commercial data vendor, counted 4,702 Los Angeles County properties in pre-foreclosure in the 12 months to July 2026, about a quarter of California’s 19,629.
About 59% of occupied homes in the City of Long Beach are rented, per our calculation from 2024 Census survey data.
About three in four Long Beach homes were built before 1980, and about half before 1960, per our calculation from 2024 Census survey data.
Long Beach traps that change the deal
A few city rules shape what a Long Beach cash buyer will pay and how fast it can close. Where a rule is the city’s own, we quote what the city’s page says.
Tenants: a sale does not end a lease. The city’s tenant and landlord page says its Just Cause for Termination of Tenancies Ordinance works alongside the state’s AB 1482 and protects tenants who have lived in a unit for 12 months or more. Per that page, a no-fault termination to demolish or substantially remodel entitles the tenant to $4,500 or two months’ rent, whichever is greater, and other no-fault terminations to one month’s rent. The page lists single-family homes and condominiums owned by a natural person, not a real estate investment trust, corporation or LLC, as exempt. Ask any cash buyer how it plans to handle your tenant.
Garage resale report: the city’s Garage Resale Program requires an owner selling a residential building in the designated parking impacted area to sign off on a report on its legally required off-street parking; outside that area the program does not apply. The city says a report can take up to five business days. From October 1, 2026, the fee schedule lists $125 for one or two units, $136 for three and $12 for each unit after that. Check the parking impacted area map for your address.
Methane zone: the city’s Building and Safety Bureau reviews methane gas mitigation for projects inside the city methane zone, so a buyer planning to add a unit or rebuild may price that in. Check the methane zone map for your parcel.
Older homes: about half of Long Beach homes were built before 1960. A cash sale does not skip the federal lead-paint disclosure for a home built before 1978.
Deed alerts: the Los Angeles County Recorder mails owners copies of recorded documents that change ownership or show a loan against the home. To get an email as well, create a profile on the county Assessor’s portal and opt in for e-Notification. For help, call the Department of Consumer and Business Affairs at (800) 593-8222.
Coastal homes: we did not check flood zones for Naples, Belmont Shore or the Peninsula; look up your parcel on the FEMA flood map before you price a sale.

Does Opendoor buy houses in Long Beach?
It says it does, but it has no Long Beach page of its own; our Long Beach links redirected to its homepage. Its help center says it operates in every postal code in the lower 48 states where single-family homes are available, and its Sacramento page lists Long Beach among its California cities. It lists mobile and manufactured homes as not eligible and publishes no fee percentage.
HomeGo has a Long Beach page and says homes are resold simultaneously, as-is, to a non-affiliated entity. Sundae lists Los Angeles as a market and runs an investor marketplace, so it is not a single buyer. Offerpad lists no California market, Express Homebuyers lists no California location, and HomeVestors’ pages blocked our check.
Direct buyer or wholesaler in Long Beach?
California has no law written for wholesaling, and a 2026 bill to license wholesalers, AB 1850, was held in committee. Marketing someone else’s home for a fee without a license can break the state’s broker law, though how that applies to a contract assignment is unsettled (Business & Professions Code 10131).
Casey Buys Houses says in its FAQ: “Most of the time we buy and close ourselves. On some deals we work with an investor partner and assign our purchase contract to them.” John Medina Buys Houses’ site says “We’re Direct Buyers”, while its Google listing also markets listing services through a licensed agent. We could not verify whether Eazy House Sale or Mrs. Property Solutions ever assigns. BBB lists a real estate license number for Eazy House Sale (01358062) and for Casey Buys Houses (01928498); ask whether anyone is acting as your agent, and who will be on the deed.
Several Long Beach sites that rank in search describe themselves as networks that connect you with an investor, or link to wholesale deal lists. They are listed below as not buyers.
What the seller owes before closing
A cash buyer can speed up the money, but California disclosure duties still apply in an as-is sale.
Transfer Disclosure Statement and Natural Hazard Disclosure; delivery “may not be waived in an ‘as is’ sale” (Civil Code 1102.1). If delivered late, the buyer may terminate within 3 days, or 5 by mail or email (1102.3). Sales by an executor, administrator or trustee administering an estate or trust are generally exempt (1102.2).
In a high or very high fire hazard severity zone: defensible-space documentation (Civil Code 1102.19) and, for homes built before 2010, a fire-hardening notice (1102.6f)
A written statement that the home has an operable smoke alarm (Health & Safety Code 13113.8) and that the water heater is braced (19211)
Federal lead paint disclosure for homes built before 1978, including as-is cash sales (EPA)
Do I need a lawyer to sell my house for cash in California?
No law requires one. California sales close through escrow, run by an escrow company licensed by the Department of Financial Protection and Innovation or by a title company (Financial Code 17200). It is worth hiring a lawyer for a probate sale, a home in foreclosure or a contract the buyer wrote.
Most sellers have no cooling-off right. The FTC Cooling-Off Rule excludes real estate. California’s exceptions are a home in foreclosure, covered in the next section, and, until January 1, 2027, a sale signed after an unsolicited offer in 15 fire-affected ZIP codes (Civil Code 2079.26); otherwise, once you sign, the contract is your protection.
Selling a California home in foreclosure
Most California mortgages foreclose without a court. A servicer must contact an owner-occupant, or try to, at least 30 days before recording a notice of default (Civil Code 2923.5), then wait at least three months (2924) and post a notice of sale at least 20 days ahead (2924f). In our reading that is about four months at the earliest. You can reinstate until five business days before the sale (2924c), and there is no right to buy the home back after a trustee sale.
Once a notice of default is recorded on your owner-occupied home, an investor buying it must use a written contract with a cancellation notice, and you can cancel until midnight of the fifth business day (Saturdays count) or 8 a.m. on the sale day, whichever comes first (Civil Code 1695.4). Until then the buyer cannot take a deed, record anything or pay you (1695.6).
Since 2025, a listing with a California broker or a signed purchase contract that pays off your loans can postpone the sale about 45 days, once for each, if the trustee receives it at least five business days before the sale (2924f(e)). Paid foreclosure consultants cannot charge before finishing the work, take a deed or power of attorney, or buy your home, and must register with the Attorney General (Civil Code 2945.4, 2945.45).
Property types that change the deal
Probate, tenants, unpermitted work, mobile homes and wildfire shape what a California cash buyer will pay and how fast it can close.
Inherited homes: a primary residence worth up to $750,000 may pass by court petition instead of full probate (Probate Code 13151), and real property worth up to $69,625 by affidavit (13200), for deaths since April 1, 2025 (Judicial Council). In a court-confirmed probate sale, your accepted offer can be topped in court by a bid at least 10% higher on the first $10,000 and 5% on the rest (Probate Code 10311).
Prop 19: an inherited home that does not become the child’s principal residence is usually reassessed, which is one reason many heirs sell (Board of Equalization)
Tenants: a sale does not end a lease; the seller must transfer the deposit to the buyer or refund it, and tell the tenant in writing (Civil Code 1950.5), and statewide just-cause rules can apply after 12 months (1946.2)
Unpermitted ADUs built before 2020: an owner can often ask to delay enforcement for five years if the fix is not needed for health and safety (Health & Safety Code 17980.12), so ask your city before accepting a steep discount
Mobile homes in a park: the park can screen the buyer but must give its standards within 15 days and decide within 15 business days of a complete application (Civil Code 798.74)
Fire-affected areas: until January 1, 2027, no one may make an unsolicited offer on a home in 15 listed Los Angeles and Ventura County ZIP codes, including parts of Pacific Palisades, Malibu and Altadena, and a seller who signs after one can cancel within four months (Civil Code 2079.26)
Selling in different parts of Long Beach
We do not count buyers by neighborhood. What changes across the city is the kind of sale and the local paperwork.
Downtown, Alamitos Beach and Belmont Shore: many condos and small multifamily buildings, where an HOA special assessment can shape an offer and the garage resale report has a common-parking certificate
Bixby Knolls, California Heights and Bluff Heights: older homes, where inherited sales and foundation questions come up on buyers’ own pages; a clean older home here may net more by listing
Naples, Belmont Shore and the Peninsula: coastal homes; check the FEMA flood map before you price
Westside and areas near the city’s oil operations: check the methane zone map if a buyer plans to build
Anywhere with a tenant: the city’s Just Cause rules above apply, and the lease moves to the buyer
When a cash sale is the wrong call
A cash sale wins when time, condition or certainty matter more than price, and loses when you can wait. In our worked example, a Long Beach home valued at the Los Angeles County median of $994,670 after repairs and needing $40,000 of work (our assumption) nets about $654,900 from a 70%-formula cash offer after about a month, $903,100 from listing as-is at $954,670 after about 3 months, and $899,800 from renovating and selling at $994,670 after about 5 months. Each column pays the county transfer tax and costs of $659 a month; the listing paths also pay a 5.08% commission (Clever survey, updated October 1, 2026, 50 California agents).
That gap of about $248,300 is the price of speed in this example, paid to save roughly two months. It uses a county figure that likely overstates a typical Long Beach home, and it leaves out escrow, which Los Angeles County sellers customarily split, the owner’s title policy, which they customarily pay, the garage resale report and any tenant relocation payment. The median mixes homes in every condition, and the carrying cost uses long-held Prop 13 tax bills, so treat it as a simplification. The calculator above sets the as-is price at 90% of the median and the cash price at 90% of that, so only its repair-and-list figure matches this example.
Cash tends to win for a house with unpermitted work you cannot legalize, a rental whose tenant stays, a probate house heirs cannot carry or a home in foreclosure. It tends to lose for a move-in-ready home whose owner can wait about three months.
Deed fraud in California and where to report it
Knowingly recording a forged or false document is a felony in California, and a court can void the forged instrument after a conviction (Penal Code 115). By January 1, 2027, every county must mail owners a notice within 30 days when a deed or deed of trust is recorded on their property (Government Code 27297.7). Some counties already offer alerts; the Department of Real Estate lists them. A notice is an alert, not a block.
If your home sold at a trustee sale for more than you owed, claim the surplus from the trustee yourself; only your own lawyer may charge to help (Civil Code 2945.1, 2945.4). After a tax sale you have one year from the tax deed’s recording to claim excess proceeds from the county at no cost (Revenue & Taxation Code 4675).
Report unlicensed brokerage or predatory offers to the Department of Real Estate at (877) 373-4542, equity-purchase and rescue scams to the Attorney General at (800) 952-5225, escrow problems to the Department of Financial Protection and Innovation at 1-866-275-2677, forged deeds to your county District Attorney, and fraud to the FTC at ReportFraud.ftc.gov.
A buyer for a home in foreclosure whose contract has no cancellation notice, or who asks you to sign a deed before your five business days end
Deeding your home in foreclosure to someone with a promise you can buy it back, which California presumes is a loan, or a rent-back with a repurchase promise
Upfront fees, a power of attorney or a lien to “save” your home
Promises of “all cash, a quick closing, a hassle-free transaction, a pre-closing cash advance”, or vagueness when you ask questions (DRE)
A buyer who says you can skip the disclosures because the sale is as-is
Wire instructions that change by email; call the escrow officer at a number you found yourself
A claim that a cash sale nets more than listing; the FTC’s 2022 Opendoor order treated that claim as deceptive when unsupported

Our methodology
Every ranked company passed two pass/fail gates, then scored at least 87.5 of 100, the lowest score on our California list, across six checks. We rank by score, not size, and publish every company that did not make the list.
Gate 1 (pass/fail): a named legal entity on the company’s site or BBB file
Gate 2 (pass/fail): a physical address on at least two of site, BBB and Google, with no conflicting address
Founding date, 15 points: 15 for a third-party date with no conflicting claim, 7.5 when the company’s claim conflicts with the record, 0 with no third-party date
Reviews, 20 points: Google count of 100+ earns 20, 30 to 99 earns 15, 10 to 29 earns 10, under 10 earns 0
BBB file, 15 points: 15 for A+ and accredited, 10 for A+ not accredited, 5 for Not Rated or a lower letter grade, 0 for no BBB file, minus 2 per complaint in three years, never below 0
Closing timeline and fees in writing, 15 points: 15 for a day count plus a fee policy, 10 for a fee policy plus a timeline without a day count, 7.5 for only one of the two, 0 for neither
Offer method, 15 points: 15 for a formula or worked example, 8 for named inputs, 3 for “fair offer” only
California property types, 20 points: the share of six named on the company’s own pages (fire or wildfire damage, foundation or earthquake damage or unpermitted additions, tenant-occupied, probate or inherited, liens or back taxes, mobile or manufactured homes)
Ties: the company with fewer unresolved record conflicts ranks higher, then the one with more Google reviews
City bar: 87.5 of 100, the lowest score on our California list; we rank fewer rather than lower it. Location is not scored when the company’s own site says it buys in Long Beach
No company paid to be included or ranked. A company whose own site makes a trust or business-model claim contradicted by a third-party record or its own terms is held until resolved. Google ratings were pulled on November 1, 2026; three ranked buyers sit exactly on the bar and Eazy House Sale sits exactly on the 30-review line, so one lost review, a new complaint or a removed page can change the list. Deal volumes are company-stated and were not matched to deed records. We did not search Secretary of State records, DRE licenses or court records for this update, so “no complaints” means none in the BBB file.

36 companies and programs did not make the list, most for a reason you can check in two minutes. We state the record conflict, never a motive.
Premier Property Buyers (Seal Beach)Address conflict. Its Long Beach page prints “111 West Ocean Blvd. Suite 400 Long Beach, CA 90740”; its other pages, its BBB file and its Google listing give 200 Harvard Ln, Seal Beach. BBB rates it A+, accredited since 2018, with a 2003 start, and it publishes an offer formula. It also says it is a licensed real estate agent that can list your home instead.
Ready Eddy Cash Offer (Long Beach)No legal entity named on its site, and BBB lists a sole proprietorship. BBB rates it A+, accredited since May 2026, with a 2014 start that matches its site; Google showed 4.8 from 24 reviews on November 1, 2026.
Jay Buys Houses (Long Beach)No legal entity named on its site, and its street address appears only on its site: its Google listing shows no address and we found no BBB file. Google showed 3 reviews on November 1, 2026. It publishes its own worked offer example for a North Long Beach home.
Capital House Buyers (cashforhousesca.com)No street address on its Long Beach page, and we found no BBB file among BBB’s Long Beach listings. Its text-message consent names Amino Holdings LLC, so ask which entity would buy.
I BUY LA, Homesmith GroupNo legal entity or street address on the pages we checked. I BUY LA says it is a licensed broker, Homesmith says its owner is a licensed agent, and Homesmith’s menu includes a “Wholesale List”.
Los Angeles Cash Home BuyersNo legal entity named on its site, with BBB listing a sole proprietorship. Its own Wholesale Deals page says “We then pass these deals along to our preferred buyers”.
SHH Buys Homes (Upland)Passed both gates but scored 38: no BBB file, no third-party start date and no published offer method. It has a Long Beach page and says it is a licensed California real estate broker.
Tarek Buys Houses, Seller’s Advantage, SoCal Home Buyers, Superior HomebuyersTheir own homepages do not name Long Beach, and each scored below our California bar. Tarek appears on a publisher’s Long Beach list.
We Buy Los AngelesIts site does not name Long Beach, and it is held on our California page: BBB rates it F with a “Misuse of BBB Name and/or Logo” alert.
Fast Home Buyer California, Capitol Buys Houses, Home Offer DirectOn a publisher’s Long Beach list, but each scored below our California bar or could not be fully scored, and we did not check their own sites for a Long Beach page in this update.
Sell House Long Beach, “Sell House Fast - Cash Offer Home Buyers”, “We Buy Houses Long Beach CA”Could not be verified: a site that did not respond, a Google listing with no address or website, and a Zillow profile with no site or named entity.
Legacy Home Development Group, Long Beach Cash Buyers, Simply Sold REOut of market: the first two serve Long Beach, New York, and Simply Sold RE is listed in New Rochelle, NY.
Long Beach Home Buyers (homebuyerslongbeach.com), Sell My House Fast California, Home Investors ZoneNot a buyer: each describes a network of investors it connects you with, and homebuyerslongbeach.com links to wholesale deals and contract assignment pages.
Sundae, Offerpad, HomeGo, Express HomebuyersNational platforms; covered in our Opendoor section above. Offerpad lists no California market, and Express lists no California location.
HomeVestors (We Buy Ugly Houses), Joe HomebuyerFranchise systems; their own pages blocked our check, so we could not verify a Long Beach franchisee from their own pages.
Clever Offers, HomeLight Simple Sale, iBuyer.com, ReevePublishers’ own offer or listing programs that sit at or near the top of their own Long Beach lists; not buyers themselves.
OpendoorA national iBuyer, covered separately in our guide above rather than ranked.
