Best Cash Home Buyersin Deltona

We checked 50 cash home buyers and programs that appear in Deltona searches and lists against BBB files, Google reviews, their own terms and Florida law. Six cleared the bar we use across Florida, and each has its own Deltona page. None has a Deltona address: the closest is Cash Home Buyer Florida in Ormond Beach, about 25 miles northeast, and the one Deltona-based buyer that would have cleared the bar is held over a conflict between its own sites.

FL Cash Home Buyers, LLC is a cash buyer based in Fort Lauderdale, with managing members Omer Reiner and Gabriel Garcia and a BBB business start of 2011 that matches its site. It prints its offer as an equation with percentages, and it has a Deltona page. It lists no Volusia County office; its only address is in Fort Lauderdale. The trade-off: two BBB complaints in three years, deal counts that differ across its own pages, and a novation package that is not a cash sale. Ask them this before you sign: “Is this a straight cash purchase by FL Cash Home Buyers, LLC, and which line of the contract says it will not be assigned?”

Golex Properties, LLC is a cash buyer based in Boca Raton, with managing members Adrian Rodriguez and Christopher Guillini and a BBB business start of November 2017 that matches its site, which says it has been “buying statewide since 2017”. Its Deltona page says it buys houses there as they are, pays the closing costs and can close in as little as 7 days, and names DeBary, Orange City, DeLand, Enterprise, Osteen and Lake Helen; it lists no Volusia County office. It names all six Florida property types, including mobile homes on land you own, and its FAQ says it sometimes assigns its contract or double-closes with another investor. The company says its founder is a licensed Florida real estate broker. The trade-off: two BBB complaints in three years and an offer method that names inputs without a formula. Ask them this before you sign: “Will Golex Properties, LLC close on my Deltona house itself, or might this contract be assigned or double-closed to another investor, and will the contract say which?”

Cash Home Buyer Florida, listed by BBB under the alternate name Trinity Real Estate Solutions LLC with owner John Patton, is a cash buyer based in Ormond Beach with a BBB business start of May 2011. It says it buys throughout Florida, has a Deltona page that names inherited and probate properties, tenant-occupied homes and code violations, and pairs an accredited BBB file with no complaints with a written 7-day close and closing costs covered. The trade-off: no offer formula, an October 2018 incorporation on the same BBB file, and a second BBB file for the brand. Its Ormond Beach office, about 25 miles northeast of Deltona, makes it the closest ranked buyer and the only one based in Volusia County. The records conflict on its age: the site says founded 2014, while BBB lists 2017. Selling your Deltona home for cash

Selling a Deltona home for cash means Florida’s documentary stamp tax, a flood disclosure even in an as-is sale after Ian sent the chain of lakes into yards and homes, a sinkhole-claim disclosure before closing if an insurer ever paid one, and 1980s block homes with open permits or code liens. No Deltona-based buyer cleared our bar.

How much do cash buyers pay in Deltona?

Two ranked buyers publish a formula. Florida Cash Home Buyers subtracts 10% for holding and selling costs, 10% for profit, and its repair costs from after-repair value. All About Real Estate subtracts repairs, selling costs and its return. Golex Properties, Cash Home Buyer Florida, Easy Home Buyer and Cornerstone Homebuyers name their inputs. None publishes its cash offer as a share of your home’s value.

Compare net to net, never a cash price against a listing net. A cash sale saves the commission, but you may still pay Florida’s documentary stamp tax, an HOA estoppel fee, any code lien still owed and the owner’s title policy, depending on your contract.

  • The purchase price and every deduction from it
  • Documentary stamp tax: $0.70 per $100 of price; the law makes all parties liable, the seller customarily pays, and your contract decides ($2,520 at a $360,000 price)
  • The owner’s title policy: the premium is set by the state ($1,875 at $360,000); secondary sources put it on the seller in most Florida counties outside Miami-Dade, Broward, Sarasota and Collier, but your contract decides
  • Any code lien, open permit or HOA balance still owed, and who pays it
  • The closing date, and what lets the buyer reprice or walk away

How the Deltona market affects a cash sale

No sales series is published for the City of Deltona alone. The metro that carries its name covers all of Volusia and Flagler counties, including Daytona Beach and Palm Coast, so the prices below describe that wider area. Each figure names its source and period, and we never set the sales report beside the listings data, because they count different things.

  • The median single-family home in the Deltona-Daytona Beach-Ormond Beach metro (Volusia and Flagler counties) sold for $360,000 in September 2026, unchanged from a year earlier, per Florida Realtors.
  • The same report counted 898 single-family sales in the metro in September 2026, down 11.6% from a year earlier.
  • Listings in the same metro spent a median 78 days on the market in September 2026, against 93 a year earlier, per Realtor.com data on FRED.
  • The metro had 5,472 active listings in September 2026, against 6,240 a year earlier, per Realtor.com data on FRED.
  • The City of Deltona’s median home value was $330,800 in the 2024 American Community Survey, an owner estimate rather than a sale price.
  • About one in five of the city’s occupied homes (20.9%) is rented, per the same survey (our calculation).
  • Almost a third of the city’s homes (30.1%) were built in the 1980s, per the same survey (our calculation).
  • Deltona is a single-family city: 93.9% of its housing units are detached houses, per the 2020-2024 American Community Survey (our calculation).
  • No current all-cash share is published for Deltona.

Deltona traps that change the deal

Deltona’s worst storm flooding came from rain and rising lakes, not the coast. Lake flooding, sinkhole claims, older block homes and rentals shape what a Deltona cash buyer will pay and how fast it can close.

  • Ian and the lake chain: city officials said Deltona received between 11 and 15 inches of rain from Hurricane Ian in 2022, per The Beacon. About three weeks later, Bay News 9 reported several Deltona lakes and ponds still overflowing, with roads closed and backyards filled.
  • Homes and the Lake Theresa basin: in June 2023, Spectrum News 13 reported that Ian and Nicole flooded about 250 homes, and that the city planned a study of the Theresa basin. In December 2024, after Milton, Spectrum News 13 described the basin, fed by the Deltona chain of lakes, and an emergency overflow that drains toward Lake Bethel, Lake Monroe and the St. Johns River.
  • Flood history: if your house took water or sits on a lake that rose, gather the flood claim file and any elevation certificate before you take any offer. A cash buyer does not need flood insurance to close, but it will price that history in, and you owe Florida’s flood disclosure either way (s. 689.302).
  • Sinkholes: if an insurer ever paid a sinkhole claim on your house, s. 627.7073(2)(c) says you “must disclose to the buyer of such property, before the closing, that a claim has been paid” and whether the full amount went into repairs. The statute contains no cash-sale exception. The insurer’s sinkhole report is filed with the county clerk, so a buyer can find it in the Official Records anyway.
  • Sinkhole coverage: every Florida property insurer must cover a catastrophic ground cover collapse that leaves the house condemned, but “settling or cracking of a foundation” alone is not that kind of loss; broader sinkhole cover is optional, for an extra premium (s. 627.706). Golex Properties and All About Real Estate name sinkhole damage on their Deltona pages.
  • Older block homes and code liens: about half of Deltona’s homes (51.4%) were built before 1990, per the 2024 American Community Survey (our calculation), so roof age, original systems, open permits and code liens come up often. Ask every buyer which liens come out of your proceeds, and check the City of Deltona’s permit and code-lien records before you sign.
  • Tenants: one occupied home in five is rented. Golex Properties’ Deltona page says it takes over the lease and the deposit at closing; that is its practice, not a rule, so put the deposit transfer in the contract.
  • Mobile homes: they are rare in Deltona, 0.4% of housing units per the 2020-2024 American Community Survey. If yours sits in a park on a rented lot, ask each buyer in writing whether it buys park homes. Golex Properties says it does not, and Opendoor lists mobile homes as not eligible. In a park, the park must approve the next owner (s. 723.059).
  • Deed fraud: Florida requires every county clerk to offer a free alert when a document is recorded in your name. The Volusia County Clerk calls its service Property Fraud Alert, according to its page’s search listing; the page itself did not load when we checked on November 2, 2026. Sign up before you list.

Does Opendoor buy houses in Deltona?

Not by name. Its Deltona address redirects to its homepage, and its Orlando page lists Daytona Beach, not Deltona, among nearby cities. That page says “Close in 21-60+ days on your schedule” and publishes no fee rate, and its help center lists mobile and manufactured homes as not eligible.

Offerpad’s Deltona page says “Offerpad buys homes in Deltona and across Florida” and that it closes “from as few as 15 business days out to 60 days”. The HomeGo Orlando list we read does not name Deltona, Sundae names only Tampa in Florida, and Express Homebuyers’s Florida page names only Broward and Palm Beach counties. The HomeVestors Deltona page blocked our check, and New Again Houses lists Volusia County but has no Deltona page.

What the seller owes before closing

Florida has no standard seller disclosure form, but a seller who knows about a hidden problem that materially affects value must disclose it, even in an as-is cash sale. Several statutory notices also apply.

  • Flood disclosure, at or before signing, on every residential sale since October 1, 2024, expanded in 2025 (s. 689.302)
  • Radon notice on at least one contract document (s. 404.056) and the property tax disclosure summary (s. 689.261)
  • HOA disclosure summary before signing, or the buyer may void within 3 days (s. 720.401)
  • Federal lead paint disclosure for homes built before 1978, including as-is cash sales (EPA)
  • If the home is your homestead and you are married, your spouse must sign the deed, even if only your name is on title

Do I need a lawyer to sell my house for cash in Florida?

No statute requires one. Florida cash sales usually close through a licensed title agent or a real estate attorney (s. 626.8417), and money a title agency holds is held in trust (s. 626.8473). You can still hire your own real estate attorney, and it is worth doing for an estate, a homestead or a contract the buyer wrote.

There is no general cooling-off period. The FTC Cooling-Off Rule excludes real estate, and Florida’s 3-business-day right below applies only to certain foreclosure deals. Once you sign, the contract is your protection.

In foreclosure? What Florida law covers

Florida’s foreclosure-rescue statute is narrow. It covers a sale only when a foreclosure notice is recorded against the home, you keep an interest such as a lease-back or buy-back, and the deal is meant to stop or delay the foreclosure. Then the contract must be in large type, you can cancel until 5 p.m. on the third business day, and a buy-back price more than 17% a year above the total the buyer paid is presumed unconscionable. A straight cash sale where you move out is not covered.

Foreclosure goes through the courts. After judgment, the sale is set 20 to 35 days out (s. 45.031), and you can usually redeem until the clerk files the certificate of sale or a later time set in the judgment (s. 45.0315). After lienholders who file timely claims are paid, any surplus belongs to the owner, you can claim it yourself with a free form, and a surplus buyer’s assignment is honored only if its fee is 12% or less (s. 45.033).

Direct buyer or wholesaler?

Florida has no law written for wholesalers, and as of our October 25, 2026 Florida check we found no wholesaling bill. But Florida presumes that anyone who advertises property they do not own is acting as a broker, which requires a license when done for a fee (s. 475.43); the presumption can be rebutted, but unlicensed brokerage is a third-degree felony (s. 475.42). Ask in writing whether the company will close in its own name with its own money, and bar assignment without your consent.

All About Real Estate says in writing that it does not wholesale, Cornerstone Homebuyers says it buys with its own money, and Golex Properties says in writing that it sometimes assigns its contract or double-closes with another investor. Several Florida buyers are run by licensed agents or brokers buying for their own account; ask the contract to say whether anyone on the buyer’s side is a licensee and in what role.

Property types that change the deal

Florida’s homestead, mobile-home and storm rules shape what a cash buyer will pay and how fast it can close.

  • Mobile homes: check whether yours has a vehicle-style title or was converted to real property (s. 319.261). In a park, the park must approve the buyer and may not unreasonably withhold approval (s. 723.059)
  • Probate: a personal representative can sell without court approval only if the will gives the power (s. 733.613). Summary administration now covers estates up to $150,000, up from $75,000 on July 1, 2026 (s. 735.201)
  • Tenants: a buyer generally takes the property subject to existing leases, and security deposits must transfer to the new owner (s. 83.49)
  • Code liens attach to the property but cannot be foreclosed on a homestead (s. 162.09). An open permit from a prior owner is a reason buyers discount, not a bar to selling; any owner can close it (s. 553.79)
  • Storm damage: if repairs cost half or more of the structure’s pre-damage value, flood-plain rules and your local ordinance can require it to meet current flood rules, as determined by the local building official (Florida’s definition is in s. 161.54). Since June 26, 2025, local governments may not add up repairs over several years (s. 163.31795). Ask for the substantial damage determination before accepting a “land value” offer.

When a cash sale is the wrong call

A cash sale wins when time, condition or certainty matter more than price, and loses when you can wait. In our worked example, a house worth $360,000 after repairs (the Florida Realtors single-family median for the Deltona-Daytona Beach-Ormond Beach metro, September 2026, which includes Flagler County) and needing $40,000 of work (our assumption) nets about $210,100 from a 70%-formula cash offer after about a month, $299,000 from listing as-is at $320,000 after about 4 months, and $295,700 from renovating and selling at $360,000 after about 6 months. Each column pays the doc stamps and costs of $462 a month (Volusia County median taxes from the 2024 American Community Survey, the same county basis as our Daytona Beach page, plus NerdWallet’s insurance sample for Deltona). The listing paths also pay a 5.29% commission (Clever survey, August 2026, 61 Florida agents).

That gap of about $88,900 is the price of speed in this example, paid to save roughly three months. If your contract puts the owner’s title policy on you, each column loses about $1,140 to $1,880 more. It leaves out settlement fees, HOA estoppel fees and dues, flood insurance, sinkhole engineering, code-lien and permit payoffs, mortgage payoff and capital gains. The 70% figure is an investor rule of thumb, not a measured Deltona offer. The median mixes homes in every condition across two counties, so treat it as a simplification. The calculator above uses its own illustrative cash and as-is assumptions, so its figures will not match this example.

Cash tends to win for a house with flood or sinkhole history you cannot fund, an inherited house, a tenant you cannot remove or open code liens. It tends to lose for an insurable, move-in-ready house in a newer subdivision when you can wait about four months.

Spotting a scam and where to report it

Every Florida county clerk must offer a free email alert when a document is recorded in your name (s. 28.47); sign up in each county where you own property, starting with the Volusia County Clerk. It is an alert, not a block. Recording a fraudulent deed is a felony (s. 817.535), and an owner can sue to quiet title on a fast track (s. 65.091). In December 2025 a Florida court ordered MV Realty to remove liens from over 9,000 homes over long-term listing agreements.

Report deceptive buyers to the Attorney General’s Fraud Hotline at 1-866-966-7226 (AG), unlicensed real estate activity to DBPR (Department of Business and Professional Regulation), and fraud to the FTC at ReportFraud.ftc.gov. Unclaimed surplus funds can be searched free at FLTreasureHunt.gov.

  • An offer to let you rent back or buy back the home while in foreclosure, without the large-type contract and 3-business-day cancellation notice
  • Upfront fees to stop a foreclosure, being told not to call your lender, or payment by wire or app (FTC)
  • A buyer advertising your home to other investors before closing, or a contract that lets it assign to anyone without your consent
  • A surplus-funds pitch asking for more than 12% of a foreclosure surplus, or saying you need a company to claim it
  • A condo buyer asking you to waive its 7-day document review right; the statute says any waiver has no effect
  • A claim that a cash sale nets more than listing; the FTC’s 2022 Opendoor order treated that claim as deceptive when unsupported
  • Our synthesis of local reporting: “land value” offers in storm-hit areas made before the local substantial damage determination

Verify any buyer in fifteen minutes

Five free checks show whether a buyer is who it says it is, and whether it actually closes on homes in its own name.

  • Entity: search the Florida Division of Corporations (Sunbiz) for the buyer’s status, filing date and managers
  • Purchase history: search the company as grantee in the county clerk’s official records, and as owner on the property appraiser’s site
  • Lawsuits: the county clerk’s online court records, by party name
  • Licenses: the DBPR license search, to see whether the person across the table is a licensed agent or broker
  • Complaints: call the Attorney General’s Fraud Hotline, and read the company’s BBB file as a pointer, not a verdict

Common questions

Our methodology

Every ranked company passed two pass/fail gates, has a page or a sentence naming Deltona on its own site, and scored at least 79.7 of 100, the lowest score on our Florida list. We rank by score, not size or location, and publish every company that did not make the list.

  • Gate 1 (pass/fail): a named legal entity on the company’s site or BBB file
  • Gate 2 (pass/fail): a physical address on at least two of site, BBB and Google, with no conflicting address
  • Founding date, 15 points: 15 for a third-party date with no conflicting claim, 7.5 when the company’s claim conflicts with the record, 0 with no third-party date
  • Reviews, 20 points: Google count of 100+ earns 20, 30 to 99 earns 15, 10 to 29 earns 10, under 10 earns 0
  • BBB file, 15 points: 15 for A+ and accredited, 10 for A+ not accredited, 5 for Not Rated or a lower letter grade, 0 for no BBB file, minus 2 per complaint in three years
  • Closing timeline and fees in writing, 15 points: 15 for a day count plus a fee policy, 10 without a day count, 7.5 for only one of the two, 0 for neither
  • Offer method, 15 points: 15 for a formula or worked example, 8 for named inputs, 3 for “fair offer” only, 0 for nothing
  • Florida property types, 20 points: the share of six named on the company’s own pages (condos and post-Surfside issues, hurricane, flood or roof damage, mobile homes, inherited/probate, tenant-occupied, code violations or open permits)
  • Location is not scored: a buyer based elsewhere in Florida ranks if its own site has a page or a sentence naming Deltona and it clears the bar; a Volusia County line or a long city directory does not count

No company paid to be included or ranked. A company whose own pages make a trust or business-model claim contradicted by another record is held until resolved. Google ratings were pulled on the dates shown; deal volumes are company-stated and were not matched to deed records. We did not search Sunbiz, license or court records for this update, so “no complaints” means none in the BBB file.

The buyers we checked and did not rank

44 companies and programs did not make the list, most for a reason you can check in two minutes. No Deltona-based buyer reached our Florida bar, and the one that would have is held. None of the three companies in Google’s Deltona local pack when we checked on November 2, 2026 made the list: one failed a gate and two could not be verified. We state the record conflict, never a motive.

  • Central Florida Property Investors LLC (Deltona)Held. Its Daytona Beach page says “We give you a written offer with no assignment” and that it buys “for our own account”; its investor site, under the same LLC name, lists “Wholesale properties” in its menu and says it passes deals “along to our preferred buyers”. Its Deltona page also gives two suite numbers at 915 Doyle Rd, 306-106 in the body text and 303-106 in the footer; BBB lists 303-106. It has an accredited A+ BBB file with no complaints, a published offer formula and 9 Google reviews (checked Nov 2, 2026), and would score up to 80.0 if the records were reconciled.
  • Florida Property Solutions Group LLC (New Smyrna Beach)Passed both gates but scored 62.2: it gives no day count, says it “often” pays closing costs and names two of six Florida property types. It has an accredited A+ BBB file with no complaints and 25 Google reviews (checked Nov 1, 2026).
  • Next Chapter Properties (Orlando)Scores at most 55.0: its BBB file, rated A- and not accredited, shows no business start date, and we found no Google listing.
  • 386Buyer (Palm Coast)No legal entity named on its site, and our BBB searches found no file. Its Deltona page says it pays normal closing costs but “will not pay back property taxes, your lawyer fees, or code enforcement liens”.
  • The House Buying FamilyNo legal entity named on its site, and our BBB search found no file.
  • Bob’s Buying Houses for CashNo legal entity named on its site, and our BBB search found no file. Its homepage says “At Express Homebuyers, our team of experienced specialists”; Express Homebuyers is a different company. Google shows 5.0 from 12 reviews (checked Nov 2, 2026).
  • Easy Sell FL (Greater Equity LLC)Its site shows no street address, and its Google listing shows only Lake Mary, so its Maitland street address appears on its BBB file alone. It has an accredited A+ BBB file and 121 Google reviews (4.9, checked Nov 2, 2026), but would score at most 74.7: its Deltona page names two Florida property types and no offer method.
  • Meridian TrustEntity and address conflict: its site and its BBB file name different entities, BBB and Google show different suites, and its site publishes no address. It has a Deltona page.
  • The Friendly Home Buyer (True Haven, LLC)No address on its site, and its Google listing is a service-area listing, so only BBB lists an address. It has a Deltona page.
  • Family Guy Buys Houses (Titanium Realty Group, LLC)Below the bar even at best: it would score at most 75.0, because its Deltona page gives no day count and names at most three Florida property types.
  • We Buy Houses In Florida Fast, Moraga Cash Home Buyers, Rich Buys Florida Houses, “Cash house buyer Deltona”Unverified: a Google or Facebook listing only, or a site that returned an empty page, with no legal entity or street address we could check.
  • National Housing Solutions, LLC (Orange City)Unverified: an accredited A+ BBB file since 2018 with no complaints, but BBB lists only a Facebook page as its website, so we could not read its terms or find a Deltona page.
  • OfferCharmRanked on our Florida page, but its site names Volusia County only; we found no page or sentence naming Deltona.
  • Quality Properties of Northwest Florida, Revival Homebuyer, Evergreen Home Buyers, Home Buyer Tampa, Take Flight Home Buyers, Duval Home BuyersRanked on our Florida page, but their homepages and sitemaps do not name Deltona.
  • iBuyHomesHas a Deltona page, but its footer address is in Sharonville, Ohio, and we found no Florida entity.
  • Our Property Team, Sand Dollar Realty Group, Inc.Not cash buyers as checked: one offers listing services beside a cash-offer option, and the other is a brokerage selling flat-fee MLS listings.
  • Central Florida Property Buyers (Megg Investments of Polk, LLC), We Buy Central Florida, True Key Home Buyers (DeLand)Out of market as checked: we found no Deltona page or sentence on their sites. Central Florida Property Buyers is a Lakeland company, separate from Central Florida Property Investors.
  • Pavel Buys Houses, Frank Jr Buys HousesNamed on other Deltona lists, but one gives a Boston address with no Deltona page found, and the other names Volusia County, not Deltona.
  • HomeVestors (We Buy Ugly Houses), Joe Homebuyer of Central Florida, New Again HousesFranchise systems: the HomeVestors Deltona page blocked our check, the Joe Homebuyer site refused our connection, and New Again Houses lists Volusia County but has no Deltona page.
  • WeBuyHouses.com, Home Value ProsA buyer network and a lead network; neither buys houses itself.
  • The Building Buyer, Property Nation, St. Pete Fast Home BuyerRanked on our Florida page since November 3, 2026, after this page’s research round; not checked for this city.
  • Offerpad, HomeGo, Sundae, Express HomebuyersNational platforms and a marketplace; covered in our Opendoor section. Only Offerpad names Deltona.
  • iBuyer.com, HomeLight Simple Sale, Clever Offers, ReevePublishers’ own offer programs or referral services; not buyers.
