We checked 33 cash home buyers and programs that appear in Worcester searches and lists against BBB files, Google reviews, their own terms and Massachusetts law. To be ranked, a company’s own site had to name Worcester. Eight made our ranking, and every company that did not is listed with its reason.
Looking for cash home buyers in Worcester? These eight passed our checks and are ranked by rubric score, not size. Moss Home Solutions leads at 88.7 of 100.

Moss Home Solutions, LLC, with principal Christopher Moss, is a cash buyer based in Seekonk with a BBB start of September 2019. Its Massachusetts page is the only one on this list that says in writing it pays the deed excise and arranges the smoke and CO inspection, it has by far the largest review base, and its Worcester page states a 7-to-14-day close and how it builds an offer. The trade-off: four BBB complaints in three years about contact after opting out, an offer method with no stated margin, and a home market south of Boston. Ask them this before you sign: “Will Moss Home Solutions LLC itself take title at closing, and will the written net figure show the deed excise and smoke and CO inspection as costs you pay?”

New England Home Buyers, LLC, owned by Steven and Shady Elia, is a direct cash buyer based in Haverhill with a BBB start of November 2019. It has the cleanest Worcester record we found: a clean accredited BBB file, 114 Google reviews, a written seven-day floor and a written promise to pay closing costs, and its Worcester page names duplexes, condos, probate and tenants. The trade-off: no published formula (its Worcester page calls it “proprietary”), and its Boston page claims a longer history than its 2019 BBB start. Ask them this before you sign: “Will you write ‘no assignment’ and ‘you pay all closing costs, including the deed excise and my attorney’ into the purchase and sale agreement?”

Inherited Property Solutions LLC, doing business as IPS Cash and owned by Joseph Theriault, is a cash buyer based in Nashua, New Hampshire, with a 2016 BBB start that matches its site. It has a large review base and a written closing window, and its Worcester page names the three-decker, condo and mobile home cases common here. The trade-off: two BBB complaints describing price changes or exits after signing, and no offer method beyond a “fair cash offer”. Ask them this before you sign: “What lets you change the price or walk away during due diligence, and how many days is that period?”

New England Home Partners LLC, with CEO Lohith Chundi, is a cash buyer based in Norton with a BBB start of March 2025. It writes out how it builds an offer, and its Worcester terms are clear: as fast as 7 days to close, $0 in fees and commissions, and closing costs covered. The trade-off is age: 15 Google reviews, a BBB grade of A rather than A+, and a “230+ homes” figure we could not check. Selling a Worcester home for cash means the Massachusetts deed excise, an attorney at closing, a smoke and CO certificate from the Worcester Fire Department and, for the city’s many three-deckers, lead paint and tenant questions that shape what a buyer will pay.
How much do cash buyers pay in Worcester?
No ranked Worcester buyer publishes an offer as a share of your home’s value. Four describe their method. Moss Home Solutions’ Worcester page says “We start with what comparable Worcester homes sell for in updated condition, then subtract the cost of repairs, holding the property, and reselling it.” It states no margin. New England Home Partners’ Lowell page starts from after-repair value and subtracts repairs, holding and selling costs and “a fair margin” it does not size; its Worcester page says only that it reviews your home and recent local sales. I Buy Worcester names condition and market factors, and New England Home Buyers calls its number a “proprietary calculation”. The other four describe only a fair offer or market value.
Compare net to net, never a cash price against a listing net. A cash sale saves the commission, but you still pay the deed excise, your attorney and the smoke certificate unless the buyer agrees in writing to cover them.
The purchase price and every deduction from it
Deed excise: $4.56 per $1,000 of price, paid by the seller unless the buyer agrees in writing (M.G.L. c.64D). It is collected when the deed is recorded at the Worcester District Registry of Deeds; we found no Worcester transfer fee of its own. Of the eight ranked buyers, only Moss Home Solutions says in writing that it covers the excise (Massachusetts page)
Your closing attorney: Massachusetts closings are attorney-run; budget about $1,000, our estimate, unless the buyer agrees in writing to pay it
Smoke and CO certificate from the Worcester Fire Department. State law caps the fee at $50 for a single-family home (M.G.L. c.148 §10A); we could not confirm the city’s own fee schedule
The closing date, and what lets the buyer reprice or walk away
How the Worcester market affects a cash sale
No 2026 Worcester median sale price was readable when we checked, so we show two separate measures of value. Each figure below names its source and period, and we never combine two data series in one sentence.
Zillow’s Home Value Index for the City of Worcester, a typical value for single-family homes and condos rather than a sale price, was $432,708 in September 2026 (Zillow).
The median home value in the City of Worcester was $411,700 in 2024, per the American Community Survey (Census Reporter).
Worcester’s fiscal 2026 residential tax rate is $13.28 per $1,000 (City of Worcester).
Listings across the Worcester metro area spent a median 45 days on market in September 2026 (Realtor.com via FRED).
Worcester County had 1,615 active listings in September 2026, against 1,281 a year earlier (Realtor.com via FRED).
No Worcester all-cash share or 2026 Worcester foreclosure count is published.
Worcester traps that change the deal
Worcester’s housing is older and more often rented than the county’s, and that shapes what a cash buyer will pay and how fast it can close.
Three-deckers: 24.0% of Worcester’s housing units are in three- or four-unit buildings and 9.2% in two-unit buildings, per 2024 Census survey data. Ask any cash buyer whether it buys occupied three-deckers; Moss Home Solutions, New England Home Partners and IPS Cash name them on their Worcester pages
Smoke and CO certificate: the Worcester Fire Department must inspect before closing, and the certificate covers every unit. The state fee cap rises with units, to $100 for a two-family and $150 for up to six units (M.G.L. c.148 §10A). Ask the buyer in writing who books and pays for it
Lead paint: 71.8% of Worcester’s housing units were built before 1980, per 2024 Census survey data. In a pre-1978 home where a child under six lives, the new owner has 90 days after taking title to meet the deleading law, so every buyer, cash or not, will price it in, and a lead inspection before you accept an offer turns “it needs deleading” into a number
Tenants: 56.4% of Worcester’s homes are rented, per 2024 Census survey data. A cash buyer can take a rental with tenants in place; the leases and security deposits move to the buyer at closing
Tax title: Moss Home Solutions’ Worcester page notes that once the city records a tax taking, it can later petition the Massachusetts Land Court to foreclose your right to redeem
Septic: if your home has a septic system, Massachusetts Title 5 requires an inspection at sale. Among the ranked buyers, Driven Cash Homebuyers names septic problems on its Worcester page and Moss Home Solutions names failed septic systems on its Massachusetts page
Deed fraud: the Worcester District Registry of Deeds will email you, free, when a document is recorded under your name. Sign up at cns.masslandrecords.com before you list (Town of Dunstable notice). It warns you but does not block the recording

Does Opendoor buy houses in Worcester?
Yes, according to its own Worcester page, which says “Close in 21-60+ days on your schedule”. It describes its service fee as “competitive with agent commissions” but publishes no rate. Our Massachusetts research found it does not buy manufactured homes or buildings of five or more units, and that very old homes may not qualify; 42.8% of Worcester’s housing units were built in 1939 or earlier, per 2024 Census survey data.
Offerpad, Sundae and Express Homebuyers do not serve Massachusetts. HomeGo’s Boston office page does not name Worcester, and its footer says homes are resold simultaneously, as-is, to a non-affiliated entity. A We Buy Ugly Houses listing appears in Worcester search results, but HomeVestors’ Worcester pages blocked our check and we could not identify the franchisee.
Direct buyer or wholesaler in Worcester?
New England Home Buyers’ homepage says “we are the buyer, we use our own funds, and we never assign your contract to a third party”. New England Home Partners’ Worcester page says “We’re not wholesalers flipping contracts.” Velney Development says “we ARE the buyer”, and I Buy Worcester says it would have “already personally purchased the home from you”. Driven Cash Homebuyers says “we are flippers”.
One site near the top of Worcester search results is not a buyer by its own description: it offers the best offer “From Our Local Worcester Property Investors Network” and runs pages about assigning contracts. We list it below. Ask in writing who will be on the deed.
What the seller owes before closing
Massachusetts requires several certificates before a home changes hands, and most fall on the seller unless the contract moves them. A cash buyer can speed up the money, but not these steps.
Registry of Deeds recording fees are $155 for a deed and $105 for a mortgage discharge; ask your attorney which ones fall to you.
Smoke and CO certificate from the local fire department on every sale or transfer; the fee is set locally, $50 for a single-family home in Lawrence and Concord (M.G.L. c.148 §26F).
Title 5 septic inspection within 2 years before sale, or 3 if the system is pumped annually. A failed system does not block closing: upgrade within 2 years, or the buyer takes it on by written agreement with the Board of Health (MassDEP).
Lead paint notification for homes built before 1978, about 69% of the state’s housing units (ACS 2014–2018, per MA DPH): give the state form and disclose known lead before the purchase and sale agreement (M.G.L. c.111 §197A).
Municipal lien certificate from the tax collector within 10 business days for a $25 fee, usually ordered by the closing attorney (M.G.L. c.60 §23).
Condo 6(d) certificate of unpaid charges from the association (M.G.L. c.183A §6).
Do I need a lawyer to sell my house for cash in Massachusetts?
Yes. The Supreme Judicial Court held in 2011 that an attorney is a necessary participant at a Massachusetts closing, so a cash deal with no lawyer involved is a red flag. Secondary sources put the seller’s attorney at roughly $600 to $1,500 statewide.
There is also no cooling-off period. The FTC Cooling-Off Rule excludes real estate, and the Massachusetts home-solicitation law covers goods and services, not a home sale. Once you sign, the contract is your protection, which is the case for having a lawyer read it first.
Probate: a personal representative can sell, but an intestate estate needs a court license to sell (Petition MPC 210), and a special personal representative cannot sell (M.G.L. c.190B §3-715).
Divorce: once a divorce is filed, neither spouse may sell without the other’s written agreement or a court order (Rule 411).
Tenant-occupied: there is no statewide tenant right to buy today, and rent control is banned statewide. A tenant opportunity-to-purchase provision was in conference committee in late September 2026, so check its status before you sign.
Chapter 61, 61A and 61B land: the town has 120 days to match a bona fide offer before a residential or commercial sale can close (M.G.L. c.61 §8).
Worcester by ZIP code: where a cash sale competes
Every figure below is from the Census Bureau’s 2020-2024 American Community Survey. We use ZIP codes because we could not verify a ZIP-to-neighborhood map, and we never count buyers by area.
01610: 49.6% of housing units are in three- or four-unit buildings, the highest share in the city. 80.8% of homes are rented. Triple-decker, tenant and lead paint questions dominate, so a cash sale is most likely to compete here
01603, 01604 and 01607: 38% to 39% of units are in two- to four-unit buildings. Renter shares run from 50% to 56%
01605 and 01609: 60% to 70% of homes are rented. 01609 has the highest median home value in the city, $444,000
01602 and 01606: 41.1% and 32.2% of homes are rented. Listing is more likely to beat cash for an updated single-family home here
01608 (downtown): 94.0% of homes are rented, mostly apartments and condos, so condo documents matter
When a cash sale is the wrong call
A cash sale wins when time, condition or certainty matter more than price, and loses when you can wait. In our worked example, a Worcester home worth $432,708 after repairs and needing $40,000 of work (our assumption) nets about $260,000 from a 70%-formula cash offer after about a month, $368,300 from listing as-is at $392,708 after about 3 months, and $364,800 from renovating and selling at $432,708 after about 5 months. Each column pays the deed excise, about $1,000 for an attorney (our estimate), a $50 smoke certificate (the state fee cap for a single-family home) and costs of $620 a month (Worcester median taxes from the 2024 American Community Survey plus NerdWallet’s Worcester insurance figure); the listing paths also pay a 5.03% commission (Clever survey, October 2026).
That gap of about $108,200, net to net, is the price of speed in this example under the 70% formula. The $432,708 is Zillow’s Home Value Index for Worcester, a typical value that mixes condos and single-families in every condition, and the attorney figure is an estimate, so treat it as a simplification. The calculator above uses a different method: it sets the as-is price at 90% of that value and the cash price at 90% of the as-is price, so its gap is smaller; its carrying cost uses 142 days rather than five months.
Cash tends to win for tenants who will not leave, a three-decker that needs deleading, a fire, an estate managed from far away, or a pending tax taking. It tends to lose for an updated single-family home that would sell in weeks.
Spotting a scam and where to report it
Quitclaim deed fraud is rising: FBI Boston warned in April 2025 of 1,576 Massachusetts real estate fraud victims and $46.3 million in losses from 2019 to 2023, per ALTA. The Registries of Deeds offer free email alerts when a document is recorded in your name. Read our guide to avoiding cash buyer scams.
Report problems to the Attorney General’s consumer hotline at (617) 727-8400 or online, or the Division of Banks at 617-956-1501. For a suspicious recording on your title, contact your Registry of Deeds first, then the police. You can also report fraud to the FTC at ReportFraud.ftc.gov.
An offer to “save” the home if you sign over the deed, or a sale where you rent it back or keep a right to buy it back (Massachusetts AG)
Upfront fees for foreclosure help, which 940 CMR 25.00 bans
Being told not to call your lender or lawyer, rushed signing, or payment by wire or app (FTC)
A claim that a cash sale nets more than the open market; the FTC’s 2022 Opendoor order treated that claim as deceptive when unsupported
Our synthesis of the Massachusetts rules above: no attorney at closing, a deposit not held in an attorney or broker escrow, or pressure to skip the lead form or Title 5

Our methodology
Every ranked company passed two pass/fail gates, has a Worcester page on its own site, and scored at least 59.7 of 100, the lowest score on our Massachusetts list. We rank by score, not size, and publish every company that did not make the list.
Gate 1 (pass/fail): a named legal entity on the company’s site or BBB file
Gate 2 (pass/fail): a physical address on at least two of site, BBB and Google, with no conflicting address

No company paid to be included or ranked. A company whose own site makes a trust or business-model claim contradicted by a third-party record or its own terms is held until resolved. Google ratings were pulled on the dates shown; deal volumes are company-stated and were not matched to deed records. We excluded buyers serving Worcester, New York, and Worcester, England. We did not search the Massachusetts corporations database, license or court records for this update, so “no complaints” means none in the BBB file.
