We checked 35 cash home buyers and programs that appear in Syracuse searches and lists against BBB files, Google reviews, their own terms and New York law. Three cleared the bar we use across New York. One is based in Onondaga County; the other two are based in Brentwood and Rochester and have Syracuse pages on their own sites.
Looking to sell my house fast in Syracuse? These three scored at least 62.2 of 100, the lowest score on our New York list, and are ranked by rubric score, not size. Prestige Home Buyers leads at 81.3.

Prestige Home Buyers Inc. is a direct cash buyer based in Brentwood, with president Warner Quiroga and a BBB business start of July 2019. It has the cleanest record of any buyer that names Syracuse: one address across its site, BBB and Google, an accreditation that matches what the site says, and written terms on timeline, fees and how it prices. The trade-off is distance: it is a Long Island company with no Central New York address on any record, and its Google reviews belong to its Brentwood listing. Treat it as a second or third quote, not the local specialist. Ask them this before you sign: “Who will walk through my Syracuse house before the final price, and will Prestige Home Buyers Inc. be the buyer on the deed, with no right to assign the contract?”

HS Property Funds, LLC is a cash buyer in Onondaga County, owned by Daniel Sisto II, with a BBB business start of March 2014 that matches its own history. BBB has listed it as accredited since 2017. It is the only Onondaga County-based buyer that passed both gates, and it puts a 30-day timeline, an all-costs-covered fee policy and a walkthrough-based offer in writing. Its records show two models: its seller pages say “Our offer is guaranteed”, while its investor page says “The current contract will be assigned to you for a small finders fee”. Its 3.9 Google rating is the lowest of the three ranked buyers. Its one BBB complaint concerns a rental deposit, and its site and Google show different addresses. Ask them this before you sign: “Will HS Property Funds, LLC itself take title at closing, and will you write ‘this contract may not be assigned’ into the purchase agreement?”

Helping Homes REI, LLC is a cash buyer based in Rochester, co-owned by Chris Lawrence and Andrew McDermott, with a BBB business start of November 2019. It is a Rochester buyer with a dedicated Syracuse page, a real Google review base and written 30-day and no-fee terms. The trade-off: BBB moved it from A+ to “Not Rated” between September and October 2026, it names no offer inputs, and it lists no address in Central New York. Ask them this before you sign: “Is Helping Homes REI, LLC the purchaser on this contract for my Syracuse house, or do you pass Syracuse deals to other cash buyers?”

Selling a Syracuse home for cash means New York’s state transfer tax, which the seller pays and no county or city tax adds to, a lawyer on each side by local custom, and old housing where lead paint and the rental registries shape the price. One of the three ranked buyers is based in Onondaga County.
How much do cash buyers pay in Syracuse?
None of the three ranked buyers publishes a formula or a percentage. Prestige Home Buyers says its quotes are based on current Syracuse market values. HS Property Funds says it brings a contractor to walk the house and runs an analysis before a formal offer. Helping Homes REI says only that its offer is based on the house’s as-is valuation. Many investors screen deals with the 70% rule, a rule of thumb, not a measured Syracuse offer.
Compare net to net, never a cash price against a listing net. A cash sale removes the commission, but you still pay the state transfer tax and your own attorney.
The purchase price and every deduction from it
New York State transfer tax: $2 for each $500 of price or part of $500 (0.4%), paid by the seller unless the contract between seller and buyer provides otherwise
No Onondaga County or City of Syracuse transfer tax: a 2019 bill to let the county levy one never left committee
The 1% mansion tax applies at $1 million and up, and the buyer pays it
In Onondaga County each side normally has its own lawyer, the seller orders the survey and supplies the abstract of title, and the buyer usually pays for any owner’s title policy, per the NYSBA county customs sheet (undated, posted 2020)
The closing date, and what lets the buyer reprice or walk away
How the Syracuse market affects a cash sale
Central New York prices are edging up while listings pile up, so a cash buyer is selling you speed. Each figure below names its source and period, and we never combine two data series in one sentence.
The median single-family sale price across six Central New York counties, Onondaga among them, was $270,000 in September 2026, up 1.9% from a year earlier, per the Greater Syracuse Association of REALTORS. That figure is regional; it is not a City of Syracuse median.
The same report counted 761 closed sales in September 2026, down 7.1%, and 2,262 homes listed for sale at the end of September, up 55.7%.
Syracuse-area listings spent a median 53 days on market in September 2026, against 48 a year earlier, per Realtor.com data.
Realtor.com also counted 1,090 active listings in the Syracuse metro in September 2026, against 905 a year earlier (FRED).
Owners in the City of Syracuse put the median home value at $158,100 in the 2024 American Community Survey, against $236,300 across Onondaga County.
No current all-cash share is published for Syracuse.
New York State recorded 11,983 properties with foreclosure filings in the first half of 2026, up 16.1%, per ATTOM. We found no 2026 figure for Onondaga County.
Syracuse traps that change the deal
Old housing, lead rules for rentals, a majority-renter city and lake-effect winters shape what a Syracuse cash buyer will pay and how fast it can close.
Lead paint: 84.6% of City of Syracuse housing units were built before 1980, per the 2024 American Community Survey. The city’s Lead Hazard Control Office says a property built before 1978 “is presumed to have the presence of lead-based paint,” and it inspects for lead hazards through rental registry, certificate of compliance and complaint inspections. The federal lead disclosure applies to an as-is cash sale too.
City rental registry: one- or two-unit rentals need a rental registry certificate and an inspection every three years, and rentals of three or more units need a certificate of compliance, per the city’s rental inspection guide. A buyer of your rental takes on that duty and will ask for your certificate.
State lead rental registry: the Department of Health registry covers rentals built before 1980 with two or more units in 25 communities, Syracuse among them, and requires a lead hazard inspection at least every three years.
Tenants: 58.1% of occupied homes in the City of Syracuse are rented, per the 2024 American Community Survey. Syracuse is not on the state’s Good Cause Eviction opt-in list, so list every lease and deposit in the contract.
Two-family houses: 22.9% of City of Syracuse housing units are in buildings of two to four units, against 10.1% countywide, per the 2024 American Community Survey.
Snow: Syracuse’s normal annual snowfall is 127.8 inches at Hancock airport (NOAA, 1991-2020 normals). A buyer will look hard at the roof, gutters and basement; the city’s rental checklist flags roof leaks, missing shingles and foundation cracks.
Micron broke ground in Clay in January 2026. When its first plant will open is still a moving date, and no published data yet measures its effect on Syracuse home prices.

Back taxes and tax foreclosure in Syracuse
The City of Syracuse enforces its own property taxes, and Onondaga County runs its own process. Central Current reported in November 2025 that city foreclosures typically begin after more than two years of unpaid taxes, and that the city says the full process takes about 14 months.
Under New York’s Real Property Tax Law (RPTL 1197), a former owner may file a claim for surplus from a tax foreclosure sale, and for residential property the proceeding stays open at least three years after confirmation.
HS Property Funds’ homepage says “We can help you avoid your property from being seized by Onondaga County”. That is the company’s statement. If you owe back taxes to the City of Syracuse or Onondaga County, get the payoff figure from the city or county treasurer before you talk to any buyer.
Does Opendoor buy houses in Syracuse?
Yes, according to its own Syracuse page, which says you can “Close in 21-60+ days on your schedule”. It mentions a service fee “competitive with agent commissions” and publishes no fee rate. Its eligible home types do not include co-ops or manufactured homes.
That page also puts total seller costs at 6-8% of the sale price, with agent commissions of 5-6%. Clever’s August 2026 survey of New York agents put the average total commission at 4.62%.
Offerpad, Sundae, HomeGo and Express Homebuyers list no New York market. HomeVestors’ Syracuse pages blocked our check, and we found no Joe Homebuyer franchise in Syracuse.
Direct buyer or wholesaler?
New York has no law aimed at wholesalers, and as of October 25, 2026 we found no wholesaler bill pending. A company that signs to buy your home and then sells that contract to another investor is not breaking a specific statute, but anyone who markets a home for another person for a fee needs a broker’s license. Ask in writing whether the company will close in its own name, and ask for a clause that bars assignment without your written consent.
None of the three Syracuse buyers writes “no wholesaling”. HS Property Funds’ seller pages say “Our offer is guaranteed”, and its investor page says “The current contract will be assigned to you for a small finders fee”. Prestige Home Buyers does not address assignment, and Helping Homes REI’s Syracuse page says “To sell a home to our cash buyers”. A newer law, GBL Article 36-E, makes certain recorded listing or “service” agreements unenforceable, including ones lasting more than two years or binding future owners. If anyone asks you to sign one, have a lawyer read it first.
What changes by neighborhood
The figures below come from the 2020-2024 American Community Survey by ZIP code; neighborhood names are approximate. They describe the housing, not how many buyers work there.
Near Westside, Tipperary Hill, Northside and Southside (13204, 13208, 13205): the oldest, most rented and most two-family stock in the city. Lead inspections and registry status move the price as much as condition does.
University Hill (13210): 70.6% of occupied homes are rented, and student rentals mean tenants and the certificate of compliance are the issue.
Eastwood, Strathmore and Meadowbrook (13206, 13207, 13224): more owner-occupied single-family homes. Roof, basement and lead disclosure matter. In our view, listing as-is often beats a cash offer here.
Suburbs such as Clay, Cicero, Liverpool, Camillus and DeWitt: newer homes and higher values. Most buyers’ town pages target these suburbs.
What the seller owes before closing
A cash buyer can speed up the money, but not New York’s paperwork. Most of these items fall on the seller.
Property Condition Disclosure Statement, delivered before the buyer signs a binding contract (RPL 462). The $500 credit that let sellers skip it was repealed in 2024. Estate, foreclosure and some family transfers are exempt.
Federal lead paint disclosure for homes built before 1978, including as-is cash sales (EPA). In New York City, rented pre-1960 one- and two-family homes also carry Local Law 1 records a buyer will ask for.
Transfer tax returns and payment at closing: 0.4% state, plus the city tax inside NYC.
Payoff letters for any mortgage, liens and judgments, so title can clear
Do I need a lawyer to sell my house for cash in New York?
No statute requires one at closing, but in New York each side customarily hires its own lawyer, and only a lawyer can be paid to prepare your deed (Judiciary Law 484). A cash buyer that supplies the lawyer, or says you do not need one, is a red flag.
There is no general cooling-off period. The FTC Cooling-Off Rule excludes real estate, and the 14-business-day cancellation right below applies only to owner-occupied homes in foreclosure, on a lien sale list or more than 60 days behind on the mortgage. For everyone else, the contract is your protection.
In foreclosure or behind on the mortgage: the 14-business-day rule
New York’s Home Equity Theft Prevention Act covers the sale of an owner-occupied one- to four-family home that is in foreclosure, on a tax or utility lien sale list, or securing a loan more than 60 days past due. If it applies, you can cancel until midnight of the fourteenth business day after signing, and the deed cannot take effect before the fifth business day. Some agency pages still say five days to cancel; the statute says fourteen.
The contract must be in at least 12-point bold type with a “NOTICE REQUIRED BY NEW YORK LAW” notice telling you to consult an attorney or community organization, and warning against a lawyer the buyer provides. A violating sale can be rescinded within two years, and the Attorney General can seek up to $25,000 per violation. The first criminal conviction under the law came in September 2025.
Foreclosure in New York goes through the courts. Lenders must send a 90-day notice before filing, and owner-occupants get a settlement conference within 60 days of filing proof of service. ATTOM put the average New York foreclosure at 2,007 days in Q2 2026, the third longest in the country. You usually have time to compare offers. Free counseling: Homeowner Protection Program, 1-855-466-3456.
When a cash sale is the wrong call
A cash sale wins when time, condition or certainty matter more than price, and loses when you can wait. In our worked example, a home worth $270,000 after repairs (the Central New York single-family median, September 2026) and needing $40,000 of work (our assumption) nets about $146,900 from a 70%-formula cash offer after about a month, $215,800 from listing as-is at $230,000 after about 3 months, and $212,700 from renovating and selling at $270,000 after about 5 months.
Each path pays the state transfer tax, a $1,000 attorney and carrying costs of $553 a month (Onondaga County median taxes paid from the 2024 American Community Survey plus NerdWallet’s Syracuse sample insurance rate). The two listing paths also pay a 4.62% commission (Clever survey, August 2026, 25 New York agents).
The gap between listing as-is and the cash offer, about $68,900, is the price of speed in this example. The median covers six counties and mixes homes in every condition, City of Syracuse homes typically sell for less, and the 70% figure is an investor rule of thumb, not a measured Syracuse offer. The calculator above sets the as-is price at 90% of the median and the cash price at 90% of that, so its default figures differ from this example.
Cash tends to win for an inherited house, back taxes, a rental with tenants or open lead and code items, or a roof or basement you cannot fund. It tends to lose for a move-in-ready house when you can wait a few months.
Spotting a scam and where to report it
Deed theft has been a crime in New York since July 2024. Stealing title to a home occupied by at least one person is first-degree grand larceny regardless of value, and the Attorney General now has jurisdiction alongside district attorneys.
Report deed theft or a predatory buyer to the Attorney General’s Help Line at 1-800-771-7755 or online. Lender and title complaints go to the Department of Financial Services. Free foreclosure help: 1-855-466-3456. You can also report fraud to the FTC at ReportFraud.ftc.gov.
Being asked to sign a deed or a power of attorney with the contract. Distressed property consultants are barred from taking either (RPL 265-b)
An offer to “save” the home if you deed it over and rent it back or keep a buy-back option (FTC)
Upfront fees for foreclosure help, payment by wire or app, or being told not to call your lender
A buyer who calls itself your “advisor” or “consultant”, or a lawyer supplied by the buyer
A claim that a cash sale nets more than listing; the FTC’s 2022 Opendoor order treated that claim as deceptive when unsupported
Our synthesis of the rules above: a deposit not held by an attorney in escrow, or a “sign today” deadline when you are months from a foreclosure sale
Verify any buyer in fifteen minutes
Five free public records show whether a buyer is who it says it is, and whether it actually closes on homes in its own name.
Complaints: call the Attorney General’s Help Line at 1-800-771-7755, and read the company’s BBB file as a pointer, not a verdict.

Common questions
Our methodology
Every ranked company passed two pass/fail gates, says on its own site that it buys in Syracuse, and scored at least 62.2 of 100, the lowest score on our New York list. We rank by score, not size or location, rank fewer rather than lower the bar, and publish every company that did not make the list.
Gate 1 (pass/fail): a named legal entity on the company’s site or BBB file
Gate 2 (pass/fail): a physical address on at least two of site, BBB and Google, with no conflicting address
Founding date, 15 points: 15 for a third-party date with no conflicting claim, 7.5 when the company’s claim conflicts with the record
Reviews, 20 points: Google count of 100+ earns 20, 30 to 99 earns 15, 10 to 29 earns 10
BBB file, 15 points: 15 for A+ and accredited, 10 for A+ not accredited, 5 for Not Rated, 0 for no BBB file, minus 2 per complaint in three years
Closing timeline and fees in writing, 15 points: 15 for a day count plus a fee policy, 10 without a day count, 7.5 for only one of the two
Offer method, 15 points: 15 for a formula or worked example, 8 for named inputs, 3 for “fair offer” only
New York property types, 20 points: the share of six named on the company’s own pages (co-op, condo, 2-4 family, rent-stabilized or tenant-occupied, inherited/probate, open violations or fire damage)
Location is not scored: a buyer based elsewhere in New York ranks if its own site says it buys in Syracuse and it clears the bar
No company paid to be included or ranked. A company whose own site makes a trust claim contradicted by a third-party record is held until resolved. Google ratings were pulled on November 1, 2026; deal volumes are company-stated and were not matched to deed records. HS Property Funds scores 71: its BBB file loses 2 points for one complaint, and we counted its walkthrough-and-valuation description as named offer inputs and the duplexes on its page for wholesalers as a multifamily type. It would still clear the bar if a reviewer reversed both calls. We did not search court dockets, Onondaga County deed records or the New York Department of State entity database for this update, so “no complaints” means none in the BBB file.
The buyers we checked and did not rank
The companies and programs below did not make the list, most for a reason you can check in two minutes. We state the record conflict, never a motive.
C.R.E.A.M. Team Properties (Utica and Baldwinsville)Passed both gates but scored 58, below our New York bar of 62.2. It has 2 Google reviews (checked Nov 1, 2026), and its site gives three different closing timelines.
CNY Home Buyer (East Syracuse)Passed both gates but scored 46.3: we found no BBB file. Its site and Google show the same East Syracuse address, with 14 Google reviews (checked Nov 1, 2026). The strongest Syracuse-based owner-operator we found.
Simply Sold RE (New Rochelle)Held. Its how-it-works page says “We're comprised of a network of professionally trained real estate investors, rehabbers, and developers”, while its FAQ says a wholesaler “acts as a middleman. They're not the buyer.” Its Syracuse page’s “since 2014” also conflicts with an April 2022 BBB start. BBB has accredited it since October 30, 2025, and Google shows 4.9 from 75 reviews at its BBB address (checked Nov 1, 2026).
Metacuse Real EstateNo legal entity on its site and no BBB file. Its site gives a Utica address and its Google listing a Camillus address. It has 48 Google reviews (Maps data October 23, 2026).
CNY Cash for HomesNo LLC or corporation named on its site (its footer calls it a division of Empire State Professionals), no street address and no BBB file found.
Oak Water HomesNo legal entity or BBB file found; its contact page gives only “Upstate NY, NY” as an address.
Syracuse Home Buyers (homebuyerssyracuse.com)No legal entity beyond its trade name and no street address on its site. Its service links include “Assign Contract to Buyer”.
Pinnacle Horizon LLC (Clay)BBB lists only a ZIP code and its site gives no address, so we could not match an address on two sources. Its site does not name Syracuse.
NNY Home Buyers (Watertown)No legal entity named on its Syracuse page; its footer says it is a licensed broker in New York.
A-Life Products, LLC (Clay)Not verified as a cash buyer: BBB lists only a ZIP code, and the website on its file is a real estate agent page.
