We checked 43 cash home buyers and programs that appear in St. Petersburg searches and lists against BBB files, Google reviews, their own terms and Florida law. Nine cleared the bar we use across Florida. One is based in St. Petersburg and two in Tampa Bay; the other six are based elsewhere in Florida, and each has a St. Petersburg page on its own site.
Looking to sell my house fast in St. Petersburg? These nine scored at least 79.7 of 100, the lowest score on our Florida list, and are ranked by rubric score, not size. Florida Cash Home Buyers leads at 92.7. Cornerstone Homebuyers and St. Pete Fast Home Buyer tie at 79.7; Cornerstone ranks first because it has fewer unresolved record conflicts.

FL Cash Home Buyers, LLC is a cash buyer based in Fort Lauderdale, with managing members Omer Reiner and Gabriel Garcia and a BBB business start of 2011 that matches its site. It prints its offer as an equation with percentages, and it has pages on post-Surfside condo rules and hurricane damage. It has a St. Petersburg page but lists no St. Petersburg address. The trade-off: two BBB complaints in three years, deal counts that differ across its own pages, and a novation package that is not a cash sale. Ask them this before you sign: “Is this a cash purchase by FL Cash Home Buyers, LLC, or your Treasure (novation) package, and which line on this contract says so?”

Revival Homebuyer is a cash buyer based in Tampa, with president Robert Fausette and a BBB business start of June 2005. It pairs the longest corroborated history in the set with a written “we do not currently wholesale” answer and a published offer formula. The trade-off: two BBB complaints, one in the last year, and a principal who holds a sales associate license that BBB shows and its homepage does not. Its St. Petersburg page says “We buy houses in St. Petersburg for cash.” and names condos, townhouses and duplexes; its only address on record is in Tampa. Ask them this before you sign: “Will “no assignment” from your FAQ go into this contract, and what profit figure did you subtract in my offer?”

Golex Properties, LLC is a cash buyer based in Boca Raton, with managing members Adrian Rodriguez and Christopher Guillini and a BBB business start of November 2017 that matches its site, which says it has been “buying statewide since 2017”. It names all six Florida property types, including mobile homes on land you own, and its FAQ says it sometimes assigns its contract or double-closes with another investor. The company says its founder is a licensed Florida real estate broker. The trade-off: two BBB complaints in three years and an offer method that names inputs without a formula. Selling a St. Petersburg home for cash means Florida’s documentary stamp tax, a flood disclosure even in an as-is sale and, after Helene and Milton, a city rebuilding threshold of 49% of the structure’s value. One of the nine ranked buyers is based in St. Petersburg and two in Tampa Bay.
How much do cash buyers pay in St. Petersburg?
Three ranked buyers publish a formula. Florida Cash Home Buyers subtracts 10% for holding and selling costs, 10% for profit, and its repair costs from after-repair value. Revival Homebuyer and All About Real Estate subtract repairs, selling costs and their profit or return. The other six name their inputs. None publishes its cash offer as a share of your home’s value.
Compare net to net, never a cash price against a listing net. A cash sale saves the commission, but you may still pay Florida’s documentary stamp tax, the owner’s title policy and an estoppel fee, depending on your contract.
The purchase price and every deduction from it
Documentary stamp tax: $0.70 per $100 of price, with no county surtax in Pinellas; the law makes all parties liable, the seller customarily pays, and your contract decides ($3,255 at a $465,000 price)
The owner’s title policy: the premium is set by the state ($2,400 at $465,000); secondary sources say the seller customarily pays it in Pinellas County, but your contract decides
The closing date, and what lets the buyer reprice or walk away
How the St. Petersburg market affects a cash sale
Pinellas County house prices rose in September 2026 against a weak year earlier, and inventory fell. No St. Petersburg-only sales series was available, so the figures below are countywide; each names its source and period.
The median Pinellas County single-family home sold for $465,000 in September 2026, up 9.4% from a year earlier, per Florida Realtors.
In the same report, the September 2025 single-family median had itself fallen 10.5% from September 2024, so part of the 2026 rise is a recovery; the year-to-date median is $465,000, up 4.6%.
Pinellas single-family homes went under contract in a median 36 days, against 42 a year earlier, with 3.7 months of supply.
The county’s condo and townhouse median was $246,750, up 3.7%, with 6.5 months of supply against 7.9 a year earlier.
Buyers paid cash in 31.0% of Pinellas single-family sales in September 2026, per the same report.
Buyers paid cash in 304 of 495 Pinellas condo and townhouse sales (61.4%) in September 2026 (our calculation from Florida Realtors’ counts).
The same report counted 6 foreclosure and bank-owned single-family sales in Pinellas in September 2026, the same number as a year earlier.
Citizens, Florida’s insurer of last resort, had 19,292 personal residential multiperil policies in Pinellas County at the end of August 2026, down from 81,785 a year earlier, per its county report.
St. Petersburg traps that change the deal
After Helene and Milton, flood rebuilding rules, older housing and condo law shape what a St. Petersburg cash buyer will pay and how fast it can close.
The 49% rule: in its November 2024 letter to owners in a mapped flood zone, the City of St. Petersburg set its substantial-damage threshold at 49% of the structure’s pre-damage market value, not FEMA’s 50%; we could not read the city’s current rule page. Above it, the city can require the whole house to meet current flood rules, which can mean elevating it. The letter says the city uses the Property Appraiser’s value of the structure, not the land, and says owners may submit an independent appraisal from a state-licensed appraiser done within the last 12 months. Get the city’s determination, or your own appraisal, before you accept a “land value” offer.
Lealman is unincorporated Pinellas County, so the city’s 49% rule does not apply there; the county’s own rules do
Unpermitted storm repairs: the same city letter says “Doing unpermitted repairs will result in a violation.” Half of St. Petersburg’s homes were built in 1970 or earlier, per the 2024 American Community Survey; pull the city’s open-permit and code-lien records before you sign, so a buyer cannot cut its price late for something you could have seen
Flood disclosure: since October 2024, every Florida home seller, including one selling to a cash buyer, must give the buyer a flood disclosure at or before signing the contract (s. 689.302). Check the FEMA flood map for your parcel before you price the house; a cash buyer does not need flood insurance, but it will price the risk
Condos: milestone inspections apply to condo buildings three or more habitable stories tall, first at 30 years, or at 25 where the local building official requires it for conditions such as proximity to salt water. If your building qualifies, ask the association for the milestone inspection summary and the reserve study before you take any offer. The buyer gets both at your expense and has seven days to walk away after receiving them, even in a cash sale (s. 718.503)
Tenants: 37.9% of occupied homes in St. Petersburg are rented, per the 2024 American Community Survey (our calculation). A buyer generally takes the home subject to the lease, so get the lease and deposit records ready
Deed fraud: the Pinellas County Clerk runs a free Property Fraud Alert that notifies you by phone or email when a document is recorded against your property. Sign up before you list. It warns you; it does not stop a fake deed.

Does Opendoor buy houses in St. Petersburg?
Opendoor has no St. Petersburg page; its St. Petersburg addresses redirect to the homepage, and its Tampa page covers the Tampa metro and says you can close in 21 to 60-plus days. It publishes no fee percentage, and its help center lists mobile and manufactured homes as not eligible. Its Tampa page calls Florida’s doc stamp tax “seller-paid”; by law all parties are liable and the contract decides.
Offerpad lists Saint Petersburg in its Tampa market. HomeGo lists a Tampa market but does not name St. Petersburg, and Sundae is an investor marketplace rather than a buyer. Express Homebuyers says it currently buys, in Florida, only in Broward and Palm Beach counties. HomeVestors’ St. Petersburg page blocked our check, and Joe Homebuyer’s Tampa Bay franchise site names Tampa, not St. Petersburg.
Selling a Florida condo after Surfside
Since the 2022 building-safety law and its later amendments, every Florida condo contract must say whether a milestone inspection and reserve study are required and done, and a cash buyer cannot make that go away.
Florida condos are softer than houses in 2026, but no source we found ties that to the new laws, so we do not claim it. Easy Home Buyer has a page on condo special assessments, and Florida Cash Home Buyers has one on post-Surfside inspection rules.
Milestone inspection: buildings three stories or taller are inspected by the end of the year they turn 30 (25 where the local agency requires it), then every 10 years (s. 553.899)
Structural integrity reserve study, for buildings three stories or taller in associations that existed by July 1, 2022: due by December 31, 2025, and never later than December 31, 2026 (s. 718.112)
Your contract must say whether those are required and done. Unless the buyer received the documents more than 7 days before signing, the buyer can void within 7 days of receiving them, and that right cannot be waived, even by a cash buyer (s. 718.503)
The association must deliver an estoppel certificate within 10 business days, for a fee capped by statute at $250 before add-ons and inflation adjustments (s. 718.116); unpaid assessments follow the unit and usually come out of your proceeds
What the seller owes before closing
Florida has no standard seller disclosure form, but a seller who knows about a hidden problem that materially affects value must disclose it, even in an as-is cash sale. Several statutory notices also apply.
Flood disclosure, at or before signing, on every residential sale since October 1, 2024, expanded in 2025 (s. 689.302)
Radon notice on at least one contract document (s. 404.056) and the property tax disclosure summary (s. 689.261)
HOA disclosure summary before signing, or the buyer may void within 3 days (s. 720.401)
Federal lead paint disclosure for homes built before 1978, including as-is cash sales (EPA)
If the home is your homestead and you are married, your spouse must sign the deed, even if only your name is on title
Do I need a lawyer to sell my house for cash in Florida?
No statute requires one. Florida cash sales usually close through a licensed title agent or a real estate attorney (s. 626.8417), and money a title agency holds is held in trust (s. 626.8473). You can still hire your own real estate attorney, and it is worth doing for an estate, a homestead or a contract the buyer wrote.
There is no general cooling-off period. The FTC Cooling-Off Rule excludes real estate, and Florida’s 3-business-day right below applies only to certain foreclosure deals. Once you sign, the contract is your protection.
In foreclosure? What Florida law covers
Florida’s foreclosure-rescue statute is narrow. It covers a sale only when a foreclosure notice is recorded against the home, you keep an interest such as a lease-back or buy-back, and the deal is meant to stop or delay the foreclosure. Then the contract must be in large type, you can cancel until 5 p.m. on the third business day, and a buy-back price more than 17% a year above the total the buyer paid is presumed unconscionable. A straight cash sale where you move out is not covered.
Foreclosure goes through the courts. After judgment, the sale is set 20 to 35 days out (s. 45.031), and you can usually redeem until the clerk files the certificate of sale or a later time set in the judgment (s. 45.0315). After lienholders who file timely claims are paid, any surplus belongs to the owner, you can claim it yourself with a free form, and a surplus buyer’s assignment is honored only if its fee is 12% or less (s. 45.033).
Direct buyer or wholesaler?
Florida has no law written for wholesalers, and as of our October 25, 2026 Florida check we found no wholesaling bill. But Florida presumes that anyone who advertises property they do not own is acting as a broker, which requires a license when done for a fee (s. 475.43); the presumption can be rebutted, but unlicensed brokerage is a third-degree felony (s. 475.42). Ask in writing whether the company will close in its own name with its own money, and bar assignment without your consent.
Revival Homebuyer and All About Real Estate say in writing that they do not wholesale, and Cornerstone Homebuyers says it buys with its own money. Several Florida buyers are run by licensed agents or brokers buying for their own account; ask the contract to say whether anyone on the buyer’s side is a licensee and in what role.
Property types that change the deal
Florida’s homestead, mobile-home and storm rules shape what a cash buyer will pay and how fast it can close.
Mobile homes: check whether yours has a vehicle-style title or was converted to real property (s. 319.261). In a park, the park must approve the buyer and may not unreasonably withhold approval (s. 723.059)
Probate: a personal representative can sell without court approval only if the will gives the power (s. 733.613). Summary administration now covers estates up to $150,000, up from $75,000 on July 1, 2026 (s. 735.201)
Tenants: a buyer generally takes the property subject to existing leases, and security deposits must transfer to the new owner (s. 83.49)
Code liens attach to the property but cannot be foreclosed on a homestead (s. 162.09). An open permit from a prior owner is a reason buyers discount, not a bar to selling; any owner can close it (s. 553.79)
Storm damage: in its November 2024 letter, the City of St. Petersburg set its substantial-damage threshold at 49% of the structure’s pre-damage market value, not FEMA’s 50% (see the St. Petersburg traps above); we could not read the city’s current rule page. Above it, the city can require the house to meet current flood rules (Florida’s definition is in s. 161.54). Since June 26, 2025, local governments may not add up repairs over several years (s. 163.31795). Ask for the substantial damage determination before accepting a “land value” offer.
When a cash sale is the wrong call
A cash sale wins when time, condition or certainty matter more than price, and loses when you can wait. In our worked example, a Pinellas County house worth $465,000 after repairs (the Florida Realtors single-family median, September 2026) and needing $40,000 of work (our assumption) nets about $283,000 from a 70%-formula cash offer after about a month, $398,100 from listing as-is at $425,000 after about 3 months, and $394,700 from renovating and selling at $465,000 after about 5 months. Each column pays the doc stamps and costs of $488 a month (Pinellas County median taxes from the 2024 American Community Survey plus NerdWallet’s February 2026 St. Petersburg insurance sample). The listing paths also pay a 5.29% commission (Clever survey, August 2026, 61 Florida agents).
That gap of about $115,100 is the price of speed in this example. If you pay the owner’s title policy, each column loses about $1,500 to $2,400 more. It leaves out settlement fees, any estoppel fee or special assessment, flood insurance, mortgage payoff and capital gains. The 70% figure is an investor rule of thumb, not a measured St. Petersburg offer. The median mixes homes in every condition, so treat it as a simplification. The calculator above uses a different, illustrative cash and as-is assumption, so its cash and as-is figures will not match this example; its repair-and-list figure does.
Cash tends to win for a flooded house you cannot fund, a substantial-damage determination under the city’s 49% rule, an uninsurable roof, a condo facing a special assessment, an inherited house, or a tenant you cannot remove. It tends to lose for an insurable, move-in-ready house when you can wait a few months.
Spotting a scam and where to report it
Every Florida county clerk must offer a free email alert when a document is recorded in your name (s. 28.47); sign up in each county where you own property, starting with the Pinellas County Clerk. It is an alert, not a block. Recording a fraudulent deed is a felony (s. 817.535), and an owner can sue to quiet title on a fast track (s. 65.091). In December 2025 a Florida court ordered MV Realty to remove liens from over 9,000 homes over long-term listing agreements.
An offer to let you rent back or buy back the home while in foreclosure, without the large-type contract and 3-business-day cancellation notice
Upfront fees to stop a foreclosure, being told not to call your lender, or payment by wire or app (FTC)
A buyer advertising your home to other investors before closing, or a contract that lets it assign to anyone without your consent
A surplus-funds pitch asking for more than 12% of a foreclosure surplus, or saying you need a company to claim it
A condo buyer asking you to waive its 7-day document review right; the statute says any waiver has no effect
A claim that a cash sale nets more than listing; the FTC’s 2022 Opendoor order treated that claim as deceptive when unsupported
Our synthesis of local reporting: “land value” offers in storm-hit areas made before the local substantial damage determination
Verify any buyer in fifteen minutes
Five free checks show whether a buyer is who it says it is, and whether it actually closes on homes in its own name.
Entity: search the Florida Division of Corporations (Sunbiz) for the buyer’s status, filing date and managers
Purchase history: search the company as grantee in the county clerk’s official records, and as owner on the property appraiser’s site
Lawsuits: the county clerk’s online court records, by party name
Licenses: the DBPR license search, to see whether the person across the table is a licensed agent or broker
Complaints: call the Attorney General’s Fraud Hotline, and read the company’s BBB file as a pointer, not a verdict

Common questions
Our methodology
Every ranked company passed two pass/fail gates, says on its own site that it buys in St. Petersburg, and scored at least 79.7 of 100, the lowest score on our Florida list. We rank by score, not size or location, and publish every company that did not make the list.
Gate 1 (pass/fail): a named legal entity on the company’s site or BBB file
Gate 2 (pass/fail): a physical address on at least two of site, BBB and Google, with no conflicting address
Founding date, 15 points: 15 for a third-party date with no conflicting claim, 7.5 when the company’s claim conflicts with the record, 0 with no third-party date
Reviews, 20 points: Google count of 100+ earns 20, 30 to 99 earns 15, 10 to 29 earns 10, under 10 earns 0
BBB file, 15 points: 15 for A+ and accredited, 10 for A+ not accredited, 5 for Not Rated or a lower letter grade, 0 for no BBB file, minus 2 per complaint in three years
Closing timeline and fees in writing, 15 points: 15 for a day count plus a fee policy, 10 without a day count, 7.5 for only one of the two, 0 for neither
Offer method, 15 points: 15 for a formula or worked example, 8 for named inputs, 3 for “fair offer” only, 0 for nothing
Florida property types, 20 points: the share of six the company says on its own pages that it buys (condos and post-Surfside issues, hurricane, flood or roof damage, mobile homes, inherited/probate, tenant-occupied, code violations or open permits)
Location is not scored: a buyer based elsewhere in Florida ranks if its own site says it buys in St. Petersburg and it clears the bar
No company paid to be included or ranked. A company whose own site makes a trust or business-model claim contradicted by a third-party record is held until resolved. Google ratings were pulled on the dates shown; deal volumes are company-stated and were not matched to deed records. We did not search Sunbiz, license or court records for this update, so “no complaints” means none in the BBB file.
The buyers we checked and did not rank
34 companies and programs did not make the list, most for a reason you can check in two minutes. We state the record conflict, never a motive.
We Buy St Pete HousesHeld. Its FAQ says “BBB A+ Accredited”; we found no BBB file under its name, phone number or owner. It publishes an offer formula and lists the seller closing costs it says it pays.
Pinellas Property SolutionsAddress conflict: its site and BBB file match at 29399 US Hwy 19 N, Ste 150, Clearwater, while its Google listing gives 3245 Tyrone Blvd N, St. Petersburg, so it fails Gate 2 on that conflict. Its BBB file is accredited since 2019 with no complaints, and it publishes an offer formula.
Real Offer Now (Largo)Passed both gates but scored 69.3: it names only probate among the six Florida property types and describes its offer formula without showing it. It has a St. Petersburg page and 79 Google reviews (checked Nov 1, 2026).
The Best Cash Home Buyer, 131 Cash Home BuyersSt. Petersburg-based; passed both gates but scored 61 and 38.3: no closing day count, no offer method, few property types or no BBB file.
House Buying Partners, sellmyfloridahousefast.com, Clearway Home BuyersNo legal entity found on a company site or BBB file.
Setter Home Buyers, Bay Buy HomesNo street address on two of site, BBB and Google: each gives a city and ZIP code only, and neither has a Google listing with a street address.
Copeland MorganA licensed brokerage whose sell page says it is looking for St. Petersburg properties; we did not verify it as a cash buyer we could score.
Ruben Buys Houses, We Buy Houses Tampa Bay, Fast Cash Home Buyers, Sell My House Fast Tampa, St Petersburg Home BuyersUnverified: their sites did not respond or returned an error, named an entity we could not match, or we found no site at all.
Dash Home BuyersA national network that passes sellers to other buyers; its site says “Any House, Anywhere in the US” and refers to “our network of cash home buyers”. Not a buyer itself.
OfferCharmRanked on our Florida page (91.3), but its own site names no St. Petersburg or Pinellas County page; its homepage says only “Wherever you are in Florida.”
Duval Home BuyersRanked on our Florida page (81.3), but its Tampa page says it “may not be actively searching for homes in your market” when asked about St. Petersburg.
Quality Properties of Northwest Florida, Evergreen Home Buyers, Take Flight Home BuyersRanked on our Florida page, but their own sites do not name St. Petersburg or Pinellas County.
HomeVestors (We Buy Ugly Houses), Joe HomebuyerFranchise systems; the HomeVestors St. Petersburg page blocked our check, and the Joe Homebuyer Tampa Bay site names Tampa and no entity or address.
Offerpad, Sundae, HomeGo, Express HomebuyersNational platforms and a marketplace; covered in our Opendoor section. Express lists no Pinellas market.
iBuyer.com, Clever Offers, HomeLight Simple Sale, Houzeo, New Again HousesA lead marketplace, publishers’ own offer programs and a national operator; not local buyers we could score.
OpendoorA national iBuyer, covered separately in our guide above rather than ranked.
