We checked 46 cash home buyers and programs that appear in Fort Lauderdale searches and lists against BBB files, Google reviews, their own terms and Florida law. Seven cleared the bar we use across Florida, and three of them have offices in Fort Lauderdale. The three companies at the top of Google’s map results for “we buy houses fort lauderdale” name no legal entity on their own sites, and every company that did not rank is listed with its reason.
Looking to sell my house fast in Fort Lauderdale? These seven scored at least 79.7 of 100, the lowest score on our Florida list, and are ranked by rubric score, not size. Florida Cash Home Buyers leads at 92.7, and The Building Buyer, a Fort Lauderdale probate specialist first checked for this page, ranks third at 86.3.

FL Cash Home Buyers, LLC is a cash buyer based in Fort Lauderdale, with managing members Omer Reiner and Gabriel Garcia and a BBB business start of 2011 that matches its site. It is the only buyer ranked here that prints its offer as an equation with percentages, and its Fort Lauderdale page names condo costs, aging seawalls and City of Fort Lauderdale code-enforcement cases. Its downtown address matches on its site, BBB and Google. The trade-off: two BBB complaints in three years, deal counts that differ across its own pages, and two packages on its Fort Lauderdale page that are not cash sales. Ask them this before you sign: “Is this the “Selling ASAP” cash purchase by FL Cash Home Buyers, LLC, and which clause says the buyer cannot assign the contract?”

Golex Properties, LLC is a cash buyer based in Boca Raton, with managing members Adrian Rodriguez and Christopher Guillini and a BBB business start of November 2017 that matches its site, which says it has been “buying statewide since 2017”. It names all six Florida property types, including mobile homes on land you own, and its FAQ says it sometimes assigns its contract or double-closes with another investor. The company says its founder is a licensed Florida real estate broker. Its Fort Lauderdale page answers “My house flooded in 2023 and the repairs were never finished. Will you still buy it?” with “Yes.” The trade-off: two BBB complaints in three years, an offer method that names inputs without a formula, and no Fort Lauderdale address. The Building Buyer LLC, whose BBB file names Charles Hanlon as managing member, is a cash buyer based in Fort Lauderdale with a BBB business start of November 2016 that matches its site. It is a specialist: it says it buys only inherited and probate houses, and its pages name tenants in place and code violations, both common in Broward estates. Its office address matches on its site, BBB and Google, and its BBB file shows no complaints. The trade-off: no condo or mobile-home line, an offer tied to the property appraiser’s assessment rather than a formula, an Investors page that sells properties to other investors, and BBB accreditation only since July 2025. Ask them this before you sign: “Will The Building Buyer LLC take title at closing, or could this contract be assigned to one of the investors on your list?”

Cash Home Buyer Florida, listed by BBB under the alternate name Trinity Real Estate Solutions LLC with owner John Patton, is a cash buyer based in Ormond Beach with a BBB business start of May 2011. It says it buys throughout Florida, has city pages from Pensacola to Fort Lauderdale, and pairs an accredited BBB file with no complaints with a written 7-day close and closing costs covered. The trade-off: no offer formula, no condo page, an October 2018 incorporation on the same BBB file, and more than one BBB listing for the brand. Its Fort Lauderdale page names Victoria Park, Rio Vista, Edgewood and Lauderdale Manors, but it lists no Fort Lauderdale address. It is the only ranked buyer that names all six Florida property types alongside a no-wholesale answer and a written offer formula. The records conflict on its age: the site says founded 2014, while BBB lists 2017. Its Fort Lauderdale page says “We buy across Fort Lauderdale, Broward’s county seat and largest city” and cites the city’s lien amnesty. Easy Home Buyer, LLC is a cash buyer based in Fort Lauderdale, with managing members Elan Evron and Randy McCarthy and a BBB business start of January 2019. It has pages on special-assessment condos and uninsurable roofs, and it says when listing would net more. The records conflict on its age: the site says 2015, while BBB lists 2019. Selling a Fort Lauderdale home for cash means Florida’s standard documentary stamp tax with no county surtax, a flood disclosure that asks about damage such as the April 2023 flood and, for condos, the city’s 25-year safety inspections and the state’s reserve rules. Three of the seven ranked buyers have offices in Fort Lauderdale.
How much do cash buyers pay in Fort Lauderdale?
Two ranked buyers publish a formula. Florida Cash Home Buyers subtracts 10% for holding and selling costs, 10% for profit, and its repair costs from after-repair value. All About Real Estate subtracts repairs, selling costs and its return. The Building Buyer says its offers are based on the Broward County Property Appraiser’s current assessment and fair market value, and the other four name their inputs. None publishes its cash offer as a share of your home’s value.
Compare net to net, never a cash price against a listing net. A cash sale saves the commission, but you may still pay the doc stamps, any code-lien payoff and condo estoppel fees, depending on your contract.
The purchase price and every deduction from it
Documentary stamp tax: $0.70 per $100 of price, the rate in every Florida county except Miami-Dade, per the Department of Revenue; all parties are liable and your contract decides who pays (about $4,490 at a $641,500 price)
No county surtax: the discretionary surtax on deeds is limited to Miami-Dade (s. 201.031), so Broward sellers do not pay it
The owner’s title policy: secondary sources say the buyer customarily pays it in Broward, but your contract decides
The closing date, and what lets the buyer reprice or walk away
How the Fort Lauderdale market affects a cash sale
Broward house prices are holding while condo prices fall. No Fort Lauderdale city median was available from a primary source, so the price figures below are for Broward County. Each figure names its source and period, and we never combine two data series in one sentence.
The median single-family home in Broward sold for $641,500 in September 2026, up 2.4% from a year earlier, per Florida Realtors and Miami Realtors.
Broward condo and townhouse prices fell 14.5% in a year, to a $235,000 median, with 10.2 months of supply in September 2026, per the same groups’ condo report.
In the single-family report, 24.9% of Broward single-family sales in September 2026 were paid in cash (our calculation from its counts).
In the condo report, 54.8% of Broward condo and townhouse sales in September 2026 were paid in cash (our calculation from its counts).
All-cash purchases were 43.2% of Miami-Fort Lauderdale-West Palm Beach metro sales from January to April 2026, per Realtor.com.
Broward listings spent a median 86 days on market in September 2026, against 89 a year earlier, per Realtor.com data.
In the City of Fort Lauderdale, 40.2% of homes are in buildings of 20 or more units, per the 2024 American Community Survey (our calculation).
In the same survey, 45.4% of the city’s occupied homes were rented (our calculation).
Fort Lauderdale traps that change the deal
Older buildings, flood history, code liens and deed fraud shape what a Fort Lauderdale cash buyer will pay and how fast it can close.
Building safety inspections: the City of Fort Lauderdale’s Building Safety Inspection Program page says the program covers buildings 25 years or older, with the first inspection at 25 years and then every 10 years. It lists small residential buildings (up to four units and three stories or less), fee simple townhouses and small structures under 3,500 square feet as exempt. The old “40-year” name no longer describes the rule. Confirm the threshold for your building with the city.
The April 2023 flood: the National Weather Service survey found the heaviest rain in Broward, the deepest standing water in Edgewood, and 1 to 2 feet of flooding near and north of downtown. If FEMA or your insurer paid on it, you will disclose it on Florida’s flood form whether the buyer pays cash or not (s. 689.302).
Code liens: the city’s Lien Amnesty Program runs from October 1, 2026 through September 30, 2027 and cuts eligible residential liens by 50%, once the liened property and any other city property with the same owner are in full compliance. A cash buyer who offers to “clear the lien” may be pricing in the full amount; ask which figure it used.
Older homes: 63.5% of homes in the City of Fort Lauderdale were built before 1980, per the 2024 American Community Survey (our calculation). Roof age often decides whether a mortgage buyer can get insurance, which is when a cash offer competes.
Deed fraud: Broward County’s Records, Taxes and Treasury Division offers free email alerts when a deed or mortgage is recorded against your property, and the Broward County Property Appraiser offers a separate Owner Alert. Neither can stop a forged deed from being recorded; they help you act fast.

Does Opendoor buy houses in Fort Lauderdale?
It says so. Opendoor’s Tampa page lists Fort Lauderdale among the Florida cities where it buys. It publishes no fee rate on the pages we read, and its help center lists mobile and manufactured homes as not eligible and only some condos as eligible.
Express Homebuyers says it buys, in Florida, only in Broward and Palm Beach counties. Offerpad lists only Jacksonville, Orlando and Tampa in Florida, Sundae lists only Tampa, and HomeGo lists no South Florida market. HomeVestors and Joe Homebuyer pages blocked our check, so we could not verify a Broward franchisee.
Selling a Florida condo after Surfside
Since the 2022 building-safety law and its later amendments, every Florida condo contract must say whether a milestone inspection and reserve study are required and done, and a cash buyer cannot make that go away.
Florida condos are softer than houses in 2026, but no source we found ties that to the new laws, so we do not claim it. Easy Home Buyer has a page on condo special assessments, and Florida Cash Home Buyers has one on post-Surfside inspection rules.
Milestone inspection: buildings three stories or taller are inspected by the end of the year they turn 30 (25 where the local agency requires it), then every 10 years (s. 553.899)
Structural integrity reserve study, for buildings three stories or taller in associations that existed by July 1, 2022: due by December 31, 2025, and never later than December 31, 2026 (s. 718.112)
Your contract must say whether those are required and done. Unless the buyer received the documents more than 7 days before signing, the buyer can void within 7 days of receiving them, and that right cannot be waived, even by a cash buyer (s. 718.503)
The association must deliver an estoppel certificate within 10 business days, for a fee capped by statute at $250 before add-ons and inflation adjustments (s. 718.116); unpaid assessments follow the unit and usually come out of your proceeds
What the seller owes before closing
Florida has no standard seller disclosure form, but a seller who knows about a hidden problem that materially affects value must disclose it, even in an as-is cash sale. Several statutory notices also apply.
Flood disclosure, at or before signing, on every residential sale since October 1, 2024, expanded in 2025 (s. 689.302)
Radon notice on at least one contract document (s. 404.056) and the property tax disclosure summary (s. 689.261)
HOA disclosure summary before signing, or the buyer may void within 3 days (s. 720.401)
Federal lead paint disclosure for homes built before 1978, including as-is cash sales (EPA)
If the home is your homestead and you are married, your spouse must sign the deed, even if only your name is on title
Do I need a lawyer to sell my house for cash in Florida?
No statute requires one. Florida cash sales usually close through a licensed title agent or a real estate attorney (s. 626.8417), and money a title agency holds is held in trust (s. 626.8473). You can still hire your own real estate attorney, and it is worth doing for an estate, a homestead or a contract the buyer wrote.
There is no general cooling-off period. The FTC Cooling-Off Rule excludes real estate, and Florida’s 3-business-day right below applies only to certain foreclosure deals. Once you sign, the contract is your protection.
In foreclosure? What Florida law covers
Florida’s foreclosure-rescue statute is narrow. It covers a sale only when a foreclosure notice is recorded against the home, you keep an interest such as a lease-back or buy-back, and the deal is meant to stop or delay the foreclosure. Then the contract must be in large type, you can cancel until 5 p.m. on the third business day, and a buy-back price more than 17% a year above the total the buyer paid is presumed unconscionable. A straight cash sale where you move out is not covered.
Foreclosure goes through the courts. After judgment, the sale is set 20 to 35 days out (s. 45.031), and you can usually redeem until the clerk files the certificate of sale or a later time set in the judgment (s. 45.0315). After lienholders who file timely claims are paid, any surplus belongs to the owner, you can claim it yourself with a free form, and a surplus buyer’s assignment is honored only if its fee is 12% or less (s. 45.033).
Property types that change the deal
Florida’s homestead, mobile-home and storm rules shape what a cash buyer will pay and how fast it can close.
Mobile homes: check whether yours has a vehicle-style title or was converted to real property (s. 319.261). In a park, the park must approve the buyer and may not unreasonably withhold approval (s. 723.059)
Probate: a personal representative can sell without court approval only if the will gives the power (s. 733.613). Summary administration now covers estates up to $150,000, up from $75,000 on July 1, 2026 (s. 735.201)
Tenants: a buyer generally takes the property subject to existing leases, and security deposits must transfer to the new owner (s. 83.49)
Code liens attach to the property but cannot be foreclosed on a homestead (s. 162.09). An open permit from a prior owner is a reason buyers discount, not a bar to selling; any owner can close it (s. 553.79)
Storm damage: if repairs cost half or more of the structure’s pre-damage value, flood-plain rules and your local ordinance can require it to meet current flood rules, as determined by the local building official (Florida’s definition is in s. 161.54). Since June 26, 2025, local governments may not add up repairs over several years (s. 163.31795). Ask for the substantial damage determination before accepting a “land value” offer.
Cash buyers by Fort Lauderdale neighborhood
We do not count buyers by neighborhood. What changes from one part of the city to the next is the kind of sale and the local risk.
Edgewood and the airport corridor: the deepest standing water in the National Weather Service’s April 2023 flood survey, so flood history and Florida’s flood disclosure form shape the sale.
Galt Ocean Mile, the beach and the Las Olas high-rises: condo towers past 25 years, where safety inspections, milestone inspections and reserve studies drive special assessments.
Victoria Park, Rio Vista, Coral Ridge and Las Olas Isles: waterfront single-family homes with seawall and flood-insurance costs, where an insurable house usually does better listed than sold for cash.
Northwest Fort Lauderdale, Lauderdale Manors and Sistrunk: older homes, more rentals and more code liens, where the city’s lien amnesty matters most.
When a cash sale is the wrong call
A cash sale wins when time, condition or certainty matter more than price, and loses when you can wait. In our worked example, a Broward house worth $641,500 after repairs (the Florida Realtors and Miami Realtors single-family median, September 2026) and needing $40,000 of work (our assumption) nets about $405,300 from a 70%-formula cash offer after about a month, $561,800 from listing as-is at $601,500 after about 4 months, and $557,600 from renovating and selling at $641,500 after about 6 months. Each column pays the 70-cent doc stamps and costs of $912 a month (Broward median taxes from the 2024 American Community Survey plus NerdWallet’s February 2026 Fort Lauderdale insurance sample). The listing paths also pay a 5.29% commission (Clever survey, August 2026, 61 Florida agents).
That gap of about $156,500 is the price of speed in this example: about three months sooner. It leaves out flood insurance, condo dues and assessments, estoppel and settlement fees and the owner’s title policy, which secondary sources say Broward buyers customarily pay. The 70% figure is an investor rule of thumb, not a measured Fort Lauderdale offer, and the median mixes homes in every condition, so treat it as a simplification. The calculator above uses a different, illustrative cash and as-is assumption, so its cash and as-is figures will not match this example; its repair-and-list figure does.
A condo starts from a much lower figure: the Broward condo and townhouse median was $235,000 in September 2026. Cash tends to win for a condo facing a special assessment or a failed inspection, a house with flood history or an uninsurable roof, an inherited house with tenants, or a code lien you cannot cure. It tends to lose for an insurable, move-in-ready house when you can wait about four months.
Spotting a scam and where to report it
Every Florida county clerk must offer a free email alert when a document is recorded in your name (s. 28.47); sign up in each county where you own property; in Broward, that is the county’s Records, Taxes and Treasury Division. It is an alert, not a block. Recording a fraudulent deed is a felony (s. 817.535), and an owner can sue to quiet title on a fast track (s. 65.091). In December 2025 a Florida court ordered MV Realty to remove liens from over 9,000 homes over long-term listing agreements.
An offer to let you rent back or buy back the home while in foreclosure, without the large-type contract and 3-business-day cancellation notice
Upfront fees to stop a foreclosure, being told not to call your lender, or payment by wire or app (FTC)
A buyer advertising your home to other investors before closing, or a contract that lets it assign to anyone without your consent
A surplus-funds pitch asking for more than 12% of a foreclosure surplus, or saying you need a company to claim it
A condo buyer asking you to waive its 7-day document review right; the statute says any waiver has no effect
A claim that a cash sale nets more than listing; the FTC’s 2022 Opendoor order treated that claim as deceptive when unsupported

Location is not scored: a buyer based elsewhere in Florida ranks if its own site says it buys in Fort Lauderdale and it clears the bar
No company paid to be included or ranked. A company whose own site makes a trust or business-model claim contradicted by a third-party record is held until resolved. Google ratings were pulled on November 1, 2026; deal volumes are company-stated and were not matched to deed records. BBB search blocked our automated checks after one search, so some companies that failed a gate have no BBB file reviewed. We did not search Sunbiz, license or court records for this update, so “no complaints” means none in the BBB file.
The buyers we checked and did not rank
39 companies and programs did not make the list, most for a reason you can check in two minutes. We state the record conflict, never a motive.
AHB Partners (Hallandale Beach)Held. Its FAQ says “We’re not agents, and we don’t list houses”; BBB lists two Florida real estate license numbers for the business, and a review shown on its own homepage describes working with its co-founder as a listing agent. It has a Fort Lauderdale page and would score 86.3 once the records are reconciled.
Priority Home BuyersHeld. Its site displays a BBB accreditation image while BBB says it is not accredited.
Freedom Cash Home Buyers (Davie), Liberty House Buying Group (Miami)Passed both gates but scored 77.2 and 76.3, just below our Florida bar of 79.7. Freedom names no offer inputs and its footer says “Founded in 2015” against a 2016 BBB start; Liberty has 10 Google reviews (checked Nov 1, 2026).
Neighborhood Heroes Realty, LLC (Oakland Park)Passed both gates but scores 74.7 at most: no offer method, and only inherited homes and tenants named among the six Florida property types.
Everyday Home Buyer (Boca Raton)Passed both gates but scored 73: its offer line names no inputs. Its footer gives 150 E Palmetto Park Rd, Suite 201, Boca Raton, the same suite Golex Properties publishes.
Homeinc (Fort Lauderdale)Passed both gates but scored 70.8: four BBB complaints in three years, and its site says “Buying Since 2013” against a 2017 BBB start.
Cash For Your Home, House Buyers Fort Lauderdale, ASAP Cash Home BuyersNo legal entity named on the company’s own site. These were the top three Google map results for “we buy houses fort lauderdale” on November 1, 2026.
We Buy Broward, House Buyers Florida (myhousebuyersflorida.com)No legal entity and no street address on the company’s homepage.
Unload My Home LLCNo street address: its site gives only Ponte Vedra Beach and a ZIP code, and BBB shows “Address On File”. BBB lists a Northeast Florida service area.
Favorite Home Buyer, 123SoldCash.com, My Quick Home BuyersAddress conflict or no second address: we could not match one street address on two of site, BBB and Google.
Duval Home Buyers (Jacksonville)Its FAQ says that while it “may not be actively searching” in Fort Lauderdale it will review a home there; that is not a statement that it buys in the city. It ranks on our Florida page.
Quality Properties of Northwest Florida, OfferCharm, Revival Homebuyer, Evergreen Home Buyers, Home Buyer Tampa, Take Flight Home BuyersOut of market: their homepages and sitemaps name no Fort Lauderdale, Broward or South Florida market. All six rank on our Florida page.
Total Cash Home Buyers, Modern Property SolutionsTotal Cash Home Buyers’ Florida page names no Fort Lauderdale or Broward market; Modern Property Solutions’ footer places it in Woburn, Massachusetts.
Express HomebuyersA national brand that says it buys in Broward and Palm Beach counties; covered in our Opendoor section rather than ranked.
Offerpad, Sundae, HomeGoNational platforms with no Fort Lauderdale market on their own pages; covered in our Opendoor section.
HomeVestors (We Buy Ugly Houses), Joe HomebuyerFranchise systems; their own pages blocked our check, so we could not verify a Broward franchisee.
New Again Houses, WeBuyHouses.comNetworks, not one buyer. New Again Houses’ Fort Lauderdale page names no local office or entity, and its franchise offices are independently owned.
HomeLight Simple Sale, iBuyer.com, BiggerEquity, DealSherpa, Clever OffersMarketplaces, lead sites or publisher programs; not buyers themselves. DealSherpa passes sellers to “up to 3 local home buyers”.
OpendoorA national iBuyer, covered separately in our guide above rather than ranked.
