We checked 31 Brooklyn cash home buyers and programs against BBB files, Google reviews, their own terms and New York law. Four made our ranking, none of them based in Brooklyn, and every company that did not is listed with its reason.
Want to sell my house fast in Brooklyn? Four companies whose own sites name Brooklyn made our ranking, ordered by rubric score, not size. Prestige Home Buyers and Handsome Homebuyer tie at 81.3 of 100; Cash Buyers NY is the only one that names co-ops.
Last verified October 25, 2026. Ratings show the Google score, review count and the date we checked it. Timelines and fees are quoted from each company’s own site; “Not stated” means the company does not publish it.

Prestige Home Buyers Inc. is a direct cash buyer based in Brentwood, with president Warner Quiroga and a BBB business start of July 2019. It has the cleanest record in the set: one address across its site, BBB and Google, an accreditation that matches what the site says, and written terms on timeline, fees and how it prices. The trade-off is reach and volume: it is a Long Island company with 34 Google reviews. In Brooklyn it is a reasonable second or third quote, not a local specialist: Brooklyn appears only in its list of areas served. Ask them this before you sign: “Will Prestige Home Buyers Inc. be the buyer named on the contract and the deed, with no right to assign it to someone else?”

Handsome Homebuyer LLC is a cash buyer based in Melville, owned by Charles Weinraub, with a BBB business start of February 2022. It has the largest Google review base of the ranked buyers and is the only one that lists the deductions behind its offer line by line. The records conflict on its rating: its site shows a higher Google score and count than Google does, and the site publishes no street address of its own. Ask them this before you sign: “Will Handsome Homebuyer LLC itself take title, and will “we cover closing costs” in the contract include the NYC and NYS transfer taxes?”

Cash Buyers NY Corp is a cash buyer on the Queens and Nassau line at 249-74 Jericho Turnpike, with CEO Qasir Ahmad and a BBB business start of January 2021. It is the only ranked buyer that names co-ops and explains board approval, and it puts “our own funds” in writing. The records conflict on its age: the site says it has bought homes since 2000, while BBB lists 2021. Ask them this before you sign: “Will the offer letter list the NYC Real Property Transfer Tax, the NYS transfer tax and any co-op flip tax as costs you pay?”

Mid-Island Property Solutions, LLC, trading as Leave The Key Homebuyers, is a cash buyer based in Amityville, with partner Benjamin Wagner (BBB; its site lists Larry and Ben Wagner as owners) and a BBB business start of December 2019. Its record is consistent: the founding date matches, a single address appears everywhere and BBB accreditation is in place. The trade-off is disclosure: it publishes no day count and no offer method, and does not say in writing whether it is the end buyer. Ask them this before you sign: “Will Mid-Island Property Solutions, LLC take title itself, or can this contract be assigned to another buyer?”

Kings County median taxes paid $6,653 (ACS 2024) + NYC insurance $3,295 (NerdWallet), excluding mortgage
Selling a Brooklyn home for cash means 1.825% in seller-paid transfer taxes on most sales, a closing handled by lawyers in practice, and, for co-ops, a board that must approve any buyer. Deed theft is a real risk for Brooklyn owners, and it has been a crime in New York since 2024.
How much do cash buyers pay in Brooklyn?
No buyer on our list publishes an offer percentage, so a percentage you see next to one of these names did not come from the company. Many investors screen deals with the 70% rule: after-repair value times 70%, minus repairs. It is a screening formula, not a measured offer.
Compare net to net, never a cash price against a listing net. Brooklyn sellers pay the same transfer tax rates whichever way they sell, so the gap comes from the price, the commission and the time.
NYC Real Property Transfer Tax: 1% up to $500,000 and 1.425% above, paid by the seller; 1.825% combined on most Brooklyn sales
The 1% mansion tax at $1 million and up is the buyer’s, which is one reason listings just above $1 million can stall
For co-ops: the flip tax and managing agent fees set by the building
How the Brooklyn market affects a cash sale
Brooklyn house prices are rising while apartment supply grows, so the case for a cash buyer depends on what you own. Each figure below names its source and period, and we never combine two data series in one sentence.
Pre-foreclosure filings are rising while completed foreclosures fall: more owners are entering default, and fewer reach auction. That is the window in which a cash sale or a listed sale can still happen.
The Brooklyn median recorded price was $1.15 million in Q3 2026, up 5.4%, on 2,957 sales, per Douglas Elliman.
By type in the same Elliman report: 1-3 family homes $1.31 million (up 9.9%), condos $1.21 million (up 12.0%), co-ops $528,000 (up 2.0%).
Brooklyn listings spent a median 71 days on market in September 2026, against 76 a year earlier, per Realtor.com data.
Apartment listings reached 2,033 in Q3 2026, up 21% and the most since mid-2022, per Corcoran.
586 Brooklyn properties drew pre-foreclosure filings in Q3 2026, up 14%, while first-time foreclosures fell 50% to 57, per PropertyShark.
All-cash purchases were 32.0% of New York metro sales from January to April 2026, per Realtor.com. We found no Brooklyn figure.
Deed theft in Brooklyn: how to protect your home
Deed theft has been a crime in New York since July 2024, and stealing title to an occupied home is first-degree grand larceny regardless of value. In Brooklyn, a disbarred attorney was sentenced in November 2025 to up to seven years for stealing the deeds to 11 Brooklyn properties.
Sign up for the city’s free Notice of Recorded Document alerts: the Department of Finance emails you, usually the day after anything is recorded against your property. It is an alert, not a block. Report a suspicious recording to the NYC Sheriff at (718) 707-2100 or the Department of Finance, and Brooklyn deed fraud to the Brooklyn DA Action Center at (718) 250-2340.
Parts of East Flatbush and Flatbush in Community Board 17 are a state cease-and-desist zone until July 1, 2028. If your address is in the zone and you join the list, the state rule bars brokers and, per the Department of State, investment companies that regularly buy homes from soliciting you by mail, door hanger or postcard. The state publishes a map, not ZIP codes; check the boundary.

Do I need a lawyer to sell my house for cash in Brooklyn?
No statute requires one at closing, but in New York each side customarily hires its own lawyer, and only a lawyer can be paid to prepare your deed (Judiciary Law 484). A cash buyer that supplies the lawyer, or says you do not need one, is a red flag.
There is no general cooling-off period. The FTC Cooling-Off Rule excludes real estate, and the 14-business-day cancellation right below applies only to owner-occupied homes in foreclosure, on a lien sale list or more than 60 days behind on the mortgage.
In foreclosure or behind on the mortgage: the 14-business-day rule
New York’s Home Equity Theft Prevention Act covers the sale of an owner-occupied one- to four-family home that is in foreclosure, on a tax or utility lien sale list, or securing a loan more than 60 days past due. If it applies, you can cancel until midnight of the fourteenth business day after signing, and the deed cannot take effect before the fifth business day. Some agency pages still say five days to cancel; the statute says fourteen.
The contract must be in at least 12-point bold type with a “NOTICE REQUIRED BY NEW YORK LAW” notice telling you to consult an attorney or community organization, and warning against a lawyer the buyer provides. A violating sale can be rescinded within two years, and the Attorney General can seek up to $25,000 per violation. The first criminal conviction under the law came in September 2025.
Foreclosure in New York goes through the courts. Lenders must send a 90-day notice before filing, and owner-occupants get a settlement conference within 60 days of filing proof of service. ATTOM put the average New York foreclosure at 2,007 days in Q2 2026, the third longest in the country. You usually have time to compare offers. Co-ops, rentals and violations: what changes a Brooklyn deal
Brooklyn’s housing stock is where most cash offers get discounted, and where a cash offer saves the least time.
Co-ops: the board must approve the buyer, and courts defer to board decisions under the business-judgment rule (Levandusky), so a board can reject without stating reasons, subject to fair housing law. Flip taxes are lawful if the building’s documents provide for them (BCL 501(c)). Only Cash Buyers NY names co-ops among the ranked buyers, and Opendoor does not list them.
Condos: a building’s bylaws may give the board a right of first refusal; if so, its waiver letter is a closing step
Rentals: Good Cause Eviction may limit rent increases and evictions in New York City unless an exemption applies (small landlords, co-ops, condos and newer buildings among them). Where it applies, sale of the building is not a ground for eviction, so expect a buyer to price in the tenants and leases
Lead paint: rented pre-1960 one- and two-family homes carry Local Law 1 testing and record duties; in our reading of the rules, missing records give a buyer a reason to offer less
Violations and liens: pull open DOB violations on BIS and HPD violations and repair charges on HPD Online before you ask for offers. There is no city tax lien sale in 2026, per the Independent Budget Office.
Estates and divorce: no sale without letters testamentary or administration from Surrogate’s Court (the executor’s power to sell is in EPTL 11-1.1), and no sale during a divorce case without consent or a court order (DRL 236)
Direct buyer or wholesaler?
New York has no law aimed at wholesalers, and as of October 25, 2026 we found no wholesaler bill pending. A company that signs to buy your home and then sells that contract to another investor is not breaking a specific statute, but anyone who markets a home for another person for a fee needs a broker’s license. Ask in writing whether the company will close in its own name, and ask for a clause that bars assignment without your written consent.
None of the four ranked Brooklyn buyers writes “no wholesaling” on its site; only Cash Buyers NY writes that it buys with its own funds. A newer law, GBL Article 36-E, makes certain recorded listing or “service” agreements unenforceable, including ones lasting more than two years or binding future owners. If anyone asks you to sign one, have a lawyer read it first.
Does Opendoor buy houses in Brooklyn?
Yes, according to its own pages. Opendoor’s New York page names Brooklyn among its markets, promises closing in as few as 21 days and publishes no fee percentage. Its eligible home types are single-family homes, townhomes and some condos; co-ops are not listed, and very old homes may not qualify.
Co-ops were 544 of Brooklyn’s 2,957 recorded sales in Q3 2026, per Douglas Elliman, so check eligibility before counting on an Opendoor offer. Offerpad, Sundae and Express Homebuyers do not list New York, and we could not verify the HomeVestors franchise that appears in Brooklyn Google listings.
When a cash sale is the wrong call
A cash sale wins when time, condition or certainty matter more than price, and loses when you can wait. In our worked example, a Brooklyn 1-3 family house worth $1.31 million after repairs and needing $40,000 of work nets about $857,700 from a 70%-formula cash offer, $1,178,100 from listing as-is and $1,173,800 from renovating first.
All three paths pay the 1.825% transfer taxes, a $2,500 attorney (an estimate; no current neutral source exists) and carrying costs of $829 a month; the two listing paths also pay a 4.95% commission (Clever survey, August 2026, 11 NYC agents). That gap of about $320,500 is the price of speed in this example, and the median mixes renovated and unrenovated homes.
Cash tends to win for estates, homes with open violations or an illegal unit, tenant problems, or a lis pendens already filed. It tends to lose for a clean house that an ordinary buyer can finance.
Spotting a scam and where to report it
Report a predatory buyer to the Attorney General’s Help Line at 1-800-771-7755 or online, and lender or title problems to the Department of Financial Services. Free foreclosure help: 1-855-466-3456. You can also report fraud to the FTC at ReportFraud.ftc.gov.
Being asked to sign a deed or a power of attorney with the contract. Distressed property consultants are barred from taking either (RPL 265-b)
An offer to “save” the home if you deed it over and rent it back or keep a buy-back option (FTC)
Upfront fees for foreclosure help, payment by wire or app, or being told not to call your lender
A buyer who calls itself your “advisor” or “consultant”, or a lawyer supplied by the buyer
A claim that a cash sale nets more than listing; the FTC’s 2022 Opendoor order treated that claim as deceptive when unsupported
Our synthesis of the rules above: a deposit not held by an attorney in escrow, or a “sign today” deadline when you are months from a foreclosure sale

Our methodology
Only companies whose own site names Brooklyn or Kings County qualified. Every ranked company passed two pass/fail gates, then earned up to 100 points across six checks. We rank by score, not size, and publish every company that did not make the list.
Gate 1 (pass/fail): a named legal entity on the company’s site or BBB file
Gate 2 (pass/fail): a physical address on at least two of site, BBB and Google, with no conflicting address
Founding date, 15 points: 15 for a third-party date with no conflicting claim, 7.5 when the company’s claim conflicts with the record
Reviews, 20 points: Google count of 100+ earns 20, 30 to 99 earns 15, 10 to 29 earns 10
BBB file, 15 points: 15 for A+ and accredited, 10 for A+ not accredited, 5 for Not Rated, 0 for no BBB file, minus 2 per complaint in three years
Closing timeline and fees in writing, 15 points: 15 for a day count plus a fee policy, 10 without a day count, 7.5 for only one of the two
Offer method, 15 points: 15 for a formula or worked example, 8 for named inputs, 3 for “fair offer” only
New York property types, 20 points: the share of six named on the company’s own pages (co-op, condo, 2-4 family, rent-stabilized or tenant-occupied, inherited/probate, open violations or fire damage)
No company paid to be included or ranked. A company whose own site makes a trust claim contradicted by a third-party record, such as a BBB rating BBB does not show, is held until resolved. Google ratings were pulled on the dates shown; deal volumes are company-stated and were not matched to deed records. We did not search court dockets or query the New York Department of State entity database for this update, so “no complaints” means none in the BBB file.
