Best Cash Home Buyersin Hialeah

We checked 49 cash home buyers and programs that appear in Hialeah searches and lists against BBB files, Google reviews, their own terms and Florida law. Six cleared the bar we use across Florida, and each has a Hialeah page on its own site. We rank five; the sixth, ABC Capital Group, is listed below the ranking until we can show its official logo. The company in Google’s top results panel for “we buy houses hialeah” could not be verified because its site returned an error, and every company that did not rank is listed with its reason.

FL Cash Home Buyers, LLC is a cash buyer based in Fort Lauderdale, with managing members Omer Reiner and Gabriel Garcia and a BBB business start of 2011 that matches its site. It is the only buyer ranked here that prints its offer as an equation with percentages. Its Hialeah page works an example: a home worth $300K after repairs, needing $40K of work, gets a $200K offer. That is the company’s own illustration, not a Hialeah offer. The same page says “We’ve Bought Homes in Hialeah Since 2011!”, consistent with its BBB start. The trade-off: two BBB complaints in three years, deal counts that differ across its own pages, and a novation package that is not a cash sale. Ask them this before you sign: “Is this a straight cash purchase by FL Cash Home Buyers, LLC, or one of your novation packages, and which clause says so?”

Property Nation is the name Orbis Capital Ventures, LLC uses, per its BBB file, which shows a business start of October 2016 and accreditation since 2017. Its office is in Miami near Doral, at an address that matches on its site and Google. Its Hialeah page says “We buy houses outright in Hialeah with our own cash” and names condos, inherited homes, tenants and mobile homes, which few Hialeah buyers name. The trade-offs: one BBB complaint, no legal entity on its own site, an offer method that names inputs but not a formula, and a fee line that may leave the deed stamps with you. Ask them this before you sign: “Will Orbis Capital Ventures, LLC be the buyer on the contract, and who pays the Miami-Dade doc stamps on this deed?”

All About Real Estate LLC is a direct cash buyer based in Hollywood, with president Petru Pusta, who discloses his Florida broker license on the homepage, and a BBB business start of October 2017. It is the only ranked buyer that names all six Florida property types alongside a no-wholesale answer and a written offer formula. The records conflict on its age: the site says founded 2014, while BBB lists 2017. Its Hialeah page says it buys “from the Leah Arts District and the streets around Hialeah Park to Palm Springs and the west side”, and it gives the City Clerk’s $500 lien search fee, which matches the city’s own page. Easy Home Buyer, LLC is a cash buyer based in Fort Lauderdale, with managing members Elan Evron and Randy McCarthy and a BBB business start of January 2019. It has pages on special-assessment condos and uninsurable roofs, and it says when listing would net more. The records conflict on its age: the site says 2015, while BBB lists 2019. A different company uses a near-identical name. Cornerstone Homebuyers, Inc is a direct cash buyer based in Miami, with president Elizabeth Verdura and a BBB business start of May 2009 that matches its site. It puts “our own money” in writing and names the Miami-Dade case many sellers face: unsafe-structure and code-violation notices it says it clears after closing. The trade-off: only 22 Google reviews, two slightly different closing-cost sentences and no formula. Its Hialeah page says “Local Home Buyers In Hialeah Since 2009”, consistent with its BBB start, and its score sits exactly on our 79.7 bar. Selling your Hialeah home for cash

Selling a Hialeah home for cash means Miami-Dade’s 60-cent documentary stamps, a 45-cent surtax if you sell a duplex, and, inside city limits, the City of Hialeah’s re-occupancy inspection, which checks that a house built for one family is still one home. All five ranked buyers have a Hialeah page, and their offices are in Miami, Fort Lauderdale and Hollywood.

How much do cash buyers pay in Hialeah?

Two ranked buyers publish a formula. Florida Cash Home Buyers subtracts 10% for holding and selling costs, 10% for profit, and repairs from after-repair value. All About Real Estate subtracts repairs, selling costs and its return. Property Nation, Easy Home Buyer and Cornerstone Homebuyers name their inputs. None publishes its cash offer as a share of your home’s value.

Compare net to net, never a cash price against a listing net. A cash sale saves the commission, but you may still pay the doc stamps, the surtax on a duplex and the city’s re-occupancy fee, depending on your contract.

  • The purchase price and every deduction from it
  • Documentary stamp tax: Miami-Dade charges $0.60 per $100 of price, not the $0.70 charged elsewhere in Florida, per Department of Revenue guidance under Rule 12B-4.012; all parties are liable and your contract decides who pays ($4,152 at a $692,000 price)
  • Surtax: a further $0.45 per $100 applies unless the deed conveys only a single-family home, which the statute says may be a condo unit or a detached house (s. 201.031). A Hialeah duplex pays both, $1.05 per $100 in all; a condo unit pays only the 60 cents
  • The owner’s title policy: in Miami-Dade the buyer customarily pays it, but your contract decides
  • The City of Hialeah’s re-occupancy inspection: $100, or $300 to expedite, per the city’s application form
  • The closing date, and what lets the buyer reprice or walk away

How the Hialeah market affects a cash sale

No City of Hialeah median sale price was available from a primary source. Florida Realtors publishes figures by ZIP code, and the seven Hialeah ZIP codes also cover land outside city limits, so we label them as ZIP figures. Each figure names its source and period, and we never combine two data series in one sentence.

  • Single-family medians in the seven Hialeah ZIP codes ran from $535,000 (33010) to $745,000 (33014) in the third quarter of 2026, per Florida Realtors’ ZIP code report.
  • The Miami-Dade single-family median was $692,000 in September 2026, up 4.1% from a year earlier, per Miami Realtors.
  • Condo and townhouse medians in the Hialeah ZIP codes ran from $223,000 (33012) to $470,000 (33018) in the third quarter of 2026, against $409,500 countywide, per the condo ZIP report.
  • In the same report, Hialeah ZIP codes had 3.1 to 8.8 months of condo supply, against 12.3 months countywide.
  • In the single-family ZIP report, 30 of 211 sales in the Hialeah ZIP codes (14.2%) were paid in cash in the third quarter of 2026, against 23.8% countywide (our calculation).
  • All-cash purchases were 43.2% of Miami-Fort Lauderdale-West Palm Beach metro sales from January to April 2026, per Realtor.com.
  • Miami-Dade listings spent a median 87 days on market in September 2026, against 93 a year earlier, per Realtor.com data.
  • In the City of Hialeah, 57.2% of occupied homes were rented, per the 2024 American Community Survey (our calculation).
  • In the same survey, 60.6% of the city’s homes were built before 1980 (our calculation).

Hialeah traps that change the deal

The city’s re-occupancy inspection, unpermitted additions, code liens and the line between a Hialeah address and the City of Hialeah shape what a cash buyer will pay and how fast it can close.

  • Re-occupancy certificate: the city’s Re-Occupancy Inspections page says “A Certificate of Re-Occupancy is required for all applicable real estate closings and other transactions on residential units.” It says the inspection checks current zoning and is “neither a structural, electrical, plumbing, nor mechanical inspection.”
  • Re-occupancy timing and fees: the city’s application form says the city code allows up to 30 days to complete the inspection and lists $100, or $300 for an inspection within 10 days. A separate conditional certificate form lists a $500 request fee. File early, and if an efficiency or converted garage fails the inspection, ask the buyer in writing who pays to fix it or for a conditional certificate.
  • Unpermitted additions: enclosed garages, back efficiencies and additions without permits show up in two places when you sell, the re-occupancy inspection and the city’s lien search, which covers “unsafe structures and open or expired building permits” and costs $500 ($600 expedited).
  • Code liens: a cash buyer that offers to clear a city lien may be pricing in the full amount; ask which figure it used.
  • Recertification: the City of Hialeah and Miami-Dade require building recertification at 30 years and every 10 years after. The county’s page exempts single-family homes and duplexes. The program is still often called the 40-year recertification.
  • City limits: the Hialeah ZIP codes 33014, 33015, 33016 and 33018 include areas outside the City of Hialeah. City rules such as the re-occupancy inspection and city liens apply only inside city limits, so check which side of the line your house is on before you plan around them.
  • Flood: Hialeah has a Class 7 rating in FEMA’s Community Rating System, which the city says brings 15% off flood premiums inside Special Flood Hazard Areas. Florida’s flood disclosure applies whether the buyer pays cash or not (s. 689.302).
  • Deed fraud: the Miami-Dade Clerk’s free Property Fraud Alert emails you within 24 hours when a deed is recorded under your folio. It cannot stop a fraudulent deed, but it lets you act quickly.

Does Opendoor buy houses in Hialeah?

Not by name. Opendoor’s Tampa page lists Florida cities including Miami and Miami Gardens, but not Hialeah, so check your address with it directly. Its help center lists mobile and manufactured homes as not eligible and only some condos as eligible.

Offerpad, Sundae and HomeGo list no Miami or Hialeah market, and Express Homebuyers says it buys, in Florida, only in Broward and Palm Beach counties. HomeVestors and Joe Homebuyer pages blocked our check, so we could not verify a franchisee for Hialeah.

Selling a Florida condo after Surfside

Since the 2022 building-safety law and its later amendments, every Florida condo contract must say whether a milestone inspection and reserve study are required and done, and a cash buyer cannot make that go away.

Florida condos are softer than houses in 2026, but no source we found ties that to the new laws, so we do not claim it. Easy Home Buyer has a page on condo special assessments, and Florida Cash Home Buyers has one on post-Surfside inspection rules.

  • Milestone inspection: buildings three stories or taller are inspected by the end of the year they turn 30 (25 where the local agency requires it), then every 10 years (s. 553.899)
  • Structural integrity reserve study, for buildings three stories or taller in associations that existed by July 1, 2022: due by December 31, 2025, and never later than December 31, 2026 (s. 718.112)
  • Your contract must say whether those are required and done. Unless the buyer received the documents more than 7 days before signing, the buyer can void within 7 days of receiving them, and that right cannot be waived, even by a cash buyer (s. 718.503)
  • The association must deliver an estoppel certificate within 10 business days, for a fee capped by statute at $250 before add-ons and inflation adjustments (s. 718.116); unpaid assessments follow the unit and usually come out of your proceeds

What the seller owes before closing

Florida has no standard seller disclosure form, but a seller who knows about a hidden problem that materially affects value must disclose it, even in an as-is cash sale. Several statutory notices also apply.

  • Flood disclosure, at or before signing, on every residential sale since October 1, 2024, expanded in 2025 (s. 689.302)
  • Radon notice on at least one contract document (s. 404.056) and the property tax disclosure summary (s. 689.261)
  • HOA disclosure summary before signing, or the buyer may void within 3 days (s. 720.401)
  • Federal lead paint disclosure for homes built before 1978, including as-is cash sales (EPA)
  • If the home is your homestead and you are married, your spouse must sign the deed, even if only your name is on title

Do I need a lawyer to sell my house for cash in Florida?

No statute requires one. Florida cash sales usually close through a licensed title agent or a real estate attorney (s. 626.8417), and money a title agency holds is held in trust (s. 626.8473). You can still hire your own real estate attorney, and it is worth doing for an estate, a homestead or a contract the buyer wrote.

There is no general cooling-off period. The FTC Cooling-Off Rule excludes real estate, and Florida’s 3-business-day right below applies only to certain foreclosure deals. Once you sign, the contract is your protection.

In foreclosure? What Florida law covers

Florida’s foreclosure-rescue statute is narrow. It covers a sale only when a foreclosure notice is recorded against the home, you keep an interest such as a lease-back or buy-back, and the deal is meant to stop or delay the foreclosure. Then the contract must be in large type, you can cancel until 5 p.m. on the third business day, and a buy-back price more than 17% a year above the total the buyer paid is presumed unconscionable. A straight cash sale where you move out is not covered.

Foreclosure goes through the courts. After judgment, the sale is set 20 to 35 days out (s. 45.031), and you can usually redeem until the clerk files the certificate of sale or a later time set in the judgment (s. 45.0315). After lienholders who file timely claims are paid, any surplus belongs to the owner, you can claim it yourself with a free form, and a surplus buyer’s assignment is honored only if its fee is 12% or less (s. 45.033).

Property types that change the deal

Florida’s homestead, mobile-home and storm rules shape what a cash buyer will pay and how fast it can close.

  • Mobile homes: check whether yours has a vehicle-style title or was converted to real property (s. 319.261). In a park, the park must approve the buyer and may not unreasonably withhold approval (s. 723.059)
  • Probate: a personal representative can sell without court approval only if the will gives the power (s. 733.613). Summary administration now covers estates up to $150,000, up from $75,000 on July 1, 2026 (s. 735.201)
  • Tenants: a buyer generally takes the property subject to existing leases, and security deposits must transfer to the new owner (s. 83.49)
  • Code liens attach to the property but cannot be foreclosed on a homestead (s. 162.09). An open permit from a prior owner is a reason buyers discount, not a bar to selling; any owner can close it (s. 553.79)
  • Storm damage: if repairs cost half or more of the structure’s pre-damage value, flood-plain rules and your local ordinance can require it to meet current flood rules, as determined by the local building official (Florida’s definition is in s. 161.54). Since June 26, 2025, local governments may not add up repairs over several years (s. 163.31795). Ask for the substantial damage determination before accepting a “land value” offer.

Cash buyers by Hialeah neighborhood

We do not count buyers by neighborhood. What changes from one part of the city to the next is the kind of sale and the local risk.

  • East Hialeah, around Hialeah Park and the Leah Arts District (ZIP codes 33010 and 33013): the oldest homes, where re-occupancy and unpermitted-work issues shape the sale. 33010 had the lowest single-family median of the seven Hialeah ZIP codes in the third quarter of 2026, $535,000.
  • Central and south Hialeah (33012): many condo and townhouse sales and the lowest condo median, $223,000 in the third quarter of 2026. In older low-rise condo buildings, ask about recertification status and special assessments.
  • The west and north edges toward Miami Lakes and Hialeah Gardens (33014, 33015, 33016 and 33018): newer subdivisions and townhouses with higher single-family medians, where listing usually nets more for an updated home. Much of this area lies outside city limits.
  • Across the city, most homes are rented and many lots have a back unit, so tenant-in-place sales are common; check the unit against the re-occupancy rule first.

When a cash sale is the wrong call

A cash sale wins when time, condition or certainty matter more than price, and loses when you can wait. In our worked example, a Miami-Dade house worth $692,000 after repairs (the Miami Realtors single-family median, September 2026) and needing $40,000 of work (our assumption) nets about $440,700 from a 70%-formula cash offer after about a month, $609,400 from listing as-is at $652,000 after about 4 months, and $605,000 from renovating and selling at $692,000 after about 6 months. Each column pays the 60-cent doc stamps and costs of $1,038 a month (Miami-Dade median taxes from the 2024 American Community Survey plus NerdWallet’s February 2026 Hialeah insurance sample). The listing paths also pay a 5.29% commission (Clever survey, August 2026, 61 Florida agents).

That gap of about $168,700 is the price of speed in this example: about three months sooner. It leaves out flood insurance, condo dues and assessments, the re-occupancy fee, estoppel and settlement fees and the owner’s title policy, which Miami-Dade buyers customarily pay. A duplex would also pay the 45-cent surtax. The 70% figure is an investor rule of thumb, not a measured Hialeah offer, and the county median mixes homes in every condition and sits above most Hialeah ZIP code medians, so treat it as a simplification. The calculator above uses a different, illustrative cash and as-is assumption, so its cash and as-is figures will not match this example; its repair-and-list figure does.

Cash tends to win for a house with an efficiency or addition that may not pass the re-occupancy inspection, a rental with a tenant in place, an inherited house, a condo facing a special assessment, or a code lien you cannot cure. It tends to lose for an insurable, move-in-ready house when you can wait about four months.

Spotting a scam and where to report it

Every Florida county clerk must offer a free email alert when a document is recorded in your name (s. 28.47); sign up in each county where you own property, as with Miami-Dade’s. It is an alert, not a block. Recording a fraudulent deed is a felony (s. 817.535), and an owner can sue to quiet title on a fast track (s. 65.091). In December 2025 a Florida court ordered MV Realty to remove liens from over 9,000 homes over long-term listing agreements.

Report deceptive buyers to the Attorney General’s Fraud Hotline at 1-866-966-7226 (AG), unlicensed real estate activity to DBPR (Department of Business and Professional Regulation), and fraud to the FTC at ReportFraud.ftc.gov. Unclaimed surplus funds can be searched free at FLTreasureHunt.gov.

  • An offer to let you rent back or buy back the home while in foreclosure, without the large-type contract and 3-business-day cancellation notice
  • Upfront fees to stop a foreclosure, being told not to call your lender, or payment by wire or app (FTC)
  • A buyer advertising your home to other investors before closing, or a contract that lets it assign to anyone without your consent
  • A surplus-funds pitch asking for more than 12% of a foreclosure surplus, or saying you need a company to claim it
  • A condo buyer asking you to waive its 7-day document review right; the statute says any waiver has no effect
  • A claim that a cash sale nets more than listing; the FTC’s 2022 Opendoor order treated that claim as deceptive when unsupported
  • Our synthesis of local reporting: “land value” offers in storm-hit areas made before the local substantial damage determination

Verify any buyer in fifteen minutes

Five free checks show whether a buyer is who it says it is, and whether it actually closes on homes in its own name.

  • Entity: search the Florida Division of Corporations (Sunbiz) for the buyer’s status, filing date and managers
  • Purchase history: search the company as grantee in the county clerk’s official records, and as owner on the property appraiser’s site
  • Lawsuits: the county clerk’s online court records, by party name
  • Licenses: the DBPR license search, to see whether the person across the table is a licensed agent or broker
  • Complaints: call the Attorney General’s Fraud Hotline, and read the company’s BBB file as a pointer, not a verdict

Common questions

Our methodology

Every ranked company passed two pass/fail gates, has a page or sentence on its own site naming Hialeah, and scored at least 79.7 of 100, the lowest score on our Florida list. We rank by score, not size or location, and publish every company that did not make the list.

  • Gate 1 (pass/fail): a named legal entity on the company’s site or BBB file
  • Gate 2 (pass/fail): a physical address on at least two of site, BBB and Google, with no conflicting address
  • Founding date, 15 points: 15 for a third-party date with no conflicting claim, 7.5 when the company’s claim conflicts with the record, 0 with no third-party date
  • Reviews, 20 points: Google count of 100+ earns 20, 30 to 99 earns 15, 10 to 29 earns 10, under 10 earns 0
  • BBB file, 15 points: 15 for A+ and accredited, 10 for A+ not accredited, 5 for Not Rated or a lower letter grade, 0 for no BBB file, minus 2 per complaint in three years
  • Closing timeline and fees in writing, 15 points: 15 for a day count plus a fee policy, 10 without a day count, 7.5 for only one of the two, 0 for neither
  • Offer method, 15 points: 15 for a formula or worked example, 8 for named inputs, 3 for “fair offer” only, 0 for nothing
  • Florida property types, 20 points: the share of six named on the company’s own pages (condos and post-Surfside issues, hurricane, flood or roof damage, mobile homes, inherited/probate, tenant-occupied, code violations or open permits)
  • Location is not scored: a buyer based elsewhere in Florida ranks if its own site says it buys in Hialeah and it clears the bar

No company paid to be included or ranked. A buyer that clears the bar is ranked only when we can show its official logo. A company whose own site makes a trust or business-model claim contradicted by a third-party record is held until resolved. Google ratings were pulled on November 1, 2026; deal volumes are company-stated and were not matched to deed records. We did not search Sunbiz, license or court records for this update, so “no complaints” means none in the BBB file. We could not read the text of the city code section behind the re-occupancy rule, so that section quotes only the city’s own web pages and forms.

The buyers we checked and did not rank

44 companies and programs are not ranked, most for a reason you can check in two minutes. We state the record conflict, never a motive.

  • ABC Capital Group LLCPassed both gates and scored 96.7 on our checks (Google 4.9 from 122 reviews, checked Nov 1, 2026; BBB A+, accredited). We list it here rather than in the ranking until we can show its official logo: the only brand image on its site is a stock graphic. Its site gives its office as 18191 NW 68 Ave, Suite 112, Hialeah, FL 33015; BBB lists the same street, suite and ZIP code with the city as Miami Gardens. BBB lists Christian Guanipa as a managing member; the site lists Christian Arencibia.
  • AHB Partners (Hallandale Beach)Held. Its FAQ says “We’re not agents, and we don’t list houses”; BBB lists two Florida real estate license numbers for the business, and a review shown on its own Hialeah page describes the person the reviewer worked with as an agent. It has a Hialeah page and would score 86.3 once the records are reconciled.
  • Priority Home BuyersHeld. Its site displays a BBB accreditation image while BBB says it is not accredited. Its homepage also has no Hialeah text.
  • Freedom Cash Home Buyers (Davie), Liberty House Buying Group (Miami)Passed both gates and have Hialeah pages, but scored 77.2 and 76.3, just below our Florida bar of 79.7. Freedom names no offer inputs and its header says “Founded in 2015” against a 2016 BBB start; Liberty has 10 Google reviews (checked Nov 1, 2026).
  • Future Generation Homes FL LLC (Miami)Passed both gates and has a Hialeah page, but scores 73.8 at most: BBB A+ but not accredited, offer inputs only, and no condo or mobile-home line on its Hialeah page.
  • Homeinc (Fort Lauderdale)Passed both gates but scored 70.8: four BBB complaints in three years. It names Hialeah only in blog posts, one of which ranks itself the best cash buyer in Hialeah.
  • Peak Cash Offers (REI V PRO LLC)Address conflict: its site gives 15050 NW 79th Ct, Ste 106, Miami Lakes, while the BBB listing with the same phone number gives 8100 Oak Ln Ste 201, Miami Lakes, and 14215 SW 62nd St, Miami.
  • House Buyers HialeahCould not be verified: its site returned an error on November 1, 2026, so we could not read a legal entity, and we found no BBB file. It led Google’s results panel for “we buy houses hialeah” that day.
  • Sunshine State BuyersNo legal entity or street address on the company’s homepage.
  • Sell House Quickly, KeyCashin, Florida House Buyers Direct, House Buyers Miami Beach, Capital Home BuyersNo legal entity named on the company’s own Hialeah page or site.
  • Home Rescue Team LLC, Unload My Home LLCNo street address: their sites give no street address, and their BBB files show only a ZIP code or “Address On File”.
  • Golex Properties, Duval Home BuyersTheir Miami pages have no Hialeah text, and neither has a Hialeah page. Both rank on our Florida page.
  • Cash Home Buyer FloridaIts only page for the area is for Hialeah Gardens, a separate city, and its Hialeah address redirects there. It ranks on our Florida page.
  • Quality Properties of Northwest Florida, OfferCharm, Revival Homebuyer, Evergreen Home Buyers, Home Buyer Tampa, Take Flight Home BuyersOut of market: their homepages and sitemaps name no Hialeah market. All six rank on our Florida page.
  • The Building Buyer, Everyday Home Buyer, Miami Casa Buyers, Total Cash Home BuyersNo Hialeah text on their homepages or sitemaps.
  • Offerpad, Sundae, HomeGo, Express HomebuyersNational platforms with no Hialeah or Miami-Dade market on their own pages; covered in our Opendoor section.
  • HomeVestors (We Buy Ugly Houses), Joe HomebuyerFranchise systems; their own pages blocked our check, so we could not verify a Hialeah franchisee.
  • New Again Houses, WeBuyHouses.comNetworks, not one buyer. New Again Houses lists Miami but not Hialeah; WeBuyHouses.com says its real estate investors are looking to buy homes throughout Hialeah.
  • HomeLight Simple Sale, iBuyer.com, SellWithDealMate, Reeve, CleverMarketplaces, lead sites or publisher lists; not buyers themselves. iBuyer.com and SellWithDealMate rank their own offers first in their Hialeah lists.
  • OpendoorA national iBuyer, covered separately in our guide above rather than ranked.
