How we compare

Cash Buyer Reviews

Every “we buy houses Pasadena” company below has a Pasadena page on its own site, passed both gates and scored at least 77.2 of 100, the lowest score on our Texas list. Only four did; among companies that passed both gates and were not held, the next highest scored 75.5 at most. None of the four names mobile or manufactured homes. Each card shows the record, what we could not verify, and one question to ask before you sign.

American Home Buyer, Ltd., listed by BBB with owner Mika Self, is a cash buyer based in Houston with a BBB business start of February 2002. Its Pasadena page names Edgebrook, Meadowbrook and Golden Acres. It has the longest record on this page, accreditation since 2009, 253 Google reviews and a written price formula that runs from comparable sales down to its profit. The trade-off: it also offers a wholesale option, so the buyer at closing may be someone else; it names three of the six Texas cases; and it has two BBB complaints in three years. Ask them this before you sign: “Is this a purchase by American Home Buyer, Ltd. or your wholesale option, and will the contract say which?”

Greenlight Offer, operated by Revive House Buyers LLC with principal Shaharyar Zavary, is a cash buyer based in Houston with a BBB start of November 2016 that matches its site. It has 219 Google reviews, an accreditation claim that matches BBB to the year, written pages for five of the six Texas cases, and a Pasadena page that says “The only type of property we don’t purchase is mobile homes.” The trade-off: four BBB complaints in three years, a 14-day floor, offer inputs but no formula, and a stated habit of reselling after closing. Ask them this before you sign: “Will Revive House Buyers LLC be the buyer of record, and can you show me the closing-cost lines you are paying, since Texas has no transfer tax?”

Trudo Home Buyers, owned by Kevin Roberts, is a direct cash buyer based in Houston with a BBB business start of November 2017. It writes down how it prices, including a modest profit, and pairs that with a 7-day floor and a no-closing-cost line. The trade-off: the site’s 10 years against a 2017 BBB start, accreditation only since July 2026, and three of six Texas property types named. Selling your Pasadena home for cash

Selling a Pasadena, Texas home for cash means no transfer tax, a closing at a title company, and a Seller’s Disclosure Notice that asks about past flooding even in an as-is sale. Older housing, wind-insurance rules east of Highway 146 and open code cases can affect what buyers will pay.

How much do cash buyers pay in Pasadena?

Two of the four ranked buyers publish a formula, and none publishes a percentage. American Home Buyer starts from what comparable homes sold for in the last 6 months, subtracts updates and its costs to buy, hold and sell, and then says “we have to add in our profit!” Trudo Home Buyers subtracts renovation costs and “a modest profit” from after-repair value. Greenlight Offer names its inputs, and Senna House Buyers quotes from photos. Many investors screen deals with the 70% rule, a formula, not a measured offer.

Compare net to net, never a cash price against a listing net. Texas has no transfer tax, so a cash sale saves the commission, but you may still pay the owner’s title policy and part of the escrow fee, depending on your contract.

  • The purchase price and every deduction from it
  • Owner’s title policy: the premium is set by the state (about $1,370 at a $220,000 price); your contract decides who pays
  • Prorated property taxes: Texas bills taxes in arrears, so the seller credits the buyer for this year’s taxes up to closing
  • Who will be on the deed: the company itself, or an end buyer it brings in
  • The closing date, and what lets the buyer reprice or walk away

How the Pasadena market affects a cash sale

We could not read a primary Pasadena sale-price report, so the figures below are city survey data or Houston-metro data, each labeled. Each names its source and period, and we never combine two data series in one sentence.

  • The median owner-occupied home in the City of Pasadena was valued at $220,000 in 2024, per the Census Bureau’s American Community Survey (Census Reporter). That is an owners’ estimate, not a sale price.
  • The median single-family home in Greater Houston sold for $325,000 in September 2026, per the Houston Association of Realtors’ monthly report as reported by My Neighborhood News. That is a metro figure, not Pasadena’s.
  • Houston-metro listings spent a median 55 days on market in September 2026, per Realtor.com data.
  • All-cash purchases were 38.8% of Houston-metro sales from January to April 2026, up 1.9 points, per Realtor.com.
  • ATTOM counted 448 completed foreclosures in the Houston metro in August 2026. We found no Pasadena count.
  • In the same Census survey, 57.7% of Pasadena’s housing units were built before 1980, against 34.8% across Harris County.
  • Renters occupy 46.0% of Pasadena’s occupied homes, per the same 2024 survey (our calculation).

Flood, wind and other Pasadena traps

Flood history, wind insurance, code cases and older housing shape what a Pasadena cash buyer will pay and how fast it can close.

  • Flood disclosure: if your Pasadena home took water in Harvey or Beryl, or you ever filed a flood claim or got FEMA help, the Texas disclosure form asks about it, even in an as-is cash sale. During Beryl in July 2024, the City of Pasadena closed all its offices as a result of the storm, per the Attorney General’s catastrophe notice.
  • Wind insurance: most of Pasadena is west of Highway 146 and buys wind cover privately. The slice of Pasadena east of 146 can get TWIA wind and hail cover, and a home there built after March 1, 1997 may need a windstorm certificate. Ask your agent which side of 146 you are on.
  • Insurance cost: Pasadena’s sample homeowners quote on NerdWallet’s Texas page is $10,940 a year, above Houston’s $9,095. It prices a $500,000 dwelling, so treat it as a sample, not an average.
  • Code cases: the city’s Code Enforcement Department handles dangerous buildings and other violations. If the city has cited your house, get the open case number and any lien amount in writing before you accept a cash offer, and make sure the contract says who clears it.
  • Older houses: nearly six in ten Pasadena homes were built before 1980, so foundation movement, old plumbing and dated wiring are common reasons for an as-is sale
  • Appraisal district value: an offer described as a share of your HCAD value is only as good as the percentage written into it
  • Deed fraud: the Harris County Clerk’s free Property Alert System emails you when a document is filed under your name. It is an alert, not a block.

Is there a transfer tax in Pasadena, Texas?

No. Texas has no state or local real estate transfer tax, and the Texas Constitution bars new ones (art. VIII, §29). That holds for Harris County and the City of Pasadena.

Two local buyer pages list one anyway. Greenlight Offer’s Pasadena page lists “transfer taxes” among the closing costs Pasadena sellers pay, and Fast House Buying’s Pasadena page lists transfer taxes among costs it covers. If a closing statement shows a transfer tax, ask what it is.

Does Opendoor buy houses in Pasadena, TX?

Opendoor lists Pasadena among the cities on its Houston page, but it has no Pasadena page of its own, and it lists mobile and manufactured homes as not eligible. Its Houston page says you can close in 21 to 60-plus days.

Offerpad has its own Pasadena page, which says many sellers close in as few as 8 business days, or later, up to 60 days. HomeGo’s Houston office lists Pasadena among the cities it serves. Sundae and Express Homebuyers list no Texas market, and HomeVestors’ pages blocked our check.

Direct buyer or wholesaler in Pasadena?

Texas allows wholesaling with a written disclosure: a company that plans to sell its contract on your home must tell you in writing first, as TREC explains.

American Home Buyer says it actually buys and resells the homes it makes offers on, and its FAQ also describes a wholesale option in which an end buyer closes and funds. Greenlight Offer says it uses its own funds and often resells after closing. Ask any buyer, in writing, which entity will be on the deed. An offer that leaves your mortgage in your name is not a cash sale; ask a lawyer before signing one.

What other Pasadena lists leave out

Three things we found on the pages that rank for Pasadena cash-buyer searches, checked November 1, 2026:

  • Clever’s Pasadena list ranks its own Clever Offers first, and three of its top ten give out-of-state addresses
  • iBuyer.com’s Pasadena list ranks iBuyer.com first, using a Trustpilot rating
  • The top three companies in Google’s local results for “we buy houses pasadena tx” each fail one of our two gates: no named legal entity, two different addresses, or no street address

What the seller owes before closing

A cash buyer can speed up the money, but most Texas disclosure duties still apply in an as-is sale.

  • Seller’s Disclosure Notice for a single-family home, including flood and flood-claim questions added in 2019; if it is not delivered, the buyer may terminate within 7 days of getting it (Property Code 5.008). Estate sales by an executor or administrator are exempt.
  • Municipal utility district (MUD) and public improvement district (PID) notices where they apply (Water Code 49.452, Property Code 5.014)
  • HOA resale certificate within 10 business days of request, for a fee capped at $375 (Property Code 207.003)
  • Federal lead paint disclosure for homes built before 1978, including as-is cash sales (EPA)
  • If the home is your homestead and you are married, your spouse must sign, even if the house is only in your name (Family Code 5.001)

Do I need a lawyer to sell my house for cash in Texas?

No law requires one. Texas sales usually close at a title company, through a title agent licensed by the Texas Department of Insurance (Insurance Code 2651.001), and you can bring your own attorney, as TDI notes. It is worth hiring one for an estate, a homestead or a contract the buyer wrote.

Sellers have no cooling-off right. The FTC Cooling-Off Rule excludes real estate, and Texas’s home-solicitation law protects people who buy, not homeowners who sell. Once you sign, the contract is your protection.

Foreclosure in Texas moves fast

Most Texas mortgages foreclose without a court. A servicer must give a debtor in default on their residence at least 20 days to cure, then post a notice of sale at least 21 days before the auction, which is held on the first Tuesday of the month (Property Code 51.002). In our reading, a sale can come about six weeks after the default letter, and there is no right to buy the home back after a trustee sale. Home equity loans need a court order to foreclose.

Paid “save your home” consultants must use a written contract with a 14-point notice, cannot charge before finishing the work, and cannot take an interest in your home (Business & Commerce Code ch. 21). Selling your homestead below value and renting it back above fair rent is treated as a loan, and the deed is void (Property Code 41.006).

Property types that change the deal

Heirship, back taxes and manufactured homes shape what a Texas cash buyer will pay and how fast it can close.

  • Inherited without probate: you may be able to sell with an affidavit of heirship, a small estate affidavit (intestate estates up to $75,000, excluding the homestead, which passes this way only if it is the only real property) or a will probated as a muniment of title. Every heir usually signs; ask the title company which route it accepts.
  • Back taxes: a delinquent tax carries 12% in penalties by July 1 plus interest (Tax Code 33.01). After a tax sale, a homestead can be redeemed for two years at a 25% or 50% premium, and that right cannot be sold (Tax Code 34.21).
  • Manufactured homes: check how yours is titled with the state housing agency; a sale of a home still treated as personal property needs a new statement of ownership (Occupations Code 1201.206)
  • Tenants: the new owner becomes liable for security deposits (Property Code 92.105), and after a foreclosure a paying tenant is owed at least 30 days’ notice to vacate (Property Code 24.005)
  • Homestead: protected from forced sale for most debts (Constitution art. XVI §50); your 10% homestead appraisal cap does not pass to the buyer, so the home’s taxable value can reset to market

Mobile homes and rentals in Pasadena

About 3.5% of Pasadena’s housing units are mobile homes, per the 2024 Census survey, and none of the four ranked buyers names them. Greenlight Offer’s Pasadena page says “The only type of property we don’t purchase is mobile homes”, and Opendoor lists them as not eligible. LEAP Properties and Absolute Properties name mobile homes on their own pages; neither is ranked, for the reasons in the table below.

Rentals are common: Greenlight Offer says “We actually buy houses with tenants in place all the time”, Trudo Home Buyers and Senna House Buyers name tenant and landlord sales, and American Home Buyer says it “can buy” rentals “even if there are current tenants”.

When a cash sale is the wrong call

A cash sale wins when time, condition or certainty matter more than price, and loses when you can wait. In our worked example, a Pasadena home worth $220,000 after repairs and needing $40,000 of work (our assumption) nets about $112,700 from a 70%-formula cash offer after about a month, $166,100 from listing as-is at $180,000 after about 3 months, and $161,300 from renovating and selling at $220,000 after about 5 months. There is no transfer tax; each column carries costs of $1,280 a month, and the listing paths also pay a 5.61% commission (Clever survey, August 2026, 41 Texas agents).

That gap of about $53,300 is the price of speed in this example. Where your contract puts the owner’s title policy on you, each column loses about $850 to $1,370 more. The $220,000 figure is the Census survey’s median owner-occupied home value for 2024, standing in for after-repair value; the insurance figure is a sample quote for a $500,000 dwelling; and the Harris County tax figure predates the larger homestead exemption, so treat the example as a simplification. The calculator above sets the as-is price at 90% of the benchmark and the cash price at 90% of that, so only its repair-and-list figure matches this example.

Cash tends to win for a house that has flooded, has foundation problems or an open code case, or has a tenant you cannot remove. It tends to lose for an insurable, move-in-ready home with no water history.

Deed fraud in Texas and where to report it

Since December 4, 2025, real property theft and real property fraud are felonies (Penal Code 31.23, 32.60), and anyone recording a deed in person must show photo ID (Property Code 12.001). Since 2025 an owner can record a sworn affidavit against a fake deed (Property Code 5.0206) and, once the affidavit goes unchallenged for 120 days, ask a judge, with no filing fee, to rule that it conveys nothing (Government Code 51.9035).

Many county clerks offer a free email alert when a document is recorded in your name; Harris County runs its own. It is an alert, not a block. The Department of Insurance warns of seller impersonation targeting vacant or unoccupied houses listed for sale.

Report deceptive buyers to the Attorney General at (800) 621-0508 or online, undisclosed wholesaling to TREC at 512-936-3000, title or escrow problems to the Department of Insurance at 800-252-3439, and fraud to the FTC at ReportFraud.ftc.gov.

  • A “save your home” company that charges before finishing, takes a power of attorney, or asks for any interest in your home
  • Being told to stop talking to your lender or to pay the company instead (Texas AG)
  • A buyer that advertises your house to other investors without a written disclosure that it holds only a contract
  • An offer that leaves your mortgage in your name, or a rent-back of your homestead at above-market rent
  • A tax-sale surplus buyer who calls or knocks, takes an assignment before the 36th day after the money is deposited with the court, or pays less than 80% up front; only a lawyer may charge a fee to recover surplus, capped at the lesser of 25% or $1,000
  • A claim that a cash sale nets more than listing; the FTC’s 2022 Opendoor order treated that claim as deceptive when unsupported

Verify any buyer in fifteen minutes

Five quick checks show whether a buyer is who it says it is, and whether it actually closes on homes in its own name.

  • Entity: the Secretary of State business search ($1 per search), or the free Comptroller franchise tax status search
  • Purchase history: search the company as grantee in the county clerk’s real property records, and as owner on the appraisal district site
  • Lawsuits: the district and county clerk case search in the buyer’s county
  • Licenses: the TREC license search, to see whether the person across the table is a licensed agent
  • Complaints: call the Attorney General’s hotline, and read the company’s BBB file as a pointer, not a verdict

Common questions

Our methodology

Every ranked company has a Pasadena page on its own site, passed two pass/fail gates, then scored at least 77.2 of 100, the lowest score on our Texas list, across six checks. We rank by score, not size, and publish every company that did not make the list.

  • Gate 1 (pass/fail): a named legal entity on the company’s site or BBB file
  • Gate 2 (pass/fail): a physical address on at least two of site, BBB and Google, with no conflicting address
  • Founding date, 15 points: 15 for a third-party date with no conflicting claim, 7.5 when the company’s claim conflicts with the record, 0 with no third-party date
  • Reviews, 20 points: Google count of 100+ earns 20, 30 to 99 earns 15, 10 to 29 earns 10, under 10 earns 0
  • BBB file, 15 points: 15 for A+ and accredited, 10 for A+ not accredited, 5 for Not Rated, 0 for no BBB file, minus 2 per complaint in three years
  • Closing timeline and fees in writing, 15 points: 15 for a day count plus a fee policy, 10 without a day count, 7.5 for only one of the two
  • Offer method, 15 points: 15 for a formula or worked example, 8 for named inputs, 3 for “fair offer” only
  • Texas property types, 20 points: the share of six named on the company’s own pages (foundation problems, flood or storm damage, tax liens or back taxes, inherited or heirship property, tenant-occupied, mobile or manufactured homes)
  • Ties: the company with fewer unresolved record conflicts ranks higher, then the one with more Google reviews

No company paid to be included or ranked. A company whose own site makes a trust or business-model claim contradicted by a third-party record or by its own pages is held until resolved. Google ratings were pulled on the dates shown; deal volumes are company-stated and were not matched to deed records. We did not search Secretary of State records, TREC licenses or court records for this update, so “no complaints” means none in the BBB file. Companies based in Pasadena, California were excluded.

The buyers we checked and did not rank

33 companies and programs did not make the list, most for a reason you can check in two minutes. We state the record conflict, never a motive.

  • PPS House BuyersHeld. Its FAQ says “No middleman taking a cut”, while its Pasadena page says “Our cash buyers will make a fair cash offer” and that it works to “find cash buyers fast”. BBB A+, accredited since October 14, 2020, with no complaints; Google shows 4.9 from 80 reviews (checked Nov 1, 2026). Would score 77.2 if resolved.
  • Property RoyalsHeld. Its site says “A+ BBB rating”; we found no BBB file under its name. Its site also names no legal entity.
  • LEAP PropertiesBBB lists it as a sole proprietorship (alternate name RADIK Investments, LLC), and its site names no legal entity. Otherwise it would score 88: Google shows 5.0 from 53 reviews (checked Nov 1, 2026), and it names all six Texas property types, including mobile homes.
  • Absolute PropertiesPassed both gates but scores 75.5 at most: 20 Google reviews (checked Nov 1, 2026) and a site claim of buying since 2016 against a 2019 BBB start. It names mobile homes, which no ranked Pasadena buyer does.
  • Houston Cash Home BuyersPassed both gates but scored 69.7, with fewer than 10 Google reviews. Its homepage names Pasadena.
  • TX Cash Home BuyersNo street address on its site, BBB file or Google listing; BBB gives only a Deer Park ZIP code.
  • Texas First Cash Buyers, Dash Home Buyers, Fast House Buying, Grand House Buyers, We Buy Pasadena Houses, Forest Buys HousesNo legal entity named on the company’s own site, and none on a BBB file we found. Dash Home Buyers also has two Google listings at different addresses.
  • Karma House Buyers, Deer Park House BuyersFound only as Google listings with no website, so we could not check their terms.
  • Big State Home BuyersRanked on our Texas and Houston pages, but its homepage and sitemap do not mention Pasadena.
  • Danny Buys Houses, Austin House Buyer, Ninebird Properties, Alamo City HousebuyerRanked on our Texas page, but their own homepages do not mention Pasadena.
  • Pasadena Home Buyers (homebuyerspasadena.com)Describes itself as a “Local Pasadena Property Investors Network” and names no entity or street address; not verified as a buyer.
  • Mobile Home Buyer (mobilehomebuyertx.com), We Buy Land QuickSpecialists, not house buyers: one buys only mobile homes and lists Pasadena in a statewide city list; the other buys land.
  • Simply Sold REOut of market: its listing gives a New Rochelle, New York address.
  • Offerpad, HomeGo, Sundae, Express HomebuyersNational platforms; covered in our Opendoor section. Sundae and Express list no Texas market.
  • HomeVestors (We Buy Ugly Houses), Joe HomebuyerFranchise systems; their own pages blocked our check, so we could not verify a Pasadena franchisee.
  • iBuyer.com, Clever Offers, HomewardPublishers’ own offer programs and a buy-before-you-sell program; not cash home buyers.
  • OpendoorA national iBuyer, covered separately in our guide above rather than ranked.
