We checked 36 cash home buyers and programs that appear in Lowell searches and lists against BBB files, Google reviews, their own terms and Massachusetts law. To be ranked, a company’s own site had to name Lowell. Six made our ranking, and every company that did not is listed with its reason.

Cash Buyer Reviews

Every “we buy houses Lowell” company below passed both gates and names Lowell on its own site. None is based in Lowell: they buy from Haverhill, Nashua (New Hampshire), Revere, Norton and Seekonk. Two of them, Ephesus LLC and Pegasus Home Buyers, list the same Revere street address. Each card shows the record, what we could not verify, and one question to ask before you sign.

New England Home Buyers, LLC, owned by Steven and Shady Elia, is a direct cash buyer based in Haverhill with a BBB start of November 2019. It has the strongest Lowell record we found: a clean accredited BBB file, 114 Google reviews, a written 7-day floor and a written promise to pay closing costs, and its Lowell page names multi-families, condos, probate and tenants. The trade-off: no published formula (its Lowell page calls it “proprietary”), and its Boston page claims a longer history than its 2019 BBB start. Ask them this before you sign: “Will you write ‘no assignment’ and ‘you pay all closing costs, including the deed excise and my attorney’ into the purchase and sale agreement?”

Inherited Property Solutions LLC, doing business as IPS Cash and owned by Joseph Theriault, is a cash buyer based in Nashua, New Hampshire, with a 2016 BBB start that matches its site. It has a large review base and a written closing window, and its Lowell page names the two- and three-family, condo and mobile home cases common here. The trade-off: two BBB complaints describing price changes or exits after signing, and no offer method beyond a “fair cash offer”. Ask them this before you sign: “What lets you change the price or walk away during due diligence, and how many days is that period?”

It has been accredited since 2017 with no complaints in its BBB file, has 119 reviews, and says most clients close within seven days with no fees. The trade-off: a 2000 founding claim against a 2012 BBB start, a street address it shares with Pegasus Home Buyers, and no offer method beyond “a reasonable all-cash offer”. New England Home Partners LLC, with CEO Lohith Chundi, is a cash buyer based in Norton with a BBB start of March 2025. It is the only ranked buyer that writes out how it builds a Lowell offer, and its terms are clear: about a week to close, no fees and no closing costs. The trade-off is age: 15 Google reviews, a BBB grade of A rather than A+, and a “230+ homes” figure we could not check. Moss Home Solutions, LLC, with principal Christopher Moss, is a cash buyer based in Seekonk with a BBB start of September 2019. Its Massachusetts page is the only one on this list that says in writing it pays the deed excise and arranges the smoke and CO inspection, and it has by far the largest review base. The trade-off: four BBB complaints in three years about contact after opting out, no day count, no offer inputs beyond “a fair cash offer”, and a home market south of Boston. Pegasus Home Buyers, which BBB also lists as Commonwealth Real Estate Group, LLC, is a cash buyer based in Revere with president Matt Tasgin and a BBB start of June 2019. It has clear written terms and a Lowell page that names multi-family, rental and inherited homes; that page calls it “the premier local home buying company in the Lowell area” from a Revere base. The trade-off: 18 reviews, one BBB complaint, no offer method, and a street address it shares with Ephesus LLC. Ask them this before you sign: “Is Pegasus related to Ephesus LLC at the same address, and which entity signs the purchase and sale agreement?”

Selling your Lowell home for cash

Selling a Lowell home for cash means the Massachusetts deed excise, an attorney at closing, a smoke and CO certificate from the Lowell Fire Department with two weeks’ notice and, for the city’s many two- and three-families, lead paint and tenant questions that shape what a buyer will pay.

How much do cash buyers pay in Lowell?

No ranked Lowell buyer publishes an offer as a share of your home’s value. One publishes its method: New England Home Partners’ Lowell page says “We start from your home’s after-repair value, then subtract the cost of repairs, our holding and selling costs, and a fair margin”. It does not state the margin. New England Home Buyers calls its number a “proprietary calculation”, and the other four describe only a fair or reasonable offer.

Compare net to net, never a cash price against a listing net. A cash sale saves the commission, but you still pay the deed excise, your attorney and the smoke certificate unless the buyer agrees in writing to cover them.

  • The purchase price and every deduction from it
  • Deed excise: $4.56 per $1,000 of price, paid by the seller unless the buyer agrees in writing (M.G.L. c.64D). It is collected when the deed is recorded at the Middlesex North Registry of Deeds in Lowell, and Lowell charges no transfer fee of its own
  • Your closing attorney: Massachusetts closings are attorney-run; flat fees for a straightforward closing commonly run about $750 to $1,250 (Clever)
  • Smoke and CO certificate from the Lowell Fire Department, which asks for at least two weeks’ notice for the inspection
  • The closing date, and what lets the buyer reprice or walk away

How the Lowell market affects a cash sale

No 2026 Lowell median sale price was readable when we checked, so we show three separate measures of value. Each figure below names its source and period, and we never combine two data series in one sentence.

  • Zillow’s Home Value Index for the City of Lowell, a typical value for single-family homes and condos rather than a sale price, was $481,510 in September 2026 (Zillow).
  • Lowell’s assessors report an average single-family selling price of about $549,300 across 296 qualified 2025 sales, an average rather than a median (City of Lowell Assessors).
  • Lowell’s fiscal 2027 assessments rose 8.43% for three-family homes and 3.86% for single-family homes, per the same assessors’ page.
  • Lowell’s fiscal 2026 residential tax rate is $11.35 per $1,000, per the assessors’ page.
  • Listings across the Boston-Cambridge-Newton metro area, which includes Lowell, spent a median 43 days on market in September 2026 (Realtor.com via FRED).
  • All-cash purchases were 24.5% of Boston-metro sales from January to April 2026, per Realtor.com. No Lowell cash share is published.

Lowell traps that change the deal

Lowell’s housing is older and more often rented than the county’s, and that shapes what a cash buyer will pay and how fast it can close.

  • Two- to four-family homes: 14.8% of Lowell’s housing units are in two-unit buildings and 8.9% in three- or four-unit buildings, per 2024 Census survey data
  • Triple-deckers and the fire department: Lowell says buildings of three or more units “MAY require a House Meter and Emergency Lighting”, and six or more units need monitoring, before the smoke and CO certificate is issued (Lowell Fire Prevention)
  • Lead paint: 79.9% of Lowell’s housing units were built before 1980, per 2024 Census survey data. In a pre-1978 home where a child under six lives, the new owner has 90 days after taking title to meet the deleading law, so every buyer, cash or not, will price it in, and a lead inspection before you accept an offer turns “it needs deleading” into a number
  • Tenants: 54.0% of Lowell’s homes are rented, per 2024 Census survey data. A cash buyer can take a rental with tenants in place; the leases and security deposits move to the buyer at closing
  • Septic: we found no official Lowell source on sewer coverage, so check your own property card. If your home has a septic system, Massachusetts Title 5 requires an inspection at sale
  • Deed fraud: the Middlesex North Registry of Deeds will email you, free, when a document is recorded under your name. Sign up at cns.masslandrecords.com before you list (Town of Dunstable notice). It warns you but does not block the recording

Does Opendoor buy houses in Lowell?

It says it buys statewide. Opendoor’s Massachusetts page says a cash sale closes on “any date from 21 to 60 days out”, but it has no Lowell page and publishes no Massachusetts fee. Our Massachusetts research found it does not buy manufactured homes or buildings of five or more units, and that very old homes may not qualify; 49.5% of Lowell’s housing units were built in 1939 or earlier, per 2024 Census survey data.

Offerpad, Sundae and Express Homebuyers do not serve Massachusetts. HomeGo lists Lowell only inside a city list on its Boston office page and says homes are resold simultaneously, as-is, to a non-affiliated entity. HomeVestors’ Lowell pages blocked our check.

Direct buyer or wholesaler in Lowell?

New England Home Partners says “We buy, renovate, and resell homes ourselves”, and New England Home Buyers says you are “selling directly to the buyer using our own funds”. Two companies near the top of Lowell search results are not buyers by their own description: one describes a “network of cash home buyers”, and one is an investor marketplace selling “wholesale real estate deals”. We list them below. Ask in writing who will be on the deed.

What the seller owes before closing

Massachusetts requires several certificates before a home changes hands, and most fall on the seller unless the contract moves them. A cash buyer can speed up the money, but not these steps.

Registry of Deeds recording fees are $155 for a deed and $105 for a mortgage discharge; ask your attorney which ones fall to you.

  • Smoke and CO certificate from the local fire department on every sale or transfer; the fee is set locally, $50 for a single-family home in Lawrence and Concord (M.G.L. c.148 §26F).
  • Title 5 septic inspection within 2 years before sale, or 3 if the system is pumped annually. A failed system does not block closing: upgrade within 2 years, or the buyer takes it on by written agreement with the Board of Health (MassDEP).
  • Lead paint notification for homes built before 1978, about 69% of the state’s housing units (ACS 2014–2018, per MA DPH): give the state form and disclose known lead before the purchase and sale agreement (M.G.L. c.111 §197A).
  • Municipal lien certificate from the tax collector within 10 business days for a $25 fee, usually ordered by the closing attorney (M.G.L. c.60 §23).
  • Condo 6(d) certificate of unpaid charges from the association (M.G.L. c.183A §6).

Do I need a lawyer to sell my house for cash in Massachusetts?

Yes. The Supreme Judicial Court held in 2011 that an attorney is a necessary participant at a Massachusetts closing, so a cash deal with no lawyer involved is a red flag. Secondary sources put the seller’s attorney at roughly $600 to $1,500 statewide.

There is also no cooling-off period. The FTC Cooling-Off Rule excludes real estate, and the Massachusetts home-solicitation law covers goods and services, not a home sale. Once you sign, the contract is your protection, which is the case for having a lawyer read it first.

Property types that change the deal

Some sales need a court, a spouse or the town to agree first. Our guides to selling an inherited home and selling with tenants cover the general steps.

  • Probate: a personal representative can sell, but an intestate estate needs a court license to sell (Petition MPC 210), and a special personal representative cannot sell (M.G.L. c.190B §3-715).
  • Divorce: once a divorce is filed, neither spouse may sell without the other’s written agreement or a court order (Rule 411).
  • Tenant-occupied: there is no statewide tenant right to buy today, and rent control is banned statewide. A tenant opportunity-to-purchase provision was in conference committee in late September 2026, so check its status before you sign.
  • Chapter 61, 61A and 61B land: the town has 120 days to match a bona fide offer before a residential or commercial sale can close (M.G.L. c.61 §8).

When a cash sale is the wrong call

A cash sale wins when time, condition or certainty matter more than price, and loses when you can wait. In our worked example, a Lowell home worth $481,510 after repairs and needing $40,000 of work (our assumption) nets about $294,100 from a 70%-formula cash offer after about a month, $414,500 from listing as-is at $441,510 after about 3 months, and $411,100 from renovating and selling at $481,510 after about 5 months. Each column pays the deed excise, about $1,000 for an attorney, a $50 smoke certificate (the state fee cap for a single-family home) and costs of $581 a month (Lowell median taxes from the 2024 American Community Survey plus NerdWallet’s Lowell insurance figure); the listing paths also pay a 5.03% commission (Clever survey, October 2026).

That gap of about $120,400, net to net, is the price of speed in this example under the 70% formula. The $481,510 is Zillow’s Home Value Index for Lowell, a typical value that mixes condos and single-families in every condition, and the attorney figure is an estimate, so treat it as a simplification. The calculator above uses a different method: it sets the as-is price at 90% of that value and the cash price at 90% of the as-is price, so its gap is smaller; its carrying cost uses 140 days rather than five months.

Cash tends to win for tenants who will not leave, a three-family that needs deleading, a fire, an estate managed from far away, or a foreclosure date. It tends to lose for an updated single-family home that would sell in weeks.

Spotting a scam and where to report it

Quitclaim deed fraud is rising: FBI Boston warned in April 2025 of 1,576 Massachusetts real estate fraud victims and $46.3 million in losses from 2019 to 2023, per ALTA. The Registries of Deeds offer free email alerts when a document is recorded in your name. Read our guide to avoiding cash buyer scams.

Report problems to the Attorney General’s consumer hotline at (617) 727-8400 or online, or the Division of Banks at 617-956-1501. For a suspicious recording on your title, contact your Registry of Deeds first, then the police. You can also report fraud to the FTC at ReportFraud.ftc.gov.

  • An offer to “save” the home if you sign over the deed, or a sale where you rent it back or keep a right to buy it back (Massachusetts AG)
  • Upfront fees for foreclosure help, which 940 CMR 25.00 bans
  • Being told not to call your lender or lawyer, rushed signing, or payment by wire or app (FTC)
  • High-pressure door-knocking, or suing a seller or filing a lis pendens to block a cancellation (US Senate letter to state attorneys general, 2023)
  • A claim that a cash sale nets more than the open market; the FTC’s 2022 Opendoor order treated that claim as deceptive when unsupported
  • Our synthesis of the Massachusetts rules above: no attorney at closing, a deposit not held in an attorney or broker escrow, or pressure to skip the lead form or Title 5

Our methodology

Every ranked company passed two pass/fail gates, names Lowell on its own site, and scored at least 56 of 100, the lowest score on our Massachusetts list. We rank by score, not size, and publish every company that did not make the list.

  • Gate 1 (pass/fail): a named legal entity on the company’s site or BBB file
  • Gate 2 (pass/fail): a physical address on at least two of site, BBB and Google, with no conflicting address
  • Founding date, 15 points: 15 for a third-party date with no conflicting claim, 7.5 when the company’s claim conflicts with the record, 0 with no third-party date
  • Reviews, 20 points: Google count of 100+ earns 20, 30 to 99 earns 15, 10 to 29 earns 10, under 10 earns 0
  • BBB file, 15 points: 15 for A+ and accredited, 10 for A+ not accredited, 5 for Not Rated or a lower letter grade, 0 for no BBB file, minus 2 per complaint in three years
  • Closing timeline and fees in writing, 15 points: 15 for a day count plus a fee policy, 10 for a fee policy plus a timeline without a day count, 7.5 for only one of the two
  • Offer method, 15 points: 15 for a formula or worked example, 8 for named inputs or a published range, 3 for “fair offer” only
  • Massachusetts property types, 20 points: the share of six named on the company’s own pages (multifamily or triple-decker, condo, septic/Title 5, inherited/probate, tenant-occupied, fire/hoarder)
  • Buyers also ranked on our Boston page keep their October 26, 2026 scores; the November 1, 2026 re-check found no new evidence that moves them

No company paid to be included or ranked. A company whose own site makes a trust or business-model claim contradicted by a third-party record or its own terms is held until resolved. Google ratings were pulled on the dates shown; deal volumes are company-stated and were not matched to deed records. We did not search the Massachusetts corporations database, license or court records for this update, so “no complaints” means none in the BBB file.

The buyers we checked and did not rank

30 companies and programs did not make the list, most for a reason you can check in two minutes. We state the record conflict, never a motive.

  • Whiteacre PropertiesHeld. Its Lowell page shows a BBB seal image with the alt text “BBB Accredited House Buyers In Lowell”; BBB says it is not accredited and rates it A, with four complaints in three years.
  • Pavel Buys HousesHeld. It has a Lowell page, but its terms describe “a lead generation service” that “earns fees from third parties”.
  • Ocean City DevelopmentPassed both gates and has a Lowell page, but scored 50.5, below our 56 bar: BBB lists 18 complaints in three years, so its BBB score is 0.
  • Summit Buys HousesAddress conflict: its site gives a suite in Tyngsborough, and its BBB file gives only an address in Scarborough, Maine.
  • Promise Point Properties, Sell My House Fast Mass, Sell Fire Damaged House MassachusettsNo legal entity named on the company’s site, and no BBB file found. Promise Point’s site also says it “is not a licensed real estate brokerage” and lists a licensed salesperson.
  • Pilgrim Hill HoldingsNo BBB file found, and its Google listing shows no street address, so we could not confirm a second address. It would score well below our bar either way.
  • EPH Realty Group, Wetherbee Buys, New Again Houses (Lowell)Could not be verified: EPH’s site redirects to a website vendor’s page, we found no website or address for Wetherbee Buys, and New Again Houses’ Lowell page returned an error.
  • Turning Point Home BuyersRanked on our Massachusetts page, but its site blocked our check, so we could not confirm that it names Lowell.
  • Mass Property Buyers, We Buy Houses Mass, Home Cash Solutions, Telegraph Hill Home Buyers, Joe Homebuyer New England, Simply Sold RENo Lowell page or mention found on their own sites.
  • Dakota Real Estate SolutionsIts “we buy houses Lowell” page is for Lowell, Indiana; its homepage says “We Buy Northwest Indiana Houses As-Is”.
  • Clearway Home BuyersNot a cash buyer by its own description: its site describes “our network of cash home buyers”.
  • New WesternIts site would not load for our check. Its search listing describes an investor marketplace: “We buy a home every 13 minutes for our marketplace of over 250,000 investors”, under the title “Exclusive Wholesale Real Estate Deals In Lowell, MA”.
  • Clever Offers, iBuyer.com, Houzeo Cash OffersPublishers’ own cash-offer marketplaces or lists, not buyers; Clever and Houzeo rank their own programs first.
  • Offerpad, Sundae, Express Homebuyers, HomeGo, HomeVestors (We Buy Ugly Houses)National platforms and a franchise system; covered in our Opendoor section. Offerpad, Sundae and Express do not serve Massachusetts, HomeGo lists Lowell only in a city list, and HomeVestors’ Lowell pages blocked our check.
