We rank four; the fifth, Bertucci Investment Group, is listed below the ranking until we can show its official logo. None has an Okaloosa County address: the nearest is Quality Properties of Northwest Florida in Pensacola, about 40 miles west. Quality Properties of Northwest Florida, LLC, owned by Kamal Mohammad, is a cash buyer based in Pensacola with a BBB business start of February 2014. It names all six Florida property types, publishes its offer formula and states a 7-to-14-day average close with closing costs covered, and it has been BBB accredited since 2019 with no complaints in the last three years. The trade-off: 40 Google reviews, a BBB file with no street address, an FAQ that mentions affiliated investors and alternative buyers, and an office about 40 miles west of Fort Walton Beach. Its Fort Walton Beach page says it routinely buys there in around 10 days. Ask them this before you sign: “Will Quality Properties of Northwest Florida, LLC be the buyer on the deed for my Fort Walton Beach house, or could this contract be assigned to one of your affiliated investors, and what minimum profit did you subtract in my offer?”

FL Cash Home Buyers, LLC is a cash buyer based in Fort Lauderdale, with managing members Omer Reiner and Gabriel Garcia and a BBB business start of 2011 that matches its site. It prints its offer as an equation with percentages, and it has Fort Walton Beach and Okaloosa County pages. It lists no Panhandle office; its only address is in Fort Lauderdale. The trade-off: two BBB complaints in three years, deal counts that differ across its own pages, and a novation package that is not a cash sale. Ask them this before you sign: “Is this a cash purchase by FL Cash Home Buyers, LLC or a novation or listing package, and which line in the contract says so?”

It says it buys throughout Florida, has a Fort Walton Beach page that says “PCS and relocation sales are a core focus in this area”, and pairs an accredited BBB file with no complaints with a written 7-day close and closing costs covered. The trade-off: no offer formula, an October 2018 incorporation on the same BBB file, and a second BBB file for the brand. All About Real Estate LLC is a direct cash buyer based in Hollywood, with president Petru Pusta, who discloses his Florida broker license on the homepage, and a BBB business start of October 2017. It names all six Florida property types alongside a no-wholesale answer and a written offer formula. The records conflict on its age: the site says founded 2014, while BBB lists 2017. Its Fort Walton Beach page says it buys there for cash, as-is, and pays the standard seller closing costs; it lists no Panhandle address. Selling your Fort Walton Beach home for cash

Selling a Fort Walton Beach home for cash means Florida’s documentary stamp tax, a flood disclosure even in an as-is sale, storm-repair decisions after Hurricane Isaias in October 2026, PCS deadlines for Eglin and Hurlburt families, and lease and condo checks on Okaloosa Island. No ranked buyer has an Okaloosa County address.

How much do cash buyers pay in Fort Walton Beach?

Three ranked buyers publish a formula. Quality Properties subtracts repairs, its selling costs and its minimum profit from after-repair value, and says its holding and closing costs are typically about 10% of that value. Florida Cash Home Buyers subtracts 10% for holding and selling costs, 10% for profit and its repair costs. All About Real Estate subtracts repairs, selling costs and its return; its Fort Walton Beach page says the offer is based on what similar homes there sell for after repairs, minus the repair cost. Cash Home Buyer Florida names its inputs. None publishes its cash offer as a share of your home’s value.

Compare net to net, never a cash price against a listing net. A cash sale saves the commission, but you may still pay Florida’s documentary stamp tax, the owner’s title policy and an estoppel fee, depending on your contract.

  • The purchase price and every deduction from it
  • Documentary stamp tax: $0.70 per $100 of price; the law makes all parties liable, the seller customarily pays, and your contract decides ($3,181 at a $454,325 price)
  • The owner’s title policy: the premium is set by the state ($2,350 at $454,325). In Okaloosa, local practice often has the buyer pay for the owner’s title policy, but your contract decides. Check paragraph 9(c).
  • Any condo special assessment or code lien still owed, and who pays it
  • The closing date, and what lets the buyer reprice or walk away

How the Fort Walton Beach market affects a cash sale

No sales series is published for the City of Fort Walton Beach or Okaloosa County alone, so the prices below are for the Crestview-Fort Walton Beach-Destin metro, which also includes Walton County and its beach markets. Each figure names its source and period, and we never set the sales report beside the listings data, because they count different things.

  • The median single-family home in the Crestview-Fort Walton Beach-Destin metro (Okaloosa and Walton counties) sold for $454,325 in September 2026, up 7.0% from a year earlier, per Florida Realtors.
  • The same report counted 550 single-family sales in the metro in September 2026, up 2.6% from a year earlier.
  • In the same report, the metro condo and townhouse median was $500,000, on 117 sales, a small enough count that the figure moves a lot month to month.
  • Listings in the same metro had been on the market a median 98 days in September 2026, against 104 a year earlier, per Realtor.com data on FRED.
  • The metro had 4,194 active listings in September 2026, against 4,682 a year earlier, per Realtor.com data on FRED.
  • Citizens, Florida’s insurer of last resort, had 1,019 multiperil homeowner policies in Okaloosa County at the end of August 2026, down from 5,482 a year earlier, per its county report. Both counts predate Hurricane Isaias.
  • 38.2% of the occupied homes in the City of Fort Walton Beach are rented, per the 2020-24 American Community Survey (our calculation).
  • No current all-cash share is published for Fort Walton Beach or Okaloosa County.

Fort Walton Beach traps that change the deal

Storm damage, military moves, Okaloosa Island condos and older houses shape what a Fort Walton Beach cash buyer will pay and how fast it can close.

  • Hurricane Isaias: it made landfall near Destin, about 10 miles east of Fort Walton Beach, on October 9, 2026 with 105 mph winds, per the National Hurricane Center. Two days later, a syndicated news report said tens of thousands of people in Okaloosa County were still without power. If your home was damaged, get your insurer’s estimate and the building department’s substantial-damage decision before accepting a cash offer.
  • Isaias aid: WEAR-TV reported that a major disaster was declared in late October and that, as of October 28, 2026, FEMA had not said whether Okaloosa households qualify for individual assistance. Check fema.gov for your county before you price the house.
  • Which building office decides: Mary Esther, Shalimar and Cinco Bayou are separate towns from the City of Fort Walton Beach, so check which building and code office covers your address before you rely on any repair or substantial-damage decision.
  • Flood disclosure: every Florida home seller, including one selling to a cash buyer, must give a flood disclosure at or before signing (s. 689.302). Check your parcel on the FEMA flood map, and after Isaias, expect buyers to ask about past flood claims and FEMA aid.
  • Military moves: Eglin Air Force Base, eight miles northwest of the city, serves about 20,000 personnel, per Military OneSource. Hurlburt Field, five miles west, lists 7,575 active-duty personnel. If PCS orders set your deadline, a cash sale can close before your report date; compare that against a listing, since metro listings sat a median 98 days in September 2026.
  • Behind on a mortgage you took out before entering service? The SCRA restricts foreclosure, so talk to your base legal office before you sign a below-market offer.
  • Island condos: a condo building three stories or taller needs a milestone inspection by the end of the year it turns 30, and every 10 years after (s. 553.899). The buyer gets the inspection summary and the reserve study at your expense and keeps a 7-day right to void, even in a cash sale (s. 718.503).
  • Older houses: half of the homes in the City of Fort Walton Beach were built in 1972 or earlier, per the 2020-24 American Community Survey.
  • Deed fraud: the Okaloosa County Clerk runs a free Fraud Notify alert for recordings in your name; sign up from its homepage. It warns you after a deed is recorded; it does not stop one.

Does Opendoor buy houses in Fort Walton Beach?

We could not confirm it. Opendoor’s Fort Walton Beach, Destin and Crestview addresses redirect to its homepage, and its Pensacola page does not mention Fort Walton Beach, Okaloosa County, Destin or Crestview.

Offerpad lists no Okaloosa, Walton or Pensacola market, HomeGo lists no Panhandle market, and Sundae does not mention Fort Walton Beach. Express Homebuyers’s Florida page names only Broward and Palm Beach counties. The HomeVestors, We Buy Ugly Houses and Joe Homebuyer pages we tried blocked our checks, and no HomeVestors listing appeared in the Fort Walton Beach local results we checked on November 2, 2026.

Selling a Florida condo after Surfside

Since the 2022 building-safety law and its later amendments, every Florida condo contract must say whether a milestone inspection and reserve study are required and done, and a cash buyer cannot make that go away.

Florida condos are softer than houses in 2026, but no source we found ties that to the new laws, so we do not claim it. Florida Cash Home Buyers has a page on post-Surfside inspection rules, and Cash Home Buyer Florida and All About Real Estate name condos on their Fort Walton Beach pages.

  • Milestone inspection: buildings three stories or taller are inspected by the end of the year they turn 30 (25 where the local agency requires it), then every 10 years (s. 553.899)
  • Structural integrity reserve study, for buildings three stories or taller in associations that existed by July 1, 2022: due by December 31, 2025, and never later than December 31, 2026 (s. 718.112)
  • Your contract must say whether those are required and done. Unless the buyer received the documents more than 7 days before signing, the buyer can void within 7 days of receiving them, and that right cannot be waived, even by a cash buyer (s. 718.503)
  • The association must deliver an estoppel certificate within 10 business days, for a fee capped by statute at $250 before add-ons and inflation adjustments (s. 718.116); unpaid assessments follow the unit and usually come out of your proceeds

What the seller owes before closing

Florida has no standard seller disclosure form, but a seller who knows about a hidden problem that materially affects value must disclose it, even in an as-is cash sale. Several statutory notices also apply.

  • Flood disclosure, at or before signing, on every residential sale since October 1, 2024, expanded in 2025 (s. 689.302)
  • Radon notice on at least one contract document (s. 404.056) and the property tax disclosure summary (s. 689.261)
  • HOA disclosure summary before signing, or the buyer may void within 3 days (s. 720.401)
  • Federal lead paint disclosure for homes built before 1978, including as-is cash sales (EPA)
  • If the home is your homestead and you are married, your spouse must sign the deed, even if only your name is on title

Do I need a lawyer to sell my house for cash in Florida?

No statute requires one. Florida cash sales usually close through a licensed title agent or a real estate attorney (s. 626.8417), and money a title agency holds is held in trust (s. 626.8473). You can still hire your own real estate attorney, and it is worth doing for an estate, a homestead or a contract the buyer wrote.

There is no general cooling-off period. The FTC Cooling-Off Rule excludes real estate, and Florida’s 3-business-day right below applies only to certain foreclosure deals. Once you sign, the contract is your protection.

In foreclosure? What Florida law covers

Florida’s foreclosure-rescue statute is narrow. It covers a sale only when a foreclosure notice is recorded against the home, you keep an interest such as a lease-back or buy-back, and the deal is meant to stop or delay the foreclosure. Then the contract must be in large type, you can cancel until 5 p.m. on the third business day, and a buy-back price more than 17% a year above the total the buyer paid is presumed unconscionable. A straight cash sale where you move out is not covered.

Foreclosure goes through the courts. After judgment, the sale is set 20 to 35 days out (s. 45.031), and you can usually redeem until the clerk files the certificate of sale or a later time set in the judgment (s. 45.0315). After lienholders who file timely claims are paid, any surplus belongs to the owner, you can claim it yourself with a free form, and a surplus buyer’s assignment is honored only if its fee is 12% or less (s. 45.033).

Direct buyer or wholesaler?

Florida has no law written for wholesalers, and as of our October 25, 2026 Florida check we found no wholesaling bill. But Florida presumes that anyone who advertises property they do not own is acting as a broker, which requires a license when done for a fee (s. 475.43); the presumption can be rebutted, but unlicensed brokerage is a third-degree felony (s. 475.42). Ask in writing whether the company will close in its own name with its own money, and bar assignment without your consent.

All About Real Estate says in writing that it does not wholesale. Quality Properties’ FAQ mentions “a network of affiliated investors” but does not say whether contracts are assigned. Several Florida buyers are run by licensed agents or brokers buying for their own account; ask the contract to say whether anyone on the buyer’s side is a licensee and in what role.

Property types that change the deal

Florida’s homestead, mobile-home and storm rules shape what a cash buyer will pay and how fast it can close.

  • Mobile homes: check whether yours has a vehicle-style title or was converted to real property (s. 319.261). In a park, the park must approve the buyer and may not unreasonably withhold approval (s. 723.059)
  • Probate: a personal representative can sell without court approval only if the will gives the power (s. 733.613). Summary administration now covers estates up to $150,000, up from $75,000 on July 1, 2026 (s. 735.201)
  • Tenants: a buyer generally takes the property subject to existing leases, and security deposits must transfer to the new owner (s. 83.49)
  • Code liens attach to the property but cannot be foreclosed on a homestead (s. 162.09). An open permit from a prior owner is a reason buyers discount, not a bar to selling; any owner can close it (s. 553.79)
  • Storm damage: if repairs cost half or more of the structure’s pre-damage value, flood-plain rules and your local ordinance can require it to meet current flood rules, as determined by the local building official (Florida’s definition is in s. 161.54). Since June 26, 2025, local governments may not add up repairs over several years (s. 163.31795). Ask for the substantial damage determination before accepting a “land value” offer.

When a cash sale is the wrong call

A cash sale wins when time, condition or certainty matter more than price, and loses when you can wait. In our worked example, a house worth $454,325 after repairs (the Florida Realtors single-family median for the Crestview-Fort Walton Beach-Destin metro, September 2026, which includes Walton County) and needing $40,000 of work (our assumption) nets about $275,600 from a 70%-formula cash offer after about a month, $387,200 from listing as-is at $414,325 after about 5 months, and $383,900 from renovating and selling at $454,325 after about 7 months. Each column pays the doc stamps and costs of $463 a month (Okaloosa County median taxes from the 2024 American Community Survey plus NerdWallet’s Florida average insurance sample, since it publishes no Fort Walton Beach figure). The listing paths also pay a 5.29% commission (Clever survey, August 2026, 61 Florida agents).

That gap of about $111,600 is the price of speed in this example. If your contract puts the owner’s title policy on you, each column loses about $1,470 to $2,350 more. It leaves out settlement fees, condo or HOA estoppel fees, special assessments, flood insurance, mortgage payoff and capital gains. The 70% figure is an investor rule of thumb, not a measured Fort Walton Beach offer. The median includes Walton County beach markets and mixes homes in every condition, so treat it as a simplification. The calculator above uses its own illustrative cash and as-is assumptions, so its figures will not match this example.

Cash tends to win for a house with storm or flood damage you cannot fund, an uninsurable roof, an inherited house, a tenant you cannot remove, or a PCS move with a fixed report date. It tends to lose for an insurable, move-in-ready house when you can wait about five months.

Spotting a scam and where to report it

Every Florida county clerk must offer a free email alert when a document is recorded in your name (s. 28.47); sign up in each county where you own property, starting with the Okaloosa County Clerk’s Fraud Notify alert. It is an alert, not a block. Recording a fraudulent deed is a felony (s. 817.535), and an owner can sue to quiet title on a fast track (s. 65.091). In December 2025 a Florida court ordered MV Realty to remove liens from over 9,000 homes over long-term listing agreements.

Report deceptive buyers to the Attorney General’s Fraud Hotline at 1-866-966-7226 (AG), unlicensed real estate activity to DBPR (Department of Business and Professional Regulation), and fraud to the FTC at ReportFraud.ftc.gov. Unclaimed surplus funds can be searched free at FLTreasureHunt.gov.

  • An offer to let you rent back or buy back the home while in foreclosure, without the large-type contract and 3-business-day cancellation notice
  • Upfront fees to stop a foreclosure, being told not to call your lender, or payment by wire or app (FTC)
  • A buyer advertising your home to other investors before closing, or a contract that lets it assign to anyone without your consent
  • A surplus-funds pitch asking for more than 12% of a foreclosure surplus, or saying you need a company to claim it
  • A condo buyer asking you to waive its 7-day document review right; the statute says any waiver has no effect
  • A claim that a cash sale nets more than listing; the FTC’s 2022 Opendoor order treated that claim as deceptive when unsupported
  • Our synthesis of local reporting: “land value” offers in storm-hit areas made before the local substantial damage determination

Verify any buyer in fifteen minutes

Five free checks show whether a buyer is who it says it is, and whether it actually closes on homes in its own name.

  • Entity: search the Florida Division of Corporations (Sunbiz) for the buyer’s status, filing date and managers
  • Purchase history: search the company as grantee in the county clerk’s official records, and as owner on the property appraiser’s site
  • Lawsuits: the county clerk’s online court records, by party name
  • Licenses: the DBPR license search, to see whether the person across the table is a licensed agent or broker
  • Complaints: call the Attorney General’s Fraud Hotline, and read the company’s BBB file as a pointer, not a verdict

Common questions

Our methodology

Every ranked company passed two pass/fail gates, has a page or a sentence naming Fort Walton Beach on its own site, and scored at least 79.7 of 100, the lowest score on our Florida list. We rank by score, not size or location, and publish every company that did not make the list.

  • Gate 1 (pass/fail): a named legal entity on the company’s site or BBB file
  • Gate 2 (pass/fail): a physical address on at least two of site, BBB and Google, with no conflicting address
  • Founding date, 15 points: 15 for a third-party date with no conflicting claim, 7.5 when the company’s claim conflicts with the record, 0 with no third-party date
  • Reviews, 20 points: Google count of 100+ earns 20, 30 to 99 earns 15, 10 to 29 earns 10, under 10 earns 0
  • BBB file, 15 points: 15 for A+ and accredited, 10 for A+ not accredited, 5 for Not Rated or a lower letter grade, 0 for no BBB file, minus 2 per complaint in three years
  • Closing timeline and fees in writing, 15 points: 15 for a day count plus a fee policy, 10 without a day count, 7.5 for only one of the two, 0 for neither
  • Offer method, 15 points: 15 for a formula or worked example, 8 for named inputs, 3 for “fair offer” only, 0 for nothing
  • Florida property types, 20 points: the share of six named on the company’s own pages (condos and post-Surfside issues, hurricane, flood or roof damage, mobile homes, inherited/probate, tenant-occupied, code violations or open permits)
  • Location is not scored: a buyer based elsewhere ranks if its own site has a page or a sentence naming Fort Walton Beach and it clears the bar; a county line, a schema city list or a region phrase such as “Emerald Coast” does not count
  • Ranked buyers must show an official logo we can display; a buyer that clears the bar without one is listed below the ranking with its score

No company paid to be included or ranked. A company whose own pages make a trust or business-model claim contradicted by a third-party record is held until resolved. Google ratings were pulled on the dates shown; deal volumes are company-stated and were not matched to deed records. We did not search Sunbiz, license or court records for this update, so “no complaints” means none in the BBB file.

The buyers we checked and did not rank

35 companies and programs did not make the list, most for a reason you can check in two minutes. One scored above our Florida bar and is listed here until we can show its official logo. We state the record conflict, never a motive.

  • Bertucci Investment Group LLC (Metairie, Louisiana)Passed both gates and scored 81.3 on our checks (Google 5.0 from 132 reviews, checked Nov 2, 2026; BBB A+, accredited since June 13, 2024, with no complaints in the last three years). We list it here rather than in the ranking until we can show its official logo: its only logo is white text on a dark background. Its site, BBB and Google give the same address, 128 Colby St, Metairie, Louisiana, and it lists no Florida address. Its site says Fort Walton Beach was the place of its first Florida purchase. Its site names Andrew Rodriguez and Tony Bertucci as owners; BBB lists Andrew Bertucci as principal. It gives no closing day count in its visible text.
  • Florida Cash Real Estate LLC (Fort Walton Beach)Held. Its BBB file shows an F rating, with BBB’s stated reason “Unauthorized use of BBB name or trademarks”. It is a different company from Florida Cash Home Buyers (FL Cash Home Buyers, LLC, Fort Lauderdale).
  • JNL Solutions, LLC (Cinco Bayou)Passed both gates but scored 63.0: it says it gives “a fair cash offer” but publishes no offer method, and names three of six property types. It has a street address on BBB and Google (158 Eglin Pkwy NE), 26 Google reviews (checked Nov 2, 2026), and a written 7-day close with closing costs covered.
  • Panhandle Real Estate Investments (Panama City)Passed both gates but scored 56.3: no offer formula, and no Google listing found when we checked it for our Pensacola page on October 29, 2026. It has a Fort Walton Beach page.
  • The Gulf Coast Property Group / Gulf Coast Home Buyers, Tidwell Properties, DLU Properties, House For Cash Solutions, 30A Family Homebuyers, NorthWest Florida House Buyer, The Friendly Home Buyer, French InvestmentsNo matching street address: we could not find one street address on two of site, BBB and Google with no conflicting address. Several show only a ZIP code, a service area or a PO box, or different addresses on different records.
