Compare cash home buyers in Staten Island

Looking to sell my house fast in Staten Island? These three name Staten Island on their own sites and scored at least 62.2 of 100, the lowest score on our New York list. They are ranked by rubric score, not size. Prestige Home Buyers leads at 81.3; Cash Buyers NY is the only one that names all six New York property types we track.

Last verified November 1, 2026. Ratings show the Google score, review count and the date we checked it. Timelines and fees are quoted from each company’s own site; “Not stated” means the company does not publish it.

How we compare

Cash Buyer Reviews

Every “we buy houses Staten Island” company below passed both gates and scored at least 62.2 of 100. None is based on Staten Island: no Staten Island-based buyer we found passes both gates and names the borough on its own site. We rank three rather than lower the bar. Each card shows the record, what we could not verify, and one question to ask before you sign.

Prestige Home Buyers Inc. is a direct cash buyer based in Brentwood, with president Warner Quiroga and a BBB business start of July 2019. It has the cleanest record in the set: one address across its site, BBB and Google, an accreditation that matches what the site says, and written terms on timeline, fees and how it prices. It has a dedicated Staten Island page. The trade-off is reach and volume: it is a Brentwood company with 34 Google reviews, it does not name co-ops, and it does not say whether it assigns contracts. Ask them this before you sign: “Will Prestige Home Buyers Inc. be the buyer on the contract and the deed, and if the house is in a flood zone or ever received FEMA aid, how does that change your offer?”

Cash Buyers NY Corp is a cash buyer on the Queens and Nassau line at 249-74 Jericho Turnpike, with CEO Qasir Ahmad and a BBB business start of January 2021. Its Staten Island page names semi-attached and two-family homes, tenants in place, storm or water damage and open violations. It is the only ranked buyer that names all six New York property types we track, and it puts “our own funds” in writing. The records conflict on its age: the site says it has bought homes since 2000, while BBB lists 2021. Ask them this before you sign: “Will Cash Buyers NY Corp take title in its own name, and will the offer letter list the NYC and NYS transfer taxes as costs you pay?”

Prime Realty Buyers, LLC is a cash buyer based in Ozone Park, Queens, with president Christopher Drzewicki and a BBB business start of November 2023. Its record is consistent: one address on its site, BBB and Google, a BBB accreditation since May 2026, a written 7-day and no-fee line, and named offer inputs. Its FAQ says it renovates and resells the homes it buys or keeps them as long-term rentals. The trade-off is history and fit: one Google review, no Staten Island page, and no two-family, condo or co-op line in a borough where two-unit buildings hold 22.5% of homes. It ranks third, 0.8 points above our New York bar. Ask them this before you sign: “Will Prime Realty Buyers, LLC be the buyer on the deed, and will you buy a two-family house with both units occupied?”

Selling your Staten Island home for cash

Selling a Staten Island home for cash means seller-paid transfer taxes of 1.4% at $500,000 or less and 1.825% above, a closing handled by lawyers in practice, and a disclosure form that asks about flood zones, FEMA aid and elevation certificates. A cash buyer does not take that disclosure duty off your hands.

How much do cash buyers pay in Staten Island?

No ranked Staten Island buyer publishes an offer percentage, so a percentage you see next to one of these names did not come from the company. Many investors screen deals with the 70% rule: after-repair value times 70%, minus repairs. It is a screening formula, not a measured offer.

Compare net to net, never a cash price against a listing net. The city transfer tax depends on the price, so a lower cash price can also mean a lower tax rate. Ask every buyer whether “we pay closing costs” includes the NYC and NYS transfer taxes.

  • The purchase price and every deduction from it
  • New York State transfer tax: 0.4% of the price ($2 per $500), paid by the seller
  • NYC Real Property Transfer Tax: 1% of the price when it is $500,000 or less, and 1.425% when it is more than $500,000, paid by the seller
  • Together that is 1.4% at $500,000 or less and 1.825% above. The higher city rate applies to the whole price, not just the part over $500,000: at $500,000 you pay $7,000, and at $505,000 you pay $9,216.25
  • The 1% mansion tax at $1 million and up is the buyer’s, not yours

How the Staten Island market affects a cash sale

Staten Island prices sit above the $500,000 city tax line, while a typical investor cash price sits below it. Each figure below names its source and period, and we never combine two data series in one sentence.

  • The median sales price for all properties in the Staten Island MLS was $707,450 in August 2026, up 1.1%, per the Staten Island Board of Realtors. The report does not split houses, condos and co-ops.
  • In the same report, 264 sales closed in August 2026, down 2.2%.
  • Inventory in the same report was 942 homes in August 2026.
  • The same report put supply at 3.8 months in August 2026.
  • Staten Island MLS listings showed 54 days on market, from listing to an accepted offer, in August 2026, against 61 a year earlier, per the same report.
  • Richmond County listings spent a median 59 days on market in September 2026, against 61 a year earlier, per Realtor.com data.
  • All-cash purchases were 32.0% of New York metro sales from January to April 2026, per Realtor.com. We found no Staten Island figure.

Flood zones, Hurricane Sandy and what you must tell a buyer

New York’s Property Condition Disclosure Statement (RPL 462) asks a seller whether any of the property is in a FEMA-designated floodplain, whether federal law requires flood insurance on it, whether you or a previous owner received FEMA assistance, whether a FEMA elevation certificate exists, and whether a flood insurance claim was ever filed. An as-is cash sale does not skip the form; estate sales by an executor or administrator are among the exemptions.

Federal law adds a separate duty for some homes. Under 42 U.S.C. 5154a, if federal flood disaster assistance for the property came with a requirement to obtain and keep flood insurance, the seller must notify the buyer in writing of that requirement no later than the date of transfer, in the documents that transfer ownership. If the seller does not, and the property later floods and receives federal disaster aid, the statute says the seller must reimburse the federal government. The duty is yours, whoever buys.

New York City’s flood-map page says the city received its first FEMA flood maps in 1983, that they were not significantly updated until preliminary maps were released in December 2013, and that the Building Code requires new and substantially improved buildings to use the preliminary maps until the maps become official. Its find-your-flood-map page points to FEMA, FloodHelpNY.org and the Department of Buildings.

  • If your house is on the East or South Shore, find your flood zone and any elevation certificate before you ask for offers; the disclosure form asks about both, and any buyer, cash or not, will price them in
  • If the house ever received FEMA aid tied to flood insurance, have your lawyer put the written flood-insurance notice in the closing documents
  • Flood insurance is not in our carrying-cost figures; add your own premium when you compare a quick sale with listing

Do I need a lawyer to sell my house for cash in Staten Island?

No statute requires one at closing, but in New York each side customarily hires its own lawyer, and only a lawyer can be paid to prepare your deed (Judiciary Law 484). A cash buyer that supplies the lawyer, or says you do not need one, is a red flag.

There is no general cooling-off period. The FTC Cooling-Off Rule excludes real estate, and the 14-business-day cancellation right below applies only to owner-occupied homes in foreclosure, on a lien sale list or more than 60 days behind on the mortgage.

In foreclosure or behind on the mortgage: the 14-business-day rule

New York’s Home Equity Theft Prevention Act covers the sale of an owner-occupied one- to four-family home that is in foreclosure, on a tax or utility lien sale list, or securing a loan more than 60 days past due. If it applies, you can cancel until midnight of the fourteenth business day after signing, and the deed cannot take effect before the fifth business day. Some agency pages still say five days to cancel; the statute says fourteen.

The contract must be in at least 12-point bold type with a “NOTICE REQUIRED BY NEW YORK LAW” notice telling you to consult an attorney or community organization, and warning against a lawyer the buyer provides. A violating sale can be rescinded within two years, and the Attorney General can seek up to $25,000 per violation. The first criminal conviction under the law came in September 2025.

Foreclosure in New York goes through the courts. Lenders must send a 90-day notice before filing, and owner-occupants get a settlement conference within 60 days of filing proof of service. ATTOM put the average New York foreclosure at 2,007 days in Q2 2026, the third longest in the country. You usually have time to compare offers. Two-family houses, tenants and attached homes

Staten Island is a borough of small houses. Of its housing units in 2024, 34.1% were detached single-family homes, 25.5% were attached single-family homes and 22.5% were in two-unit buildings, per the American Community Survey.

Renters occupied 32.3% of Staten Island’s occupied homes in 2024, by our calculation from the same survey. A two-family with a tenant upstairs is the most common tenant-occupied sale here.

  • Tenants: selling a two-family with tenants usually means the buyer takes them with the house. Good Cause Eviction applies in New York City unless an exemption applies (small landlords, co-ops, condos and newer buildings among them), and where it applies, sale of the building is not a ground for eviction. Give buyers the leases and rent roll up front.
  • Among the three ranked buyers, only Cash Buyers NY names semi-attached and two-family homes on its Staten Island page. Prestige Home Buyers names multi-family homes in general, and Prime Realty Buyers names neither.
  • Estates and divorce: no sale without letters testamentary or administration from Surrogate’s Court (the executor’s power to sell is in EPTL 11-1.1), and no sale during a divorce case without consent or a court order (DRL 236)

Direct buyer or wholesaler?

New York has no law aimed at wholesalers, and as of October 25, 2026 we found no wholesaler bill pending. A company that signs to buy your home and then sells that contract to another investor is not breaking a specific statute, but anyone who markets a home for another person for a fee needs a broker’s license. Ask in writing whether the company will close in its own name, and ask for a clause that bars assignment without your written consent.

None of the three ranked Staten Island buyers writes “no wholesaling” on its site, and none says whether it assigns contracts. Only Cash Buyers NY writes that it buys with its own funds. A newer law, GBL Article 36-E, makes certain recorded listing or “service” agreements unenforceable, including ones lasting more than two years or binding future owners. If anyone asks you to sign one, have a lawyer read it first.

Does Opendoor buy houses in Staten Island?

Yes, according to its own pages. Opendoor’s New York page (checked November 1, 2026) names Staten Island among its top New York markets and says you can get a cash offer anywhere in the state. It says you keep the upside “minus our fees” and publishes no fee percentage. Its eligible home types do not include co-ops. We list Opendoor as an alternative rather than ranking it.

Offerpad, Sundae, HomeGo and Express Homebuyers list no New York market. HomeVestors’ Staten Island page blocked our check. WeBuyHouses.com has a Staten Island page, but it connects sellers with a network of independently owned offices; it is not a single buyer.

Deed theft on Staten Island: how to protect your home

Deed theft has been a crime in New York since July 2024, and stealing title to a home occupied by at least one person is first-degree grand larceny regardless of value.

Sign up for the city’s free Notice of Recorded Document alerts, which cover all five boroughs and email you when anything is recorded against your property. It is an alert, not a block. Staten Island deeds are recorded with the Richmond County Clerk rather than through ACRIS. Report a suspicious recording to the Department of Finance.

A legitimate buyer closes through attorneys and never asks you to sign a deed or a power of attorney at your kitchen table. If your owner-occupied home is in foreclosure, the Home Equity Theft Prevention Act gives you 14 business days to cancel a covered sale. Staten Island has no state cease-and-desist zone limiting investor solicitations; the only zone in force is in Brooklyn.

Staten Island neighborhoods: where cash wins and where it does not

We do not publish buyer counts by neighborhood. What changes from one shore to another is the type of sale and the risk that comes with it.

  • Midland Beach, New Dorp Beach, South Beach and Ocean Breeze: the East Shore took the worst of Hurricane Sandy. The flood zone, any elevation certificate and any past FEMA aid shape the price, whoever buys.
  • St. George, Stapleton, Tompkinsville, Port Richmond and Mariners Harbor: older stock with more two-family and rental houses, where tenant-occupied and estate sales are the common cash cases.
  • New Springville, Bulls Head, Willowbrook and Todt Hill: Mid-Island houses span a wide price range; at $1 million and up, the 1% mansion tax applies, and it is the buyer’s.
  • Great Kills, Eltingville, Annadale, Huguenot and Tottenville: detached, semi-attached and townhouse-condo stock near or above the borough median, where a clean house is the case in which listing usually nets more.

When a cash sale is the wrong call

A cash sale wins when time, condition or certainty matter more than price, and loses when you can wait. In our worked example, a Staten Island home worth $707,450 after repairs (the Staten Island MLS median for all properties, August 2026) and needing $40,000 of work (our assumption) nets about $445,500 from a 70%-formula cash offer of $455,215 after about a month, $617,300 from listing as-is at $667,450 after about 3 months, and $613,100 from renovating and selling at $707,450 after about 5 months.

The cash price is under $500,000, so it pays 1.4% in transfer taxes; the two listing paths pay 1.825%. Every path pays a $2,500 attorney (an estimate; no current neutral source exists) and carrying costs of $794 a month (Richmond County median taxes from the 2024 American Community Survey plus NerdWallet’s New York City insurance sample). The listing paths also pay a 4.95% commission (Clever survey, August 2026, 11 NYC agents).

That gap of about $171,800 between the cash sale and listing as-is is the price of getting paid roughly two months sooner in this example. It leaves out flood insurance, title and recording charges, your mortgage payoff and taxes on any gain. The median mixes renovated and unrenovated homes, houses and condos, and the 70% figure is an investor rule of thumb, not a measured Staten Island offer. The calculator above sets the as-is price at 90% of the median and the cash price at 90% of that, so its figures differ from this example.

Cash tends to win for estates, a two-family with tenant problems, a flood-damaged or unrepaired house, or a foreclosure already filed. It tends to lose for a clean one- or two-family house that an ordinary buyer can finance.

Spotting a scam and where to report it

Report a predatory buyer to the Attorney General’s Help Line at 1-800-771-7755 or online, and lender or title problems to the Department of Financial Services. Free foreclosure help: 1-855-466-3456. You can also report fraud to the FTC at ReportFraud.ftc.gov.

  • Being asked to sign a deed or a power of attorney with the contract. Distressed property consultants are barred from taking either (RPL 265-b)
  • An offer to “save” the home if you deed it over and rent it back or keep a buy-back option (FTC)
  • Upfront fees for foreclosure help, payment by wire or app, or being told not to call your lender
  • A buyer who calls itself your “advisor” or “consultant”, or a lawyer supplied by the buyer
  • A claim that a cash sale nets more than listing; the FTC’s 2022 Opendoor order treated that claim as deceptive when unsupported
  • Our synthesis of the rules above: a deposit not held by an attorney in escrow, or a “sign today” deadline when you are months from a foreclosure sale

Verify any buyer in fifteen minutes

Five free public records show whether a buyer is who it says it is, and whether it actually closes on homes in its own name.

  • Entity: the Department of State business entity database shows formation date, status and county.
  • Purchase history: Staten Island deeds are recorded with the Richmond County Clerk, not in ACRIS, so search the company as grantee in the Richmond County Clerk’s records. Does it take title in its own name?
  • Lawsuits: eCourts WebCivil Supreme by party name.
  • Licenses, if they act as an agent: the Department of State license lookup.
  • Complaints: call the Attorney General’s Help Line at 1-800-771-7755, and read the company’s BBB file as a pointer, not a verdict.

Common questions

Our methodology

Only companies whose own site names Staten Island qualified. Every ranked company passed two pass/fail gates and scored at least 62.2 of 100, the lowest score on our New York list. We rank by score, not size, and publish every company that did not make the list.

  • Gate 1 (pass/fail): a named legal entity on the company’s site or BBB file
  • Gate 2 (pass/fail): a physical address on at least two of site, BBB and Google, with no conflicting address
  • Founding date, 15 points: 15 for a third-party date with no conflicting claim, 7.5 when the company’s claim conflicts with the record
  • Reviews, 20 points: Google count of 100+ earns 20, 30 to 99 earns 15, 10 to 29 earns 10, under 10 earns 0
  • BBB file, 15 points: 15 for A+ and accredited, 10 for A+ not accredited, 5 for Not Rated, 0 for no BBB file, minus 2 per complaint in three years
  • Closing timeline and fees in writing, 15 points: 15 for a day count plus a fee policy, 10 without a day count, 7.5 for only one of the two
  • Offer method, 15 points: 15 for a formula or worked example, 8 for named inputs, 3 for “fair offer” only
  • New York property types, 20 points: the share of six named on the company’s own pages (co-op, condo, 2-4 family, rent-stabilized or tenant-occupied, inherited/probate, open violations or fire damage)
  • Location is not scored: all three ranked buyers say on their own sites that they buy in Staten Island
  • Ties: the company with fewer unresolved record conflicts ranks higher

No company paid to be included or ranked. A company whose own site makes a trust or business-model claim contradicted by a third-party record or its own text is held until resolved. Prestige Home Buyers and Cash Buyers NY have Staten Island pages; Prime Realty Buyers qualifies on a seven-place list of areas it buys in that names Staten Island, and a site-wide “all five NYC boroughs” line alone does not count. Google ratings were pulled on November 1, 2026; deal volumes are company-stated and were not matched to deed records. We did not search the Richmond County Clerk’s deed records, court dockets or the New York Department of State databases for this update, so “no complaints” means none in the BBB file.

The buyers we checked and did not rank

30 companies and programs did not make the list, most for a reason you can check in two minutes. We state the record conflict, never a motive.

  • Simply Sold RE (New Rochelle)Held. Its how-it-works page says “We're comprised of a network of professionally trained real estate investors, rehabbers, and developers”, while its FAQ says a wholesaler “acts as a middleman. They're not the buyer.” Its Staten Island page’s “since 2014” also conflicts with a 2022 BBB start. It has a Staten Island page, BBB accreditation since October 30, 2025, and 75 Google reviews (checked Nov 1, 2026).
  • Leave The Key Homebuyers (Amityville)Passed both gates but scored 60.5, below our cut. Its homepage says “Our father and son business has helped hundreds of New Yorkers and Long Islanders sell their homes over the past 30 years”, and its Staten Island page says “With over a decade in the home-buying industry”; BBB lists a December 13, 2019 business start, so founding scores 7.5 of 15. BBB A+, accredited since November 21, 2023; Google shows 5.0 from 71 reviews (checked Nov 1, 2026).
  • Handsome Homebuyer (Melville)Scored 81.3 on our New York page, but its only Staten Island wording is the site-wide line “all five NYC boroughs”; it has no Staten Island page, and none appears in its sitemap. We rank only companies whose own site names Staten Island.
  • We Buy Long Island Homes Fast (Locust Valley)Ranked on our New York page, but its former Staten Island page now redirects to a locations page that names Long Island, Brooklyn and Queens, not Staten Island.
  • PVD Acquisitions LLC (Staten Island)Based on Staten Island, with a BBB file, but its own site describes its service area as Middlesex, Monmouth and Ocean Counties in New Jersey and mentions Staten Island only in the founder’s biography. We rank only companies whose own site names Staten Island as a place they buy.
  • We Buy Staten Island Homes, Staten Island Home Buyers (homebuyersstatenisland.com)No legal entity named on either site, and no street address: each gives only “Staten Island, NY”, with a ZIP code on one. BBB searches found no file for We Buy Staten Island Homes.
  • Staten Island Cash 4 Real EstateNo buying entity named: its disclosure says the buyer is a licensed real estate salesperson acting as a principal on their own behalf. It names the most specific offer inputs we found on Staten Island.
  • JD Buys Your House, Safe BailoutNo legal entity named on the company’s Staten Island page. BBB searches found no file for JD Buys Your House, and its pages show no street address.
  • EZ Home Buyers (Great Neck)No legal entity on its site and no BBB file found. Its Staten Island page gives two different closing timelines, and its homepage review figure does not match Google’s listing (5.0 from 3 reviews).
  • Cash For Properties NYC (Brooklyn)No legal entity named on its site and no BBB file. Its homepage names Staten Island among the boroughs it serves.
  • Real Property Buyers (Hewlett)Address conflict: its own terms give a Dallas, Texas notice address; its contact page, BBB and Google give Hewlett. It has a Staten Island page.
  • Five Boro Home Buyers (newyorkhomesforcash.com)No legal entity, and no address on two sources. It has a Staten Island page.
  • Willow Home BuyersUnverified: a Facebook page only, with no website, legal entity or address we could check.
  • Sell Now Homebuyers, HS Property Funds, Helping Homes REIRanked on our New York page, but none of their own sites names Staten Island as a place they buy.
  • Supreme Home Sales, Inc., S.I. Premiere PropertiesStaten Island real estate brokerages, not cash buyers. They appeared in Google’s results for “we buy houses staten island” on November 1, 2026.
  • Your Home Sold Guaranteed Realty Advisors LLC (The Hal Blake Team)Its search listing describes a guaranteed-sale program from a real estate company, which says it will “Guarantee the sale” of a home at a price acceptable to the seller “or we will step in & buy it”. We list it as a brokerage program, not a cash buyer, because a purchase is the fallback, not the offer. It appeared in Google’s results for “we buy houses staten island” on November 1, 2026.
  • OpendoorA national iBuyer that names Staten Island among its New York markets; covered in our guide above rather than ranked.
  • Offerpad, Sundae, HomeGo, Express HomebuyersDo not list New York among their markets.
  • HomeVestors (We Buy Ugly Houses), Joe HomebuyerFranchise systems. HomeVestors’ Staten Island page blocked our check, and we found no NYC Joe Homebuyer franchise.
  • WeBuyHouses.com, HomeLight Simple SaleA network of independently owned offices and a publisher’s own offer program; they connect sellers with other buyers and are not buyers themselves.
