We Buy Any Vegas House, which BBB lists as Alchemy Investments, LLC with managing member Casey Ryan, is a cash buyer based in Las Vegas with a BBB business start of 2016 that matches its site. It is the only ranked buyer that names all six Nevada property types, including HOA liens, and it pairs the largest local review base with a 7-day close and all closing costs covered in writing. Its Henderson page says it has cleared HOA violation notices, unpaid dues and liens at closing, and that it does not wholesale contracts. The trade-off: no Henderson office, an owner its site describes as a licensed agent, a listing agent on staff, and a homepage “network of cash buyers” line beside that no-wholesaling statement. Ask them this before you sign: “You say you cleared HOA liens at closing: will you get the association’s payoff demand in writing before we sign, and will the HOA balance come out of my proceeds or your price?”

Plot Property Group, LLC, with managing member Vladimir Plotnikov, is a direct cash buyer based in Las Vegas with a BBB business start of October 2019. It has the second-largest review base on this list, a clean accredited BBB file, a written direct-buyer statement and a closing-cost policy. Its Henderson page names the inputs that matter locally, including HOA obligations and the difference between older Green Valley or Townsite homes and newer Cadence builds. The trade-off: inputs rather than a formula, a 14-to-17-day typical close, and only a “Possibly” on HOA issues. Ask them this before you sign: “How did you price my HOA dues and any special assessment into this offer, and will you show me the repair estimate in writing?”

Gr8housebuyers, LLC, with manager Antonio Carbajal, is a cash buyer based in Las Vegas with a BBB business start of June 2018 that matches its site. It has been accredited since 2021 with no BBB complaints in the last three years, pays all closing costs in writing, and names mobile homes, inherited houses and problem tenants. The trade-off: offer inputs but no formula, no HOA-lien line in a city full of HOAs, and seller-financing offers and an agent-referral option alongside cash. NLS Homes, which BBB lists as NLS Enterprises, LLC with owner Robert Sadowski, is a cash buyer based in Las Vegas with a BBB business start of October 2019. It publishes its offer formula with its own selling-cost assumption, says it buys with its own cash, covers closing costs and names five of six Nevada types. The trade-off: a “since 2016” claim against a 2019 BBB start, accreditation only since 2026, 26 reviews, no HOA-lien line, and a license number on its BBB file. Max Home Cash, LLC is a cash buyer based in Las Vegas with a BBB business start of May 2023. Its site and BBB addresses match, its BBB file has no complaints, and it writes a 14-day floor and a no-fee, no-closing-cost policy while naming fire damage, tax liens, tenants and probate. It has no Henderson page: its Henderson page link (maxhomecash.com/henderson/) returned “page not found” on November 1, 2026, and its Nevada page names Henderson in one sentence, “Sell my house fast Henderson, NV, and throughout Nevada.” The trade-off: a short record, 18 reviews, no BBB accreditation, and a score exactly on our Nevada bar. Ask them this before you sign: “Who pays title and escrow fees on this contract, and will Max Home Cash, LLC be the buyer at closing?”

Selling your Henderson home for cash

Selling a Henderson home for cash means Clark County’s transfer tax at recording, a seller disclosure the buyer cannot waive, and, in the city’s master-planned communities, one or more HOA resale packages the buyer can cancel over. All five ranked buyers are based in Las Vegas, so compare written net figures.

How much do cash buyers pay in Henderson?

Two ranked buyers publish a formula. We Buy Any Vegas House prices from after-repair value minus renovation costs, and NLS Homes subtracts repairs, a selling cost it sets at 10% of after-repair value, holding and closing costs and its margin. Plot Property Group’s Henderson page says its offer considers the neighborhood, size, condition, nearby sales, HOA obligations and repair or resale costs, without a formula. Many investors screen deals with the 70% rule, a formula, not a measured offer.

Compare net to net, never a cash price against a listing net. A cash sale saves the commission, but you may still pay the transfer tax, part of the escrow fee, the owner’s title policy and one or more HOA resale packages, depending on your contract.

  • The purchase price and every deduction from it
  • Real property transfer tax: Clark County charges $2.55 per $500 of value or fraction thereof when the deed is recorded (Clark County Recorder), and Henderson adds no city transfer tax. By law the buyer and seller are both liable for it (NRS 375.030); by local custom the seller usually pays, but your contract decides
  • Escrow fee and owner’s title policy: no state schedule sets either; escrow is often split, and in Clark County the seller usually buys the owner’s policy, but your contract decides
  • HOA resale package: the owner pays for it, and the association must deliver it within 10 calendar days of a request (NRS 116.4109). A master-planned home can answer to a master association and a sub-association, each with its own package
  • Special assessments: if your parcel sits in a City of Henderson Local Improvement District, a special assessment may apply, so ask your title company for the payoff before you compare offers
  • The closing date, and what lets the buyer reprice or walk away

How the Henderson market affects a cash sale

We found no Henderson-only sale-price median for September 2026 from a primary source, so the price figure below covers Southern Nevada. Each figure names its source and period.

  • The median existing single-family home in Southern Nevada sold for $470,000 in September 2026, unchanged from a year earlier, per Las Vegas REALTORS.
  • Clark County listings spent a median 58 days on market in September 2026, against 57 a year earlier, per Realtor.com data. That is time on market for active listings, not time to sell.
  • Henderson’s eight ZIP codes had 2,098 active listings combined in September 2026, per Realtor.com; those ZIP codes extend past the city limits.
  • 32.6% of the City of Henderson’s occupied homes are rented, per the 2024 American Community Survey.
  • The median Henderson home was built in 2002, and 7.2% were built before 1980, per the 2024 American Community Survey.
  • Owners put the median City of Henderson home value at $520,400 in the 2024 American Community Survey, an owner estimate rather than a sale price.
  • All-cash purchases were 26.6% of Las Vegas-Henderson-North Las Vegas metro sales from January to April 2026, down 5.1 points from a year earlier, per Realtor.com.
  • Nevada had 2,935 properties with a foreclosure filing in the first half of 2026, one in every 452 housing units, per ATTOM. We found no Henderson figure we could verify.

Henderson traps that change the deal

HOAs, master plans, special assessments, age-restricted communities and older stock shape what a Henderson cash buyer will pay and how fast it can close.

  • HOAs and master plans: in ZIP 89044 (Inspirada and southern Henderson), 97.4% of homes were built in 2000 or later, per the 2020-2024 American Community Survey, and that newer stock is where master-planned communities sit. Order every resale package (master and sub-association) the day you accept an offer, and get each association’s payoff in writing. A buyer, cash or not, can cancel within five days of receiving the package.
  • Among our ranked buyers, only We Buy Any Vegas House’s Henderson page says it has cleared HOA violations, unpaid dues and liens at closing. Plot Property Group’s Henderson FAQ answers “Possibly”, and Gr8housebuyers, NLS Homes and Max Home Cash do not name HOA liens, so ask.
  • Special assessments: some Henderson master-planned neighborhoods sit in a city Local Improvement District, where a special assessment may apply. Ask your title company whether your parcel carries one and get the payoff in writing before you compare offers; a cash buyer will price it in.
  • Age-restricted communities: if your home is in an age-restricted community such as Sun City Anthem, ask the association what occupancy rules the buyer must meet before you accept any offer.
  • Lake Las Vegas: homes and condos there often answer to more than one association. Budget for each resale package and confirm any assessment payoff before you price a cash offer against a listing.
  • Older homes: about a quarter of the homes in ZIP 89015 (Townsite, Pittman and the Boulder Highway corridor) were built before 1980, against fewer than one in ten citywide, per the 2020-2024 (ZIP) and 2024 (city) American Community Survey. This is where repair-heavy as-is sales and mobile homes concentrate.
  • Manufactured homes: about 1.5% of Henderson homes are mobile homes, and in ZIP 89015 the share is 5.3%, per the American Community Survey. We Buy Any Vegas House, Gr8housebuyers and NLS Homes name mobile homes; Plot Property Group and Max Home Cash do not. Ask whether yours is titled as real property or through the Nevada Housing Division, because title does not pass until the personal property tax is paid (NRS 489.531)
  • Tenants: in ZIP 89014 (much of Green Valley) 47.2% of occupied homes are rented, per the 2020-2024 American Community Survey. The lease goes with the house, and the deposit must be transferred to the buyer in writing, or returned to the tenant, before the deed records (NRS 40.255, 118A.244). Selling by neighborhood in Henderson

What changes from one part of Henderson to the next is the type of sale and the risk to check first. ZIP figures come from the 2020-2024 American Community Survey and Realtor.com’s September 2026 listing data; ZIP codes do not follow neighborhood lines exactly.

  • Townsite, Pittman and Boulder Highway (mostly 89015): the oldest homes and most of the city’s mobile homes. As-is and repair-heavy sales; check the title type on any manufactured home.
  • Green Valley and Green Valley Ranch (mostly 89014 and 89074): 1990s homes, many in HOAs, and the highest renter share in the city. Roofs, air conditioning and tenant transfers are the usual issues.
  • Anthem, Sun City Anthem, Seven Hills and MacDonald Ranch (mostly 89052 and 89012): the highest median asking prices in the city in September 2026, layered HOAs and an age restriction in Sun City Anthem. Listing usually wins on value; cash wins on speed and certainty.
  • Inspirada and southern Henderson (89044): almost all post-2000 homes, an HOA and possibly a special assessment. Get the payoff before you compare offers.
  • Cadence and Lake Las Vegas (89011): the most active listings of any Henderson ZIP and the longest median listing time (61 days) in September 2026, with new-build competition and, at Lake Las Vegas, more than one association.
  • Whitney Ranch and east Henderson (89002): 18.6% of occupied homes are rented, close to the 18.4% in 89044 and far below the 47.2% in 89014.

Does Opendoor buy houses in Henderson?

Opendoor has no Henderson page: its Henderson and Las Vegas sell pages redirected to its homepage when we checked on November 1, 2026. Its help center says it operates in every postal code in the lower 48 states, and its eligible home types list mobile and manufactured homes as not eligible.

Offerpad’s Henderson page says you can close in as few as 8 business days or pick a date up to 60 days out; it publishes no fee percentage. Sundae, an investor marketplace rather than a buyer, lists Las Vegas only. HomeGo and Express Homebuyers list no Nevada market, and HomeVestors’ Henderson pages blocked our check. WeBuyHouses.com has a Las Vegas franchise page for Henderson; it is a network, not a single buyer.

What the seller owes before closing

A cash buyer can speed up the money, but most Nevada disclosure duties still apply in an as-is sale.

  • Seller’s Real Property Disclosure for a one- to four-unit home, at least 10 days before closing; the buyer cannot waive it, and a seller who hides a known defect can owe three times the repair cost (NRS 113.130, 113.150)
  • HOA resale package for homes in an association; the buyer may cancel until midnight of the fifth day after receiving it (NRS 116.4109)
  • Federal lead paint disclosure for homes built before 1978, including as-is cash sales (EPA)
  • If the home is community property, both spouses must sign the deed (NRS 123.230)
  • For a rented home, the tenant’s deposit must be transferred to the buyer in writing before the deed is recorded, or the buyer told in writing that all deposits were returned (NRS 118A.244)

Do I need a lawyer to sell my house for cash in Nevada?

We found no Nevada law that requires one. Nevada sales usually close through a licensed escrow company or title agent, and you can hire a lawyer for an estate, an HOA dispute or a contract the buyer wrote. Check that the escrow company holds a Division of Mortgage Lending license or is a licensed title agent, and call it on a number you found yourself.

Sellers have no general cooling-off right. Once you sign a purchase contract, its terms are your protection, so read the closing date, the earnest money and any assignment clause before you sign.

Foreclosure and HOA liens in Nevada

Most Nevada foreclosures happen out of court. The servicer must send a notice at least 30 days before recording a notice of default, and the sale cannot be held until at least three months after that notice is recorded. If you live in the home, you can usually still catch up on the missed payments and costs until five days before the sale (NRS 107.0805). After a trustee’s sale there is no right to buy the house back.

If you live in the home, you have 30 days after the notice of default is served to ask the district court for foreclosure mediation, which puts the sale on hold; the filing fee is $25 plus your share of a mediation fee capped at $500 in total, and Home Means Nevada administers the program.

An HOA can also foreclose for unpaid dues, and up to nine months of regular dues plus capped costs can take priority over the mortgage. It generally cannot foreclose over fines alone, and after an HOA sale the owner has 60 days to redeem (NRS 116.31166). If you are behind on HOA dues, get the payoff in writing before you sign.

Anyone who charges you to stop or delay a foreclosure must be licensed by the Division of Mortgage Lending and cannot charge until you have signed an agreement with your lender (NRS 645F.405). If a company that buys houses in foreclosure deceives you, you can undo the sale within two years of the deed being recorded, by recording a written notice, unless the house has been resold to a good-faith buyer (NRS 645F.440).

Direct buyer or wholesaler?

Nevada has no law written specifically for wholesaling. It does require a real estate license for anyone who, for a fee and on someone else’s behalf, negotiates a sale or finds buyers for a property (NRS 645.030). Whether a given assignment deal crosses that line is a legal question, so ask any buyer whether it will close itself or assign your contract, and get the answer in writing.

Plot Property Group says it “purchases properties directly rather than listing them”, and NLS Homes says it buys with its own cash. We Buy Any Vegas House’s Henderson page says “no wholesaling your contract to a third party”, while its homepage credits “our extensive network of cash buyers” and its site says its owner is a licensed agent; ask whether Alchemy Investments, LLC will be on the deed. Gr8housebuyers’ Henderson page also offers to refer you to an agent if you prefer to list. An offer that leaves your mortgage in your name is not a cash sale.

When a cash sale is the wrong call

A cash sale wins when time, condition or certainty matter more than price, and loses when you can wait. In our worked example, a home worth $470,000 after repairs (the Las Vegas REALTORS Southern Nevada single-family median, September 2026) and needing $40,000 of work (our assumption) nets about $287,100 from a 70%-formula cash offer after about a month, $403,100 from listing as-is at $430,000 after about 3 months, and $400,000 from renovating and selling at $470,000 after about 5 months. Each column pays Clark County’s transfer tax and costs of $386 a month (Henderson median taxes from the 2024 American Community Survey plus NerdWallet’s March 2026 Henderson insurance sample). The listing paths also pay a 5.47% commission (Clever survey, August 2026, 22 agents in its Rocky Mountains region).

That gap of about $116,000 between the 70%-formula cash sale and listing as-is is the price of speed in this example, to save about two months. It leaves out the escrow fee, the owner’s title policy, the recording fee, HOA resale packages and demand statements, HOA dues while listed and any special-assessment payoff. The median is a Southern Nevada figure that mixes homes in every condition, and the 70% figure is an investor rule of thumb, not a measured Henderson offer. The calculator above sets the as-is price at 90% of the median and the cash price at 90% of that, so at its default inputs only its repair-and-list figure matches this example.

Cash tends to win for an HOA lien headed to foreclosure, an older Townsite house that needs heavy work, a manufactured home, an inherited house, or a rental with a tenant you cannot remove. It tends to lose for a move-in-ready house in a master-planned community when you can wait a few months.

Deed fraud in Nevada and where to report it

Clark and Washoe Counties will email you when a document is recorded under your name or parcel number through their Recording Notification Service (Clark, Washoe). It alerts you; it does not block a recording. Recording a forged or groundless deed is a felony in Nevada (NRS 205.395), and you never need to pay a private company for a copy of your deed.

Report foreclosure-rescue and escrow problems to the Division of Mortgage Lending at 702-486-0782, unlicensed brokerage to the Nevada Real Estate Division, deceptive buyers to the Attorney General’s Bureau of Consumer Protection through its online complaint form, a forged deed to local police and the county recorder, and fraud to the FTC at ReportFraud.ftc.gov.

  • Anyone who charges you up front to stop a foreclosure or get a loan modification
  • A “rescue” company that asks for a lien on your house, a share of your equity or a power of attorney, or tells you not to talk to your lender
  • An offer to let you stay in the house and buy it back later; have a lawyer read it first
  • A buyer who says you can skip the Seller’s Real Property Disclosure
  • Escrow held by the buyer’s own company without a Nevada escrow license
  • A recovery company asking for more than 10% of tax-sale excess proceeds on your former home

Verify any buyer in fifteen minutes

Five quick checks show whether a buyer is who it says it is, and whether it actually closes on homes in its own name.

  • Entity: search the exact name on the contract in the Nevada Secretary of State’s business search and check that it is active
  • Licenses: the Nevada Real Estate Division’s license lookup for any agent or broker involved, and the Division of Mortgage Lending licensee search for the escrow company
  • Purchase history: search the company’s name in the county recorder’s index to see whether it actually takes title to homes
  • Lawsuits: the district and justice court case search in the buyer’s county
  • Complaints: the Attorney General’s Bureau of Consumer Protection, and the company’s BBB file as a pointer, not a verdict

Common questions

Our methodology

Every ranked company passed two pass/fail gates, says on its own site that it buys in Henderson, and scored at least 71.3 of 100, the lowest score on our Nevada list. We rank by score, not size, and publish every company that did not make the list.

  • Gate 1 (pass/fail): a named legal entity on the company’s site or BBB file
  • Gate 2 (pass/fail): a physical address on at least two of site, BBB and Google, with no conflicting address
  • Founding date, 15 points: 15 for a third-party date with no conflicting claim, 7.5 when the company’s claim conflicts with the record, 0 with no third-party date
  • Reviews, 20 points: Google count of 100+ earns 20, 30 to 99 earns 15, 10 to 29 earns 10, under 10 earns 0
  • BBB file, 15 points: 15 for A+ and accredited, 10 for A+ not accredited, 5 for Not Rated or a lower letter grade, 0 for no BBB file, minus 2 per complaint in three years
  • Closing timeline and fees in writing, 15 points: 15 for a day count plus a fee policy, 10 without a day count, 7.5 for only one of the two, 0 for neither
  • Offer method, 15 points: 15 for a formula or worked example, 8 for named inputs, 3 for “fair offer” only, 0 for nothing
  • Nevada property types, 20 points: the share of six named on the company’s own pages (HOA liens or HOA foreclosure, inherited or probate, tenant-occupied, liens or back taxes, fire, smoke or water damage, mobile or manufactured homes)
  • Location is not scored: all five ranked buyers name Henderson on their own sites; four have a Henderson page, and Max Home Cash names Henderson in one sentence on its Nevada page
  • Ties: the company with fewer unresolved record conflicts ranks higher, then the one with more Google reviews

No company paid to be included or ranked. A company whose own site makes a trust or business-model claim contradicted by a third-party record or its own text is held until resolved. A list of cities or a “Las Vegas Valley” line alone does not count as naming Henderson. Google ratings were pulled on November 1, 2026; deal volumes are company-stated and were not matched to deed records. We did not search Secretary of State records, Real Estate Division licenses or court records for this update, so “no complaints” means none in the BBB file.

The buyers we checked and did not rank

34 companies and programs did not make the list, most for a reason you can check in two minutes. We state the record conflict, never a motive.

  • Priority Home BuyersHeld. Its homepage says it will find you “a willing and able cash home buyer” through its investor network and also that it commits to purchasing your home. Its Google listing gives a Henderson address on N Green Valley Pkwy, with 24 reviews (checked Nov 1, 2026); BBB lists a Las Vegas address.
  • Fast Vegas Home BuyersHeld. Its homepage names Henderson, but the A+ rating it claims on its site does not match its BBB file, which shows an A.
  • Noah The Cash Home Buyer, 702 Home BuyersBoth Henderson-based; passed both gates but scored 51.3 and 45: 2024-2026 starts, BBB grades below A+, fewer than 30 Google reviews and no offer method or few property types. Noah tops Google’s local results for “cash home buyers henderson nv” with 26 reviews (checked Nov 1, 2026).
  • Alex Buys Vegas HousesHenderson-based. BBB lists a sole proprietorship and its site names no legal entity. It has 147 Google reviews (Maps data Sep 23, 2026), names HOA liens, and has four BBB complaints in three years.
  • Sell My House NVThe strongest file that did not rank. Its site says it is a tradename of United Homes of America LLC, names all six Nevada property types and gives a Henderson office, but that address appears only on its own site; we found no BBB file or Google listing for it.
  • Sell My House ProHenderson-based, with a Google listing showing 18 reviews (Maps data Sep 29, 2026), but no legal entity named on its site.
  • Cash for Vegas Homes, iBuy Vegas Houses Cash, 702 Cash BuyersNo legal entity named on the company’s own site, and no BBB file under the name.
  • Fast Ready Offer, Better Home BuyerAddress conflict or no second address: Fast Ready Offer’s site gives a different office from BBB and Google, and Better Home Buyer’s site gives no address.
  • Vegas Cash Home Offer, Sell House Fast Buyers Henderson LFL, As-Is Home Buyer - Clark County, Humble Homebuyer, Elite Home BuyersUnverified: the site returned an error or blocked our check, or we found no legal entity and no Nevada address. Google marks Elite Home Buyers as closed.
  • Liberty Home BuyersIts homepage does not name Henderson. It is also held on our Nevada page because the BBB rating its site claims does not match its BBB file.
