We checked 50 cash home buyers and programs that appear in West Palm Beach searches and lists against BBB files, Google reviews, their own terms and Florida law. Six cleared the bar we use across Florida and name West Palm Beach on their own sites, and only one of them, Golex Properties in Boca Raton, is based in Palm Beach County. The Building Buyer also clears the score bar but names West Palm Beach only in a county list, so it is not ranked. The first result in Google’s map results for “we buy houses west palm beach” on November 2, 2026 showed no website and no reviews, and every company that did not rank is listed with its reason.
Looking to sell my house fast in West Palm Beach? These six scored at least 79.7 of 100, the lowest score on our Florida list, and are ranked by rubric score, not size. Florida Cash Home Buyers leads at 92.7, and Cornerstone Homebuyers sits exactly on the bar at 79.7.

FL Cash Home Buyers, LLC is a cash buyer based in Fort Lauderdale, with managing members Omer Reiner and Gabriel Garcia and a BBB business start of 2011 that matches its site. It is the only buyer ranked here that prints its offer as an equation with percentages. Its West Palm Beach page speaks to older houses that are hard to insure and historic-district rules, and describes buying a condo in a 55+ community after it applied for association approval (company-stated). Its downtown Fort Lauderdale address, about 40 miles south, matches on its site, BBB and Google. The trade-off: two BBB complaints in three years, deal counts that differ across its own pages, and two packages on its West Palm Beach page that are not cash sales. Ask them this before you sign: “Is this the “Selling ASAP” cash purchase by FL Cash Home Buyers, LLC, and if my condo association has to approve you, what happens to the closing date if approval is slow?”

Golex Properties, LLC is a cash buyer based in Boca Raton, with managing members Adrian Rodriguez and Christopher Guillini and a BBB business start of November 2017 that matches its site, which says it has been “buying statewide since 2017”. It names all six Florida property types, including mobile homes on land you own, and its FAQ says it sometimes assigns its contract or double-closes with another investor. The company says its founder is a licensed Florida real estate broker. Its West Palm Beach page says that for condos in older buildings “we’ll ask for the association’s documents so the offer reflects what’s actually owed.” The trade-off: two BBB complaints in three years, an offer method that names inputs without a formula, and no homes inside mobile home parks. Ask them this before you sign: “Will Golex Properties, LLC close on this house itself, or could the contract be assigned or double-closed with another investor?”

Cash Home Buyer Florida, listed by BBB under the alternate name Trinity Real Estate Solutions LLC with owner John Patton, is a cash buyer based in Ormond Beach with a BBB business start of May 2011. It says it buys throughout Florida, has city pages from Pensacola to Fort Lauderdale, and pairs an accredited BBB file with no complaints with a written 7-day close and closing costs covered. The trade-off: no offer formula, an October 2018 incorporation on the same BBB file, and a second BBB file for the brand. Its West Palm Beach page says “we buy houses throughout West Palm Beach and surrounding parts of Palm Beach County”, but it lists no West Palm Beach address. Ask them this before you sign: “Who from Trinity Real Estate Solutions LLC will walk the West Palm Beach house, and is the 7-day close written into the contract?”

It is the only ranked buyer that names all six Florida property types alongside a no-wholesale answer and a written offer formula. The records conflict on its age: the site says founded 2014, while BBB lists 2017. Its West Palm Beach page names Flamingo Park, El Cid, Grandview Heights and Old Northwood, and its description of the city’s lien-reduction process matches the city’s own application form. Cornerstone Homebuyers, Inc is a direct cash buyer based in Miami, with president Elizabeth Verdura and a BBB business start of May 2009 that matches its site. It puts “our own money” in writing and says it will clear code-violation and unsafe-structure notices after closing. The trade-off: only 22 Google reviews, two slightly different closing-cost sentences and no formula. Its West Palm Beach page says “We buy houses in West Palm Beach fast in any condition” and “Local Home Buyers In West Palm Beach Since 2009”; its address is in Miami. Selling a West Palm Beach home for cash means Florida’s standard documentary stamp tax with no county surtax, a flood disclosure that asks about past claims and, for condos, the state’s milestone inspection and reserve rules. The city lets a buyer under contract apply to reduce a code lien. Only one of the six ranked buyers, Golex Properties in Boca Raton, is based in Palm Beach County.
How much do cash buyers pay in West Palm Beach?
Two ranked buyers publish a formula. Florida Cash Home Buyers subtracts 10% for holding and selling costs, 10% for profit, and its repair costs from after-repair value. All About Real Estate subtracts repairs, selling costs and its return. The other four name their inputs. None publishes its cash offer as a share of your home’s value.
Compare net to net, never a cash price against a listing net. A cash sale saves the commission, but you may still pay the doc stamps, any code-lien payoff and condo estoppel fees, depending on your contract.
The purchase price and every deduction from it
Documentary stamp tax: $0.70 per $100 of price, the rate in every Florida county except Miami-Dade, per the Department of Revenue; all parties are liable and your contract decides who pays (about $4,590 at a $656,000 price)
No county surtax: the discretionary surtax on deeds is limited to Miami-Dade (s. 201.031), so Palm Beach County sellers do not pay it
The owner’s title policy: we could not confirm who customarily pays it in Palm Beach County, so read your contract
The closing date, and what lets the buyer reprice or walk away
How the West Palm Beach market affects a cash sale
Palm Beach County house and condo prices both rose in the year to September 2026. No West Palm Beach city median was available from a primary source, so the price figures below are for Palm Beach County, which also includes higher-priced towns such as Palm Beach, Jupiter and Boca Raton. Each figure names its source and period, and we never combine two data series in one sentence.
The median single-family home in Palm Beach County sold for $656,000 in September 2026, up 6.7% from a year earlier, per Florida Realtors and Miami Realtors.
Palm Beach County condo and townhouse prices rose 3.3% in a year, to a $310,000 median in September 2026, per the same groups’ condo report.
The same condo report shows 6.8 months of supply in September 2026, down from 8.8 a year earlier.
In the single-family report, 44.7% of Palm Beach County single-family sales in September 2026 were paid in cash (our calculation from its counts).
In the condo report, 61.1% of Palm Beach County condo and townhouse sales in September 2026 were paid in cash (our calculation from its counts).
All-cash purchases were 43.2% of Miami-Fort Lauderdale-West Palm Beach metro sales from January to April 2026, per Realtor.com.
Palm Beach County listings spent a median 79 days on market in September 2026, against 87 a year earlier, per Realtor.com data.
In the City of West Palm Beach, 32.5% of homes are in buildings of 20 or more units, per the 2024 American Community Survey (our calculation).
In the same survey, 49.4% of the city’s occupied homes were rented (our calculation).
West Palm Beach traps that change the deal
Older condo buildings, 55+ communities, historic houses, city code liens and deed fraud shape what a West Palm Beach cash buyer will pay and how fast it can close.
Condo inspections: state law requires a milestone inspection for condo and co-op buildings three stories or taller by the end of the year they turn 30, or 25 where the local building official requires it, then every 10 years (s. 553.899). Palm Beach County’s milestone inspection page says the county applies a 25-year trigger to buildings within 3 miles of the coastline only in unincorporated Palm Beach County. We could not read the City of West Palm Beach’s own building pages, so ask the city’s building division which trigger applies to your building.
Code liens: the city’s lien reduction application defines an applicant as “the current property owner, prior owner (as permitted herein), or prospective purchaser”, and says that if a prospective purchaser applies, “the lien reduction order will be contingent upon the transfer of title to the property.” The form (Rev. 08.18.24) charges a $200 non-refundable application fee, requires the property to be in full compliance, says liens for hard costs such as lot clearing, board-up and demolition “must be paid in full”, and says processing takes up to 90 days. If a cash buyer offers to take care of the lien, ask whether its price assumes the full lien or a reduction it plans to request.
55+ communities: to qualify as housing for older persons, Florida law requires that “At least 80 percent of the occupied units are occupied by at least one person 55 years of age or older” and that the community “publishes and adheres to policies and procedures” showing that intent (s. 760.29). The association may have to approve the buyer and may limit who can live there or rent the unit, which can slow a closing or lower an offer. Ask any cash buyer whether its offer depends on association approval and how long that takes.
Older homes: 19.6% of homes in the City of West Palm Beach were built before 1960, against 7.8% countywide, per the 2024 American Community Survey (our calculation). Original roofs and wiring often decide whether a mortgage buyer can insure the house, which is when a cash offer competes. Several ranked buyers’ pages say exterior changes in historic districts such as Flamingo Park, El Cid, Grandview Heights and Northwood need city approval; ask whether the contract depends on it.
Storms: FEMA declared major disasters covering Palm Beach County for Hurricane Ian and Hurricane Nicole in 2022 and Hurricane Milton in 2024. If FEMA or your insurer paid a claim on the house, you will disclose it on Florida’s flood form whether the buyer pays cash or not (s. 689.302). Check your flood zone by address before pricing repairs.
City limits: a West Palm Beach mailing address does not always mean the City of West Palm Beach. Check the Property Appraiser record for your municipality before you order a lien search; the city’s lien-reduction process applies only inside city limits.
Deed fraud: the Palm Beach County Clerk offers a free Property Fraud Alert that emails you when a document is recorded in your name, according to the Clerk’s search listing; its pages did not load when we checked on November 2, 2026. It cannot stop a forged deed from being recorded; it helps you act fast.

Does Opendoor buy houses in West Palm Beach?
It says so. Opendoor has a West Palm Beach page offering a cash offer, and it describes its service fee as “competitive with agent commissions” without stating a rate. Its help center lists mobile and manufactured homes as not eligible and only some condos as eligible.
Express Homebuyers says it buys, in Florida, only in Broward and Palm Beach counties. Offerpad lists only Jacksonville, Orlando and Tampa in Florida, Sundae lists only Tampa, and HomeGo lists no South Florida market. We Buy Ugly Houses and Joe Homebuyer listings appear in Google’s West Palm Beach map results, but their own pages blocked our check, so we could not verify a Palm Beach County franchisee.
Selling a Florida condo after Surfside
Since the 2022 building-safety law and its later amendments, every Florida condo contract must say whether a milestone inspection and reserve study are required and done, and a cash buyer cannot make that go away.
Florida condos are softer than houses in 2026, but no source we found ties that to the new laws, so we do not claim it. Easy Home Buyer has a page on condo special assessments, and Florida Cash Home Buyers has one on post-Surfside inspection rules.
Milestone inspection: buildings three stories or taller are inspected by the end of the year they turn 30 (25 where the local agency requires it), then every 10 years (s. 553.899)
Structural integrity reserve study, for buildings three stories or taller in associations that existed by July 1, 2022: due by December 31, 2025, and never later than December 31, 2026 (s. 718.112)
Your contract must say whether those are required and done. Unless the buyer received the documents more than 7 days before signing, the buyer can void within 7 days of receiving them, and that right cannot be waived, even by a cash buyer (s. 718.503)
The association must deliver an estoppel certificate within 10 business days, for a fee capped by statute at $250 before add-ons and inflation adjustments (s. 718.116); unpaid assessments follow the unit and usually come out of your proceeds
What the seller owes before closing
Florida has no standard seller disclosure form, but a seller who knows about a hidden problem that materially affects value must disclose it, even in an as-is cash sale. Several statutory notices also apply.
Flood disclosure, at or before signing, on every residential sale since October 1, 2024, expanded in 2025 (s. 689.302)
Radon notice on at least one contract document (s. 404.056) and the property tax disclosure summary (s. 689.261)
HOA disclosure summary before signing, or the buyer may void within 3 days (s. 720.401)
Federal lead paint disclosure for homes built before 1978, including as-is cash sales (EPA)
If the home is your homestead and you are married, your spouse must sign the deed, even if only your name is on title
Do I need a lawyer to sell my house for cash in Florida?
No statute requires one. Florida cash sales usually close through a licensed title agent or a real estate attorney (s. 626.8417), and money a title agency holds is held in trust (s. 626.8473). You can still hire your own real estate attorney, and it is worth doing for an estate, a homestead or a contract the buyer wrote.
There is no general cooling-off period. The FTC Cooling-Off Rule excludes real estate, and Florida’s 3-business-day right below applies only to certain foreclosure deals. Once you sign, the contract is your protection.
In foreclosure? What Florida law covers
Florida’s foreclosure-rescue statute is narrow. It covers a sale only when a foreclosure notice is recorded against the home, you keep an interest such as a lease-back or buy-back, and the deal is meant to stop or delay the foreclosure. Then the contract must be in large type, you can cancel until 5 p.m. on the third business day, and a buy-back price more than 17% a year above the total the buyer paid is presumed unconscionable. A straight cash sale where you move out is not covered.
Foreclosure goes through the courts. After judgment, the sale is set 20 to 35 days out (s. 45.031), and you can usually redeem until the clerk files the certificate of sale or a later time set in the judgment (s. 45.0315). After lienholders who file timely claims are paid, any surplus belongs to the owner, you can claim it yourself with a free form, and a surplus buyer’s assignment is honored only if its fee is 12% or less (s. 45.033).
Property types that change the deal
Florida’s homestead, mobile-home and storm rules shape what a cash buyer will pay and how fast it can close.
Mobile homes: check whether yours has a vehicle-style title or was converted to real property (s. 319.261). In a park, the park must approve the buyer and may not unreasonably withhold approval (s. 723.059)
Probate: a personal representative can sell without court approval only if the will gives the power (s. 733.613). Summary administration now covers estates up to $150,000, up from $75,000 on July 1, 2026 (s. 735.201)
Tenants: a buyer generally takes the property subject to existing leases, and security deposits must transfer to the new owner (s. 83.49)
Code liens attach to the property but cannot be foreclosed on a homestead (s. 162.09). An open permit from a prior owner is a reason buyers discount, not a bar to selling; any owner can close it (s. 553.79)
Storm damage: if repairs cost half or more of the structure’s pre-damage value, flood-plain rules and your local ordinance can require it to meet current flood rules, as determined by the local building official (Florida’s definition is in s. 161.54). Since June 26, 2025, local governments may not add up repairs over several years (s. 163.31795). Ask for the substantial damage determination before accepting a “land value” offer.
Cash buyers by West Palm Beach neighborhood
We do not count buyers by neighborhood. What changes from one part of the city to the next is the kind of sale and the local risk.
Flamingo Park, El Cid, Grandview Heights and Northwood: historic districts of 1920s to 1950s houses where exterior changes need city approval. An insurable house usually does better listed; cash competes when the roof or wiring blocks insurance.
Downtown and the waterfront condo towers: state milestone inspections and reserve studies drive special assessments, and Palm Beach County had 6.8 months of condo supply in September 2026. Ask about association approval and the estoppel certificate.
55+ condo communities west of I-95: older two- to four-story buildings with association approval and occupancy rules, where a cash buyer’s offer may reflect a smaller pool of resale buyers.
Coleman Park, Pleasant City, Northwood Hills and the north end: older homes, more rentals and more code cases, where the city’s buyer-applied lien reduction matters most.
The western ZIP codes (33409, 33411, 33415, 33417): check whether the parcel is in the city or unincorporated Palm Beach County before ordering a lien search.
When a cash sale is the wrong call
A cash sale wins when time, condition or certainty matter more than price, and loses when you can wait. In our worked example, a Palm Beach County house worth $656,000 after repairs (the Florida Realtors and Miami Realtors single-family median, September 2026) and needing $40,000 of work (our assumption) nets about $415,600 from a 70%-formula cash offer after about a month, $576,300 from listing as-is at $616,000 after about 4 months, and $572,500 from renovating and selling at $656,000 after about 6 months. Each column pays the 70-cent doc stamps and costs of $700 a month (Palm Beach County median taxes from the 2024 American Community Survey plus NerdWallet’s February 2026 West Palm Beach insurance sample). The listing paths also pay a 5.29% commission (Clever survey, August 2026, 61 Florida agents).
That gap of about $160,700 is the price of speed in this example: about three months sooner. It leaves out flood insurance, condo dues and assessments, estoppel and settlement fees, lien payoffs and the owner’s title policy, whose custom in Palm Beach County we could not confirm. The 70% figure is an investor rule of thumb, not a measured West Palm Beach offer, and the county median mixes homes in every condition and includes higher-priced towns, so it likely overstates a typical West Palm Beach house; treat it as a simplification. The calculator above uses a different, illustrative cash and as-is assumption, so its cash and as-is figures will not match this example; its repair-and-list figure does.
A condo starts from a much lower figure: the Palm Beach County condo and townhouse median was $310,000 in September 2026. Cash tends to win for a condo facing a special assessment, a 55+ unit that needs association approval, a historic house with an uninsurable roof, a rental with tenants, or a code lien you cannot cure. It tends to lose for an insurable, move-in-ready house when you can wait about four months.
Spotting a scam and where to report it
Every Florida county clerk must offer a free email alert when a document is recorded in your name (s. 28.47); sign up in each county where you own property; in Palm Beach County, that is the Clerk’s Property Fraud Alert. It is an alert, not a block. Recording a fraudulent deed is a felony (s. 817.535), and an owner can sue to quiet title on a fast track (s. 65.091). In December 2025 a Florida court ordered MV Realty to remove liens from over 9,000 homes over long-term listing agreements.
An offer to let you rent back or buy back the home while in foreclosure, without the large-type contract and 3-business-day cancellation notice
Upfront fees to stop a foreclosure, being told not to call your lender, or payment by wire or app (FTC)
A buyer advertising your home to other investors before closing, or a contract that lets it assign to anyone without your consent
A surplus-funds pitch asking for more than 12% of a foreclosure surplus, or saying you need a company to claim it
A condo buyer asking you to waive its 7-day document review right; the statute says any waiver has no effect
A claim that a cash sale nets more than listing; the FTC’s 2022 Opendoor order treated that claim as deceptive when unsupported
Our synthesis of local reporting: “land value” offers in storm-hit areas made before the local substantial damage determination
Verify any buyer in fifteen minutes
Five free checks show whether a buyer is who it says it is, and whether it actually closes on homes in its own name.
Entity: search the Florida Division of Corporations (Sunbiz) for the buyer’s status, filing date and managers
Purchase history: search the company as grantee in the county clerk’s official records, and as owner on the property appraiser’s site
Lawsuits: the county clerk’s online court records, by party name
Licenses: the DBPR license search, to see whether the person across the table is a licensed agent or broker
Complaints: call the Attorney General’s Fraud Hotline, and read the company’s BBB file as a pointer, not a verdict

Common questions
Our methodology
Every ranked company passed two pass/fail gates, has a West Palm Beach page on its own site, and scored at least 79.7 of 100, the lowest score on our Florida list. We rank by score, not size or location, and publish every company that did not make the list.
Gate 1 (pass/fail): a named legal entity on the company’s site or BBB file
Gate 2 (pass/fail): a physical address on at least two of site, BBB and Google, with no conflicting address
Founding date, 15 points: 15 for a third-party date with no conflicting claim, 7.5 when the company’s claim conflicts with the record, 0 with no third-party date
Reviews, 20 points: Google count of 100+ earns 20, 30 to 99 earns 15, 10 to 29 earns 10, under 10 earns 0
BBB file, 15 points: 15 for A+ and accredited, 10 for A+ not accredited, 5 for Not Rated or a lower letter grade, 0 for no BBB file, minus 2 per complaint in three years
Closing timeline and fees in writing, 15 points: 15 for a day count plus a fee policy, 10 without a day count, 7.5 for only one of the two, 0 for neither
Offer method, 15 points: 15 for a formula or worked example, 8 for named inputs, 3 for “fair offer” only, 0 for nothing
Florida property types, 20 points: the share of six named on the company’s own pages (condos and post-Surfside issues, hurricane, flood or roof damage, mobile homes, inherited/probate, tenant-occupied, code violations or open permits)
Location is not scored: a buyer based elsewhere in Florida ranks if its own site says it buys in West Palm Beach and it clears the bar. A service-area list counts only when it is short, about ten places or fewer
No company paid to be included or ranked. A company whose own site makes a trust or business-model claim contradicted by a third-party record is held until resolved. Google ratings were pulled on November 2, 2026 for Florida Cash Home Buyers, Golex Properties and Cash Home Buyer Florida, and on November 1, 2026 for the other three; deal volumes are company-stated and were not matched to deed records. We did not find or review BBB files for several companies that failed a gate. We did not search Sunbiz, license or court records for this update, so “no complaints” means none in the BBB file.
The buyers we checked and did not rank
44 companies and programs did not make the list, most for a reason you can check in two minutes. We state the record conflict, never a motive.
The Building Buyer (Fort Lauderdale)Not ranked on our city-naming rule. It passed both gates and scores 89.7, but its only West Palm Beach statement is a list of 20 places on its Palm Beach County probate page; we count a short service-area list of about ten places or fewer as naming the city. It has 101 Google reviews (checked Nov 2, 2026) and ranks on our Florida and Fort Lauderdale pages.
AHB Partners (Hallandale Beach)Held. Its FAQ says “We’re not agents, and we don’t list houses”; BBB lists two Florida real estate license numbers for the business, and a review shown on its own homepage describes working with its co-founder as a listing agent. It has a West Palm Beach page and would score 86.3 once the records are reconciled.
Freedom Cash Home Buyers (Davie), Liberty House Buying Group (Miami)Passed both gates and have West Palm Beach pages, but scored 77.2 and 76.3, just below our Florida bar of 79.7. Freedom names no offer inputs and its footer says “Founded in 2015” against a 2016 BBB start; Liberty has 10 Google reviews (checked Nov 1, 2026).
Ron Buys Florida Homes LLC (Wellington)Passed both gates on its BBB file and Google listing, which give the same Wellington street address, but scored 47.2. Its site states no day count (“you can choose a closing date”), describes its offer only in general terms, and names two of the six Florida property types. BBB rates it A and lists a June 2024 business start; its Google listing says “10+ years in business”.
Oasis Property Investments Inc. (Boynton Beach)Address conflict: its contact page gives 1313 Boynton Beach Blvd, Boynton Beach, while its BBB file gives 1025 Gateway Blvd, Ste 303-225, Boynton Beach. It has a West Palm Beach page.
We Buy Houses WPB, “Sell my House” (511 25th St listing)Google listings with no website, and no legal entity or BBB file we could find. We Buy Houses WPB was the first result in Google’s map results for “we buy houses west palm beach” on November 2, 2026 and showed no reviews.
SellMyFloridaHouseQuick.com, Fast and Easy Home Buyer, Steven Buys Houses Fast with Cash, Hillcrest Estate Buyers LLCUnverified. SellMyFloridaHouseQuick.com’s own home and contact pages returned errors on November 2, 2026; the next two appear only as Google listings with no website we could identify; Hillcrest Estate Buyers LLC appears only in a publisher’s list, with no street number.
CORE Cash Home Buyers, Florida Sell House Fast, LLCCORE Cash Home Buyers’ homepage names no legal entity or street address; Florida Sell House Fast, LLC names its entity but gives no street address.
123SoldCash.com, The Friendly Home Buyer, Optimal Home BuyersAddress conflict or no second address: in our Florida checks we could not match one street address on two of site, BBB and Google.
Quality Properties of Northwest Florida, OfferCharm, Revival Homebuyer, Evergreen Home Buyers, Home Buyer Tampa, Take Flight Home Buyers, Duval Home BuyersOut of market: their homepages and sitemaps name no West Palm Beach or Palm Beach market (checked Nov 2, 2026). All seven rank on our Florida page.
Property Nation, ABC Capital GroupProperty Nation’s sitemap and homepage name no West Palm Beach or Palm Beach market, and ABC Capital Group says it buys in “Miami-Dade and Broward counties only”. Both appear on our Hialeah page, and Property Nation ranks on our Florida page.
Everyday Home Buyer, Homeinc, Priority Home Buyers, Neighborhood Heroes RealtyNo West Palm Beach page or statement found on their sites; Homeinc has Palm Beach blog posts but no West Palm Beach page. Priority Home Buyers is also held on our Florida page.
WolfWantsHousesHas a West Palm Beach page, but its homepage names no legal entity and its footer gives an office in Winter Park, Central Florida.
Simply Sold REOut of state: the address Clever’s West Palm Beach list prints for it is in New Rochelle, New York. It is held on our Bronx page.
St. Pete Fast Home BuyerRanked on our Florida page since November 3, 2026, after this page’s research round; not checked for this city.
Express HomebuyersA national brand that says it buys in Broward and Palm Beach counties; covered in our Opendoor section rather than ranked.
Offerpad, Sundae, HomeGoNational platforms with no West Palm Beach market on their own pages; covered in our Opendoor section.
HomeVestors (We Buy Ugly Houses), Joe HomebuyerFranchise systems; their own pages blocked our check, so we could not verify a Palm Beach County franchisee.
WeBuyHouses.comA network of investors, not one buyer.
HomeLight Simple Sale, iBuyer.com, helloReeve, Clever OffersMarketplaces, lead sites or publisher programs; not buyers themselves. iBuyer.com and Clever each rank their own product first in their West Palm Beach lists.
OpendoorA national iBuyer, covered separately in our guide above rather than ranked.
