Best Cash Home Buyersin Ocala

We checked 45 cash home buyers and programs that appear in Ocala searches and lists against BBB files, Google reviews, their own terms and Florida law. Seven cleared the bar we use across Florida. None is based in Marion County: every Ocala-based operator we found failed our address check, so each ranked buyer is based elsewhere in Florida and says on its own site that it buys in Ocala or Marion County.

FL Cash Home Buyers, LLC is a cash buyer based in Fort Lauderdale, with managing members Omer Reiner and Gabriel Garcia and a BBB business start of 2011 that matches its site. It prints its offer as an equation with percentages, and its Ocala page names Silver Springs Shores, Marion Oaks, horse country and large rural parcels. It lists no Ocala address. The trade-off: two BBB complaints in three years, deal counts that differ across its own pages, and a novation package that is not a cash sale. Ask them this before you sign: “Who from your team will walk my Ocala property, and is this a cash purchase by FL Cash Home Buyers, LLC or one of your novation packages?”

OfferCharm LLC, whose BBB file names SET Ventures LLC as owner, is a cash buyer based in east Orlando, about 75 miles from Ocala, with a BBB business start of May 2018 that matches its site. Its homepage names Marion County, and it answers its own offer question with a subtraction: the repaired value, minus repairs and its costs. The trade-off: one BBB complaint in three years, a second LLC, SET Ventures LLC, listed by BBB as owner, and no condo or mobile-home page. It lists no Ocala address. Ask them this before you sign: “Which entity signs as buyer, OfferCharm LLC or SET Ventures LLC, and will you show me the repaired-value, repair and cost numbers behind my Ocala offer in writing?”

Selling your Ocala home for cash

Selling an Ocala home for cash means Florida’s documentary stamp tax, a sinkhole-claim disclosure if one was paid, mobile-home title questions in a county where almost 1 in 5 homes is one, and association approval before closing in 55+ communities such as On Top of the World. No Ocala-based buyer cleared our bar.

How much do cash buyers pay in Ocala?

Three ranked buyers publish a formula. Florida Cash Home Buyers subtracts 10% for holding and selling costs, 10% for profit, and its repair costs from after-repair value. All About Real Estate subtracts repairs, selling costs and its return. OfferCharm says it starts from what the home would sell for repaired, minus the repairs and its costs. The other four name their inputs. None publishes its cash offer as a share of your home’s value.

Compare net to net, never a cash price against a listing net. A cash sale saves the commission, but you may still pay Florida’s documentary stamp tax, the owner’s title policy and any HOA or community fees, depending on your contract.

  • The purchase price and every deduction from it
  • Documentary stamp tax: $0.70 per $100 of price; the law makes all parties liable, the seller customarily pays, and your contract decides (about $1,965 at a $280,640 price)
  • The owner’s title policy: the premium is set by the state (about $1,480 at $280,640); we found no source for who customarily pays it in Marion County, so your contract decides
  • The closing date, and what lets the buyer reprice or walk away

How the Ocala market affects a cash sale

Ocala house prices are slipping slightly while the metro keeps growing. Each figure below names its source and period. The association report counts its members’ sales, not a fixed area, so we never set it beside the metro figures.

  • The median single-family home in the Ocala metro (Marion County) sold for $280,640 in September 2026, down 1.5% from a year earlier, per Florida Realtors.
  • Single-family homes handled by members of the Ocala/Marion County Association of Realtors went under contract in a median 67 days in September 2026, against 71 a year earlier, per the Florida Realtors association report.
  • In the same association report, about 3 in 10 single-family sales and more than 4 in 10 manufactured-home sales were paid in cash in September 2026 (our calculation from its counts).
  • The same report counted 15 foreclosure and bank-owned single-family sales in September 2026, against 11 a year earlier.
  • Foreclosure filings reached 0.31% of Ocala-metro housing units in the first half of 2026, among the highest metro rates in the country, per ATTOM.
  • Citizens, Florida’s insurer of last resort, had about 1,700 homeowner-type policies in Marion County at the end of August 2026, down from about 4,000 a year earlier, per its county report.
  • The Ocala metro grew 3.4% between July 2024 and July 2025, to 442,660 people, per Census estimates.
  • Builders in Marion County were still permitting about 400 to 600 single-family homes a month in 2026, per Census permit data, so an older resale often competes with new construction nearby.

Ocala traps that change the deal

Age-restricted communities, manufactured homes, sinkholes and farmland shape what an Ocala cash buyer will pay and how fast it can close.

  • 55+ communities: at On Top of the World, “closing, lease and/or occupancy cannot occur until the application has been approved”, per its resident application page. Its application packet asks for the packet within 5 days of contract, an interview, a background and credit check, and a $150 processing fee paid at settlement. Any buyer, including a cash investor, goes through it, so a 7-day close may not be possible there.
  • Manufactured homes: 17.7% of Marion County’s housing units are mobile homes, against 7.8% statewide, per the 2024 American Community Survey. Check whether yours has a vehicle-style title or an RP sticker showing it is taxed as real property (s. 320.0815), and whether it sits on land you own or a park lot. Golex Properties and All About Real Estate say they do not buy homes in parks, and Opendoor lists mobile homes as not eligible.
  • Sinkholes: if an insurer paid a sinkhole claim on the home, you must tell the buyer before closing, including a cash buyer, and say whether the money went into repairs (s. 627.7073). Paid sinkhole reports are recorded with the Marion County Clerk. Every insurer must cover catastrophic ground cover collapse; wider sinkhole coverage costs extra (s. 627.706).
  • Horse farms and acreage: a new owner cannot use the short renewal form and must file a full application by March 1 (s. 193.461). A cash buyer who will not keep the land in agricultural use may price in the higher tax bill.
  • Deed fraud: the Marion County Clerk’s Property Alert Service alerts you to possible fraudulent activity recorded under the parcel or name you register. It warns you; it does not block a fake deed.

Does Opendoor buy houses in Ocala?

It says so. Its help center says it now operates “in every postal code in the lower 48 states where single-family homes are available”, though its Ocala page has no Ocala-specific text. Its eligible home types exclude mobile and manufactured homes and include only some condos, which matters in a county where almost 1 in 5 homes is a mobile home.

Offerpad lists Ocala and Summerfield inside its Orlando market. HomeGo does not list Ocala, Sundae lists only Tampa in Florida, and Express Homebuyers says it currently buys, in Florida, only in Broward and Palm Beach counties. The only We Buy Ugly Houses listing that appeared in our Ocala searches is a Gainesville franchise, and we could not verify a Joe Homebuyer franchise for Ocala.

What the seller owes before closing

Florida has no standard seller disclosure form, but a seller who knows about a hidden problem that materially affects value must disclose it, even in an as-is cash sale. Several statutory notices also apply.

  • Flood disclosure, at or before signing, on every residential sale since October 1, 2024, expanded in 2025 (s. 689.302)
  • Radon notice on at least one contract document (s. 404.056) and the property tax disclosure summary (s. 689.261)
  • HOA disclosure summary before signing, or the buyer may void within 3 days (s. 720.401)
  • Federal lead paint disclosure for homes built before 1978, including as-is cash sales (EPA)
  • If the home is your homestead and you are married, your spouse must sign the deed, even if only your name is on title

Do I need a lawyer to sell my house for cash in Florida?

No statute requires one. Florida cash sales usually close through a licensed title agent or a real estate attorney (s. 626.8417), and money a title agency holds is held in trust (s. 626.8473). You can still hire your own real estate attorney, and it is worth doing for an estate, a homestead or a contract the buyer wrote.

There is no general cooling-off period. The FTC Cooling-Off Rule excludes real estate, and Florida’s 3-business-day right below applies only to certain foreclosure deals. Once you sign, the contract is your protection.

In foreclosure? What Florida law covers

Florida’s foreclosure-rescue statute is narrow. It covers a sale only when a foreclosure notice is recorded against the home, you keep an interest such as a lease-back or buy-back, and the deal is meant to stop or delay the foreclosure. Then the contract must be in large type, you can cancel until 5 p.m. on the third business day, and a buy-back price more than 17% a year above the total the buyer paid is presumed unconscionable. A straight cash sale where you move out is not covered.

Foreclosure goes through the courts. After judgment, the sale is set 20 to 35 days out (s. 45.031), and you can usually redeem until the clerk files the certificate of sale or a later time set in the judgment (s. 45.0315). After lienholders who file timely claims are paid, any surplus belongs to the owner, you can claim it yourself with a free form, and a surplus buyer’s assignment is honored only if its fee is 12% or less (s. 45.033).

Property types that change the deal

Florida’s homestead, mobile-home and storm rules shape what a cash buyer will pay and how fast it can close.

  • Mobile homes: check whether yours has a vehicle-style title or was converted to real property (s. 319.261). In a park, the park must approve the buyer and may not unreasonably withhold approval (s. 723.059)
  • Probate: a personal representative can sell without court approval only if the will gives the power (s. 733.613). Summary administration now covers estates up to $150,000, up from $75,000 on July 1, 2026 (s. 735.201)
  • Tenants: a buyer generally takes the property subject to existing leases, and security deposits must transfer to the new owner (s. 83.49)
  • Code liens attach to the property but cannot be foreclosed on a homestead (s. 162.09). An open permit from a prior owner is a reason buyers discount, not a bar to selling; any owner can close it (s. 553.79)
  • Storm damage: if repairs cost half or more of the structure’s pre-damage value, flood-plain rules and your local ordinance can require it to meet current flood rules, as determined by the local building official (Florida’s definition is in s. 161.54). Since June 26, 2025, local governments may not add up repairs over several years (s. 163.31795). Ask for the substantial damage determination before accepting a “land value” offer.

When a cash sale is the wrong call

A cash sale wins when time, condition or certainty matter more than price, and loses when you can wait. In our worked example, an Ocala home worth $280,640 after repairs (the Florida Realtors single-family median for the Ocala metro, September 2026) and needing $40,000 of work (our assumption) nets about $154,900 from a 70%-formula cash offer after about a month, $224,400 from listing as-is at $240,640 after about 4 months, and $221,100 from renovating and selling at $280,640 after about 6 months. Each column pays the doc stamps and costs of $450 a month (Marion County median taxes from the 2024 American Community Survey plus NerdWallet’s Florida average insurance, since it publishes no Ocala figure). The listing paths also pay a 5.29% commission (Clever survey, August 2026, 61 Florida agents).

That gap of about $69,500 is the price of speed in this example. If you pay the owner’s title policy, each column loses about $860 to $1,480 more. It leaves out settlement fees, HOA or community fees, flood insurance and any 55+ approval delay. The 70% figure is an investor rule of thumb, not a measured Ocala offer. The median mixes homes in every condition, so treat it as a simplification, and the insurance figure is for a $500,000 home, so carrying costs are probably overstated. The calculator above uses its own illustrative cash and as-is assumptions, so its figures will not match this example.

For a manufactured home, start from a lower figure: the association report’s September 2026 median for manufactured homes was $165,000, and Opendoor would not be an option. Cash tends to win for a house with sinkhole or storm damage you cannot fund, an inherited house, a tenant you cannot remove or a mobile home that needs work. It tends to lose for an insurable, move-in-ready house when you can wait about four months.

Spotting a scam and where to report it

Every Florida county clerk must offer a free email alert when a document is recorded in your name (s. 28.47); sign up in each county where you own property, starting with the Marion County Clerk. It is an alert, not a block. Recording a fraudulent deed is a felony (s. 817.535), and an owner can sue to quiet title on a fast track (s. 65.091). In December 2025 a Florida court ordered MV Realty to remove liens from over 9,000 homes over long-term listing agreements.

Report deceptive buyers to the Attorney General’s Fraud Hotline at 1-866-966-7226 (AG), unlicensed real estate activity to DBPR (Department of Business and Professional Regulation), and fraud to the FTC at ReportFraud.ftc.gov. Unclaimed surplus funds can be searched free at FLTreasureHunt.gov.

  • An offer to let you rent back or buy back the home while in foreclosure, without the large-type contract and 3-business-day cancellation notice
  • Upfront fees to stop a foreclosure, being told not to call your lender, or payment by wire or app (FTC)
  • A buyer advertising your home to other investors before closing, or a contract that lets it assign to anyone without your consent
  • A surplus-funds pitch asking for more than 12% of a foreclosure surplus, or saying you need a company to claim it
  • A condo buyer asking you to waive its 7-day document review right; the statute says any waiver has no effect
  • A claim that a cash sale nets more than listing; the FTC’s 2022 Opendoor order treated that claim as deceptive when unsupported
  • Our synthesis of local reporting: “land value” offers in storm-hit areas made before the local substantial damage determination

Verify any buyer in fifteen minutes

Five free checks show whether a buyer is who it says it is, and whether it actually closes on homes in its own name.

  • Entity: search the Florida Division of Corporations (Sunbiz) for the buyer’s status, filing date and managers
  • Purchase history: search the company as grantee in the county clerk’s official records, and as owner on the property appraiser’s site
  • Lawsuits: the county clerk’s online court records, by party name
  • Licenses: the DBPR license search, to see whether the person across the table is a licensed agent or broker
  • Complaints: call the Attorney General’s Fraud Hotline, and read the company’s BBB file as a pointer, not a verdict

Common questions

Our methodology

Every ranked company passed two pass/fail gates, says on its own site that it buys in Ocala or Marion County, and scored at least 79.7 of 100, the lowest score on our Florida list. We rank by score, not size or location, and publish every company that did not make the list.

  • Gate 1 (pass/fail): a named legal entity on the company’s site or BBB file
  • Gate 2 (pass/fail): a physical address on at least two of site, BBB and Google, with no conflicting address
  • Founding date, 15 points: 15 for a third-party date with no conflicting claim, 7.5 when the company’s claim conflicts with the record, 0 with no third-party date
  • Reviews, 20 points: Google count of 100+ earns 20, 30 to 99 earns 15, 10 to 29 earns 10, under 10 earns 0
  • BBB file, 15 points: 15 for A+ and accredited, 10 for A+ not accredited, 5 for Not Rated or a lower letter grade, 0 for no BBB file, minus 2 per complaint in three years
  • Closing timeline and fees in writing, 15 points: 15 for a day count plus a fee policy, 10 without a day count, 7.5 for only one of the two, 0 for neither
  • Offer method, 15 points: 15 for a formula or worked example, 8 for named inputs, 3 for “fair offer” only, 0 for nothing
  • Florida property types, 20 points: the share of six named on the company’s own pages (condos and post-Surfside issues, hurricane, flood or roof damage, mobile homes, inherited/probate, tenant-occupied, code violations or open permits)
  • Location is not scored: a buyer based elsewhere in Florida ranks if its own site says it buys in Ocala or Marion County and it clears the bar

No company paid to be included or ranked. A company whose own site makes a trust or business-model claim contradicted by a third-party record is held until resolved. Google ratings were pulled on the dates shown; deal volumes are company-stated and were not matched to deed records. We did not search Sunbiz, license or court records for this update, so “no complaints” means none in the BBB file.

The buyers we checked and did not rank

38 companies and programs did not make the list, most for a reason you can check in two minutes. No Ocala-based operator passed our address check. We state the record conflict, never a motive.

  • Priority Home Buyers (Ocala listing)Held. Its site displays a BBB accreditation image while BBB says it is not accredited.
  • Ocala Cash Homebuyers, LLCOcala-based, with a named LLC and an accredited BBB file (rated A), but no street address on its site, BBB file or Google listing. It has 3 Google reviews (checked Oct 29, 2026).
  • K&K Property Ventures, LLCBBB A+ and accredited, but its Ocala page gives no street address and BBB gives only an Inverness ZIP code.
  • Integrity Home Buyers (“Buy My House Ocala”)No street address on its site; BBB gives only a ZIP code in The Villages, and only Google shows an Ocala street address.
  • Sell My House FL (Gainesville)No legal entity or address on its site, and BBB gives only a ZIP code. It is the top map result for “sell my house fast ocala” (checked Oct 29, 2026).

  • We Buy Houses Land and Mobile Homes LLCIts site gives a Melbourne address that we could not match to a BBB file or Google listing.
  • The Friendly Home Buyer, 123SoldCash.com, Optimal Home BuyersAddress conflict or no second address, as on our Florida page: we could not match one street address on two of site, BBB and Google.
  • Flash Cash Properties, Heart of Florida Home Buyers, Grid Home Buyers, RESQ HomesUnverified: their sites did not respond, now show unrelated content or a parked page, or their records list more than one address.
  • Honey Home Buyers, Your Home Sold Guaranteed Realty, SellWithDealMate, iBuyer.com, Clever OffersA buyer network, a brokerage’s guaranteed-sale program and cash-offer marketplaces; not buyers themselves.
  • Revival Homebuyer, Duval Home Buyers, Evergreen Home Buyers, Home Buyer Tampa, I Buy FL, Homeinc, House For CashOut of market: the pages we checked, including their homepages, do not name Ocala or Marion County. The first four rank on our Florida page.
  • Simply Sold RE, Capitol Buys Houses, Fast Home Buyers llc, iBuyHomesOut of state: their own sites place them in New York, California, Utah and Ohio.
  • HomeVestors (We Buy Ugly Houses), Joe HomebuyerFranchise systems; their location pages blocked our check, and the only We Buy Ugly Houses listing in our Ocala searches is a Gainesville franchise.
